Jeff,
我最近看到这个Teluk Kumbar的Cascara 88,设计不错,duplex townhouse。已经有OC了。不过却没有看到任何forum有讨论。
您觉得这个project如何呢? |

假如自住的话你能接受bayan lepas pekan 那边大塞车的话就好咯

檳城市中心RM100K以下的組屋要大過500sqf的有什麽好介紹? 要找管理層是有真的把組屋照顧得很好的. |

IJM Land to build access at core projects

PETALING JAYA: IJM Land Bhd will be investing a total of RM275mil to improve accessibility and road infrastructure to three of its core developments, namely, Pantai Sentral Park, Rimbayu Shah Alam and The Light in Penang.
Over in Penang, the company will be spending about RM100mil for The Light project’s road infrastructure. The 152-acre development on reclaimed land will have 1,000 residential developments. Of this 152 acres, 102 acres will comprise of commercial offices and retail outlets, several hotels, malls, a convention centre and a waterfront dining and entertainment district.
Commercial projects for The Light are in the final stages of design at the moment. Land reclamation has just been completed and physical construction work is expected to commence in 2014. The residential portion, known as Collection IV, comprising 78 condominium units and 19 units of sea-front luxurious bungalows, will be launched next year.

小弟对 n park有意识要买,但是很多人都说不好,想请问各位大大对于这 n park
有什么意见或有什么不好地方吗,环境~未来情况等等
希望大家可以给中肯意见 |

The Wave 是Phase III 其中一部分, 另一部分是零售。 Phase IV 有Commercial suites. 还有Phase V, 也是零售。 有兴趣的话可以考虑The Wave, 应该还有单位剩下的。 |

the wave 很贵了,最少900k++,超出预算了。。不知道如果卖birch regency unit来投资,值得吗?大概也要600k!!

900+, 起到这么高了吗? 一开始卖价才500psf++. 应该还有给折扣之类的吧, 我几个月前去看才~800k (1250sf), 折扣之后的价钱。
Birch Plaza 和 Birch regency 的价钱也飙得很利害了, 但bare units 应该还有<600k 的, 这就可以考虑。 如果要600k 以上, 600psf++, 干脆考虑The Wave 算了。

地点好, 容易出租。 整体是有点旧了, 预料中吧, 十多年的建筑了。 不过大致上还保养得不错, 设施也还好, 管理层也有做工, 可以接受。 有很多不同背景的人居住, 学生尤其多(外国也有),所以环境可以说是有点杂, 但治安方面没听说什么大问题。学校假期的时候会突然变得很安静,和University place 的情况一样。 一个车位, 而且外头非常难找车位, 有多辆车其实会有头痛。
对我来说这是一个投资性的产业, 自住就没那么吸引了。 在这个地点The Curve 其实是很不错的选择, 可以自住也可以出租, 又是新产业,整体好很多。

Jeff 兄,PWC Blk E 旁的地Ivory 已经卖给Asia Green 了,听说Asia Green 刚开始时是卖650per sf 后来换成
Rm900per sf ,由700SF起,不知你对我们已经下定金买了PWC的人有什么看法吗?已我看是Asia Green 的地比较美因为它比较靠海。 |

Cittaslow is a movement founded in Italy in October 1999. The inspiration of Cittaslow was the Slow Food organization. Cittaslow's goals include improving the quality of life in towns by slowing down its overall pace, especially in a city's use of spaces and the flow of life and traffic through them. Cittaslow is part of a cultural trend known as the Slow movement. Cittaslow has expanded broadly beyond Italy. By 2006, national Cittaslow networks existed in Germany, Norway and the United Kingdom. By mid-2009, fourteen countries had at least one officially accredited Cittaslow community. In July 2009, the small seaside village of Cowichan Bay in Canada became the North American continent's first Cittaslow town.
Membership There are three categories of membership: Cittaslow town (population less than 50,000); Cittaslow Supporter (population more than 50,000); and Cittaslow Friend (individual or family) Like Slow Food, Cittaslow is a membership organisation. To become eligible for membership, a town must normally score at least 50 percent in a self-assessment process against the set of Cittaslow goals, and then apply for admission to the appropriate Cittaslow national network. The main aims of the movement are:
- making life better for everyone living in an urban environment
- improving the quality of life in the cities
- resisting the homogenization and globalization of towns around the globe

- promoting cultural diversity and uniqueness of individual cities
- provide inspiration for a healthier lifestyle
"Cittaslow is about more than a set of 50 goals and principles. It is a way of thinking. It is about caring for your town and the people who live and work in it or visit it. It is about celebrating and promoting diversity and avoiding the ‘sameness’ that afflicts too many towns in the modern world. It is about finding a place in a changing world where values are often uncertain and the needs and aspirations of local communities can often be overlooked."
