现在condo越起越多,但价格还是不便宜。Bukit Indah Setia 要launch新的condo,可以去了解下。

现在bukit indah旧的排屋要多少钱呀。。。?
从map看,那里的路好奇怪。。。好像很多路口。。。。?

听说单层排屋也要rm200k了。是很多路口下,但BI的landscape design 可是有拿奖的哦。当你熟习了BI, 就会觉得它很有规划。

依斯干达特区高尚房产和公寓计划,近几年以主流的趋势不断涌现,屋价不菲。
如果你看好经济特区的潜能,又心仪这里的便利和策略地理位置,但苦于能力不及,不妨将目光放远一点。
要在如新山东部走廊、新山西北区和古来区等地,寻找位置理想,条件又好的美丽家园,并非难事。
依斯干达特区房地产发展大受看好,大牌发展商纷纷涌入,高价房屋以主流的趋势不断涌现,叫好又叫座,但新建设房屋的价格同样水涨船高。
许多中产心仪这里的策略位置,但却发现在特区拥屋的负担越来越重,其实,只要看清现实,以能力所及的基础置产,你我也能“有屋有便利”。
正当许多人为买房伤脑筋时,这期《产业周刊》带中低收入群,把眼光投放到特区二线城市。
综合业界的评语和分析,特区周边城市的房屋可能是很好的选择,例如新山东部走廊、新山西北区和古来区等地。
有信心升值
本报发现,特区周边的城市,虽然被视为二线城镇,但房屋素质并不差,而且面积更大,在交通网络完善护航下,这些地区的房产升值同样令人有信心。
综合各发展商和业界的回应,要在新山东部走廊、新山西北区和古来区等地,寻找位置理想的可负担房屋并不难。
一般中产可轻松负担的8万至22万令吉价位,在这些地区大概可找到建筑面积850至1200平方公尺的住宅。
根据本报向各发展商了解,已有不少符合条件的房产计划刚刚或等待推出。
做好功课,等待楼盘一推出,记得把握机会进场了。
往返市区工作非难事
这些二线城市已经不是过去我们的印象般,需要45分钟以上车程才能到达新山市区。
在新交通网络已经完善的趋势下,住在二线城镇但在新山市区工作,每天往返并非难事。
例如新山市区有滨海大道、士姑来大道通往西北区、有地不老大道、东部疏散大道通往东北区、也有巴西古当大道和士乃-迪沙鲁大道衔接东西部的花园区。
简单来说,这些二线城市和特区紧密串连在一起,交通四通八达,道路状况又好,而且有高速公路连接,非常省时。如果二线城市有适合自己的可负担房屋,为何依恋市区价高房产,却又频抱怨买不起屋子?
新政策专注中低收入家庭
掌管柔佛州地方政府、房屋、公共工程事务的行政议员拿督阿末查哈里加米尔指出,州政府认为若继续执行发展商必须兴建40%廉价屋及中价屋的条例,州内房屋供求将失衡。
“若继续沿用自1997年的柔佛州房屋政策,房屋供应会失衡,特别是特区内的房屋发展计划将受影响。”
廉价组屋供应过多
为了解决廉价组屋供应过多,中价屋缺少的情况,州政府已成立一个委员会检讨现有的房屋政策。
“有关委员会除了关注发展商不愿兴建廉价屋,造成可负担房屋不足的问题,也探讨廉价屋搁置计划等课题。”
阿末查哈里说,有关委员会经商议后推出转型的新房屋政策,首阶段将于特区内推行,第二阶段则将推展至全柔。
“新房屋政策将专注在中低收入家庭,确保私人发展商为他们建设空间更大及更舒适、素质有所提升的房屋。”
州政府鼓励建可负担房屋
看到房价越涨越高,柔州政府宣布推介柔佛社区房屋(PKJ)及柔佛可负担房屋(RMMJ)新政策掌管柔佛州地方政府、房屋、公共工程事务的行政议员拿督阿末查哈里加米尔指出,这主要是迎合马来西亚依斯干达特区内中产阶级的购屋需求,鼓励增建社区房屋和可负担房屋。
截至今年5月杪,上述两款屋业单位已达4224间。
根据柔州新房屋政策,廉价屋改称“柔佛社区房屋”,中价屋改称“可负担房屋”。
过去,州政府规定发展商在发展计划中,保留40%土地兴建廉价屋,但在新政策下允许下调至15%。
在今年4月1日之前获得准证进行的房屋计划,可选择加入新政策,或继续依循旧有政策。
新政策将于今年4月1日至明年3月31日执行,政府希望在最短时间内,建设更多中低收入群可负担的房屋。
发展商愿配合打造
本报针对在二线城市兴建新房屋计划的意愿询问多家发展商,发现他们多愿意配合新房屋政策,未来几年都有不少可负担房屋推出。
不减少40%保留地
受访的发展商表示,不打算减少40%保留地,用作兴建社区房屋和可负担房屋的规划。
他们鼓励中低收入家庭,多关注新产业宣传活动,别错过这些可负担房屋推出时段。
他们强调,二线城市的发展主要是重“人气”,吸引人口集聚才能更好的规划社区建设。
在特区附近已经或不久后将会推出可负担房屋的地区,有新山以西的丽宁镇、以东的喜莱苑、至达城,和以北的古来区。
其中,丽宁镇有724间双层排屋,面积1200平方尺,才叫价22万令吉,另有308间面积850平方尺的排屋,售价约8万令吉,20%双层排屋和50%排屋会保留给武装部队人员申请。
政策约束影响需求
发展商是否全力推行可负担房屋,其中必须考虑到需求。
他们认为,政府推出可负担房屋政策一定会有某些约束,包括转售时间限制和购买者的最低收入限制等等,一些约束会直接影响到市场的需求。
马来西亚产业中介协会柔佛州分会主席吕茳禾说:“我认为多兴建可负担房屋的政策,不会影响柔州产业市场和整体品质。”
“要我分析的话,新山东部的马西一带、北部的乌鲁地南和哥打丁宜或西部的笨珍,这些地段有望涌现更多的可负担房屋。”
业界人士目前所知,丽宁镇已经推介可负担房屋。
IOI产业集团高级总经理王冠福则说:“古来区的地皮价格走势还算平稳,发展商会配合政府推行的可负担房屋计划,这类房产已经在计划着。”
这几年太子城会陆续推出可负担房屋供人民选择,不过既是要让中低收入家庭购买,就会面对某些约束,预料可负担房屋不会和新颖的房产一起推出。
市场需求销量影响策略
虽然许多发展商在新政策推出后,重新拟定本身的发展策略,但市场需求及销量,还是影响策略的关键。
另外,发展商会考虑地皮的价值,才决定是否要建可负担房屋,就算能预见可负担房屋会大卖,可是没有可观盈利,通常不会展开有关工程。
达城发展商总经理陈界豪强调,每个发展商策略都不同,有的地区屋业发展在建设高尚房产销量比较好,发展商就会积极发展建筑面积更大的房产,而押后可负担房屋的计划。
至于他本身服务的至达城屋业,则因计划已批准很久,因此会维持旧有政策,即保留40%土地,用作发展可负担房屋。

