(吉隆坡12日讯)受惠于马六甲Jaya99盈利贡献增加,加上产业支出减少,大马第一产托(AMFIRST,5120,主板产业信托股)末季净利按年增41.6%,并宣布派发每单位3.7仙股息。

根据文告,大马第一产托截至3月杪财年末季,净利报2504万4000令吉,相等于每股盈利3.65仙。

末季营业额报2831万3000令吉,微跌1.1%至2862万9000令吉。

合计全年,公司录得6306万8000令吉净利,按年增21.76%;营业额则报1亿1279万3000令吉,按年增2.7%。全年每股盈利是9.19仙。

大马第一房產信託 洽商2.5亿收购交易

(吉隆坡23日讯)大马第一房產信託(AMFIRST,5120,主板房產信託股)正在协商两项总值约2亿令吉至2亿5000万令吉的收购交易,不过,目前仍处于初步阶段。       

大马第一房產信託投资主管帕尼尔萧文(Panner Selvam)在第2届股东大会后的记者会上表示,目前正在对多项潜在收购建议,进行精密审核,主要是瞄准高利润的產业,除了巴生谷地区,该公司也不会排除將在其他州属等地置业。

当中有两项收购建议,已符合该公司的基准要求,目前处於初步协商阶段,收购价值约2亿令吉至2亿5000万令吉。

此外,大马第一房產信託首席执行员祖海利(Zuhairy)指出,该公司目前的负债率为32.7%,还可以进行大约4亿令吉的收购活动。

帕尼尔萧文透露,该公司主要物色商业中心、办公楼及综合发展建筑,而该些资產须符合公司基准要求,当中,收益率是该公司首要关注的元素,其他还有建筑素质等。他指出,该公司订下的收益率基准为6.1%。目前该公司共有9项资產,总值13亿1410万令吉。

资產增值拼竞爭力

展望產业信託前景,祖海利表示,房產信託领域整体的租用率从87%,下跌至85%,但是,该公司在2014財政年的资產租用率则达到88%。另外,该公司也通过资產增值措施(AEI),进一步提升资產的竞爭力,以吸引优质租户及正面的租金调升活动,冀望可维持其租用率的成长。

祖海利指出,虽然汽油及电费上涨,进一步提升成本,但大马第一房產信託並不轻易將成本转嫁至租客,而目前该公司正与现有租客,针对这额外的成本进行协商。

此外,祖海利说,虽然,过去的平均租金调升为3至5%,不过,目前若是该公司没有进行资產增值措施,要取得3至5%的租金调涨水平並不容易。

此外,祖海利披露,在资產增值措施下,旗下建筑资產將会逐步展开维修工程,如高峰广场(Summit USJ)。

因此,將导致租客需要迁移到商场其他地点营业,但是不会直接影响营运。

配售20%基金单位

除此之外,该公司建议配售20%的基金单位,將基金规模从6亿8640万单位,扩大至8亿2368万单位的建议,已在股东大会上获股东批准。【东方网财经】

交易價20億‧傳李嘉誠售大馬5商場

(吉隆坡25日訊)香港首富李嘉誠旗下長江集團所擁有的ARA亞洲金龍基金(ADFI)傳言已委任一家產業代理為旗下5間大馬購物商場尋找買家,交易價將超過20億令吉。

《The Edge》財經周報報道,ADFI擁有巴生河流域的滿家樂第一(1MK)、巴生百利廣場(Klang Parade)和Citta Mall,怡保百利廣場(Ipoh Parade)和馬六甲永旺Aeon廣場。

該基金是在2010至2012年間收購上述廣場,估計耗資13億令吉,總共面積270萬平方尺,在去年進行翻修工程,涉及逾2億令吉。

ADFI首席執行員黃平東(譯音)未對詢問作出回應,他之前曾表示,若出售這5項資產,將要求至少20%內部回酬率。

根據消息表示,該基金上個月要求產業代理尋找買家出價投標,並希望將這5項資產售給同一位買家,以及在明年完成脫售行動。

ADFI是由ARA資產管理所擁有,后者為香港首富李嘉誠的長江集團的附屬公司,是在新加坡上市的首個房地產基金。

ARA資產管理目前和大馬銀行集團聯手設立的大馬第一信托(AMFIRST,5120,主板產業投資信托組),是否會收購這5項資產?消息指出,大馬第一信托不會進行投標。(星洲日報/財經)