看好可负担房屋计划
“政府提供发展商伸缩性的便利,其他新屋业区可能会顺应新房屋政策而降低保留土地比例,不过我们不会。”
维持原有的发展策略,除了现有人口的消费能力没有那么高,最重要的是他们看好可负担房屋计划,可以引进更多人口带动整个商业和社区活动。
“以皇后花园的社区模式为例,该区一开始就是建造廉价组屋和商店,因此吸引大批人口定居,带动商业和社区活动。”
高档产业影响规划
也有业界人士指出,若以高档产业为社区规划,可能会影响发展商推出可负担房屋。
马来西亚产业中介协会柔佛州分会主席吕茳禾就说:“中低收入国民若想在高尚住宅区内,等待可负担房屋推出市场或要失望了。”
他说,整体社区规划和高档次产业所带来的盈利,会影响屋业发展商以伸缩性的方式去履行可负担房屋计划。”
他透露,州政府给予发展商伸缩性的发展方便,发展商可以不必在同一个花园内兴建新房屋政策下所制定的可负担房屋。
所以,发展商一般会将这些可负担房屋,安排到更远的地段建设。
“浩然山庄、Nusa Duta、顺和花园等地区,基于发展商的整体规划,要建面积大的房产供应需求,这些地区就少会看到中价房产。”
年杪可吸引千亿投资
依斯干达发展局也乐观相信,该地区在今年杪以前,会吸入超过1000亿令吉的投资。
依斯干达发展局总执行长拿督依斯迈说,特区比起刚成立时,现在更能应对国际经济的不稳定及挑战。
依斯干达区从2006年至2012年第二季,已经承诺的投资高达954.5亿令吉。当中的43%,或相等于413.5亿令吉已经落实。
“超出1000亿令吉对我们来说,是重要指标,证明依斯干达正蓬勃增长。而且,1000亿令吉也是心理水平,超出之后让我们更有信心。”
依斯迈表示有信心在年杪前,再吸引另外45.5亿令吉的新投资,主要来自制造及服务领域。
投机活动所导致的“供应过剩”情况,恐导致二手房产在未来6个月至1年出现放缓的情况。
狮城买客推高屋价
依斯干达区这个发展计划,这几年才成为超级热点,除了各大发展计划带动外,来自新加坡的超强大买客,也不断推高当地屋价。
来自新加坡的买客也拥有较强的购买能力,即使价格走高,这些强大买家也仍有负担能力。
马来西亚房地产发展商会柔佛分会署理会长许木兴就预料,依斯干达区的产业价格,将在未来6至12月,增加5%。
“会员没有太多的选择,只好把成本转嫁给消费者,继而导致未来几个月5%的价格增长。”
他说,屋价上扬主要是受到建材价格起价,及劳工短缺等因素所推高。
与此同时,相比6年前依斯干达特区推介时,土地价格也已经走高。
不过许木兴强调,虽然这带的房价会走高,但水平仍不及槟城及巴生谷。

KUALA LUMPUR, Oct 3 — Singapore is joining forces with Malaysia to develop Johor into the republic’s new hinterland catering to multinational companies, industry, tourism and housing as the city state finds itself running out of space to expand, reported the Wall Street Journal (WSJ) today.
The financial paper said that the sometimes-frosty relations between the countries were warming up and scepticism over the Iskandar Malaysia special development region were also melting away, helping make Singapore the largest source of investment in Iskandar this year.
Long maligned for crime, projects such as LEGOLAND Malaysia, outlet shopping mall Johor Premium Outlets, and Hello Kitty Town — the first outside Japan — are helping the region take on some lustre and could even make Iskandar the Orlando of Asia, wrote the WSJ.
In startling contrast to the thousands of Malaysian schoolchildren streaming across the causeway every morning, there are now even plans to bus Singaporean students to Johor to attend UK-based Marlborough College — Duchess of Cambridge Kate Middleton’s alma mater — which opened for admissions this year.
WSJ said that while Singapore initially feared competition from Iskandar, attitudes started to change as it became clearer that the republic was bumping up against its growth limits, with a large percentage of the island now built up and businesses being squeezed by high costs.
Iskandar was conceived during the Abdullah administration and received significant backlash from some conservative Malays who feared that Johor would be swamped by Singaporeans.
The vocal outbursts, including from former prime minister Tun Dr Mahathir Mohamad, who reportedly said that Iskandar would help Singapore expand its sovereignty and “drive” Malays into the “forest”, also added to Singaporean concerns about Iskandar.
In 2010, Prime Minister Datuk Seri Najib Razak managed to resolve the long-standing dispute over Malaysian-owned railway land in Singapore, which led not only to a new era of more cordial relations between the two countries but also several landmark deals including a RM3 billion jointly-developed iconic wellness resort in Iskandar.
WSJ noted that Singapore Prime Minister Lee Hsien Loong said earlier this year that it was in his country’s interest that Iskandar Malaysia should prosper.
Steering some investment from Singapore to the Johor area would also at least help businesses stayed in the region, with some of the jobs and support services potentially benefiting Singapore.
Nicholas Holt, Asia-Pacific director at real-estate company Knight Frank, told WSJ that Singapore’s increasingly vocal support for Iskandar “has inspired confidence.”
He also noted that 2012 may prove to be an inflection point where Iskandar really starts to take off.
Singaporeans are also becoming less wary about moving to Johor, a place they have long associated with crime and lower standards of living, as more of its citizens become tempted by gated communities that offer swimming pools and golf courses, amenities that are largely out of reach back home.
The downside for locals was the surge in prices accompanying Singaporean interest.
WSJ noted that homes prices in Nusajaya have jumped 140 per cent in the past five years, with double-story terrace houses soaring 52 per cent in the last year alone, while apartments now sold for 106 per cent more than in 2010.
Singapore-based expatriates are also increasingly finding Johor more alluring due to the disparity in real estate prices.
The Singapore Straits Times reported last week that a expatriate community working in Singapore but living in Johor is growing in Iskandar, thanks to cheaper and bigger homes.