大马第一产托购槟Mydin商场 资产15.7亿

(吉隆坡14日讯)大马第一产托(AMFIRST,5120,主板产托股)首次在北马投资,收购位于槟城大山脚的Mydin霸级商场。

针对有关收购计划,大马第一产托今天向媒体发出邀请函,明日举办记者会宣布更多详情。

今早,有媒体引述消息人士报道,指该公司将以约2亿5000万令吉,购入零售资产,而该资产由零售商Mydin Mohamed控股所持有。

消息人士表示,大马第一产托以平衡商业资产组合为出发点,进行这这项献购,该产托的资产向来以办公室为主。

报道指出,若这项献购落实,将提高大马第一产托管理的资产价值,从截至去年12月31日的13亿2000万令吉,增至15亿7000万令吉。
回酬6.5%

据悉,上述收购协议为“销售并租回”(sale and lease back),意味着Mydin将会与新业主签下超过20年租赁合约,届时,Mydin除了营运超级市场外,亦会管理该商场。

一般上,零售资产所给予的回酬率介于5.5%至6.5%,而这项新资产所提供的回酬率,预计也处于这个范围。

消息人士表示,大马第一产托将通过借贷完成这项献购。

截至去年12月31日,该产托背负的贷款为4亿9100万令吉,负债率为36.2%。

目前,该产托持有的资产多为办公大楼,包括大马银行集团(Ambank Group)大楼、位于赛城的Prima10,以及吉隆坡Ambank Group Leadership中心等。

闭市时,大马第一产托报94仙,平盘挂收,成交量有28万8200股。【南洋网财经】

大马第一信托斥2.5亿 购槟城Mydin霸级商场

二零一五年四月十九日 晚上七时二十分
(吉隆坡19日讯)大马第一信托(AMFIRST,5120,实业投资信托)的经理大马ARA产业信托经理私人有限公司宣布,计划收购位于槟城的Mydin霸级商场,总值达2亿5000万令吉。

当上述建议中的收购在今年7月底完成后,该项产业将会令到大马第一信托所管理的资产总值,由截至2014年12月31日止的13亿2000万令吉增加19.9%至15亿7000万令吉。

大马第一信托首席执行员黄金春(译音)在公布上述消息后告诉传媒:“拟议中的收购主要是配合我们的增长策略,就是收购优质资产扩大所管理的资产规模。”

他说:“这项交易将会提升我们的净产业收入,以及在按年基础上,每单位派发的红利料将增加0.34仙。”

黄氏称,该幢3层高的霸级商场,将公司在零售业的多元化投资资产组合从目前的21.5%增加至34.2%。

当询及其理想的多元化投资资产组合时,他指出:“目前我们没有明确固定一个数字。然而,我们将重点放在一些可以提供长期增长的资产。”

他表示:“一些优质资产可以是零售店铺或办公大楼,如果它们能够为我们的投资组合增加价值,那么我们将会作出收购。”

大马第一信托的资产负债比率也将从前期的32.65%扩大至42.8%。

“展望未来,一旦我们收购上述产业,我们实际上将负债水平推升至几乎触及50%的上限。”

有见及此,该产业信托基金将会寻求途径去降低负债水平,以便日后拥有足够空间进行未来扩充用途。

其中一项措施就是发售附加单位,或是私下配售新单位。

The Board of Directors of Am ARA REIT Managers Sdn Bhd, the Manager of AmFIRST Real Estate Investment Trust ("AmFIRST REIT") wishes to announce that a revaluation exercise has been carried out on AmFIRST REIT's investment properties, details are as set out in the attachment.