ECONOMIC activities generated by increased investment expenditure at Iskandar Malaysia in Johor has created 54,000 jobs as of June.

Deputy Minister in the Prime Minister's Department Datuk S.K. Devamany said the electrical and electronics sub-sector had recorded the highest number of jobs at 20,037.
"This is followed by 5,910 job opportunities in education, recreation and tourism (3,965) and agro and food processing (3,872)," he told the house in reply to a question from Salahuddin Ayub (Pas-Kubang Kerian).
Devamany said the number of jobs in Iskandar Malaysia was expected to double when several main catalyst projects like Pinewood Iskandar Malaysia Studios, MSC Cyberport City and Urban and Resort Wellness were operational within the next five year

Number of Legoland visitors exceed expectation 2012-10-31 17:19

JOHOR BAHRU, Oct 31 (Bernama) -- Legoland Malaysia has proven to be a huge success to have attracted 250,000 visitors since its opening one-and-a-half months ago on Sept 15.

Chief executive officer of IDR Resorts Sdn Bhd, Muhammad Zainal Ashikin Muhammad Rejab, told Bernama the number of visitors has "exceeded expectations."

He said despite the good response, the company will still maintain its target of attracting one million visitors to the RM750 million theme park in the first year.

"We are maintaining the target and confident it will be met," he said. Muhammad Zainal Ashikin said the visitors comprised 55 per cent Malaysians and 45 per cent foreigners.

IDR Resorts Sdn Bhd is a project holding company for Legoland Malaysia. Muhammad Zainal Ashikin is also chief development officer of Themed Attractions and Resorts Sdn Bhd (TAR), a wholly-owned unit of Khazanah Nasional Bhd.

Legoland Malaysia theme park is owned by TAR and Iskandar Investment Bhd through IDR Resorts and operated by Merlin Entertainments Group.

On TAR's future project, Muhammad Zainal Ashikin said, besides the Puteri Harbour Family Theme Park which had its soft launch last weekend, the company would also concentrate on the Legoland Hotel and the Legoland Water Theme Park.

"The Legoland Water Theme Park and the hotel, both located adjacent to the Legoland Malaysia theme park, are slated to open next year and 2014 respectively," he said.

The Puteri Harbour Family Theme Park located in Nusajaya consists of the first Sanrio Hello Kitty Town outside Japan and the Little Big Club characters such as Angelina Ballerina, Barney, Pingu, Bob the Builder, Thomas and Friends.

"Nusajaya has become a playtime destination for all," said Muhammad Zainal Ashikin.

Besides Nusajaya, he said TAR also has also big plans for Desaru with the planned opening of Ocean Quest marine park and Ocean Splash water theme park, in 2015/16, he said.

The Legoland Malaysia theme park was inspired by the Danish toy bricks and divided into seven themed areas, comprising more than 50 million Lego bricks.

The 30.7-hectare theme park, located within Johor's administrative capital of Nusajaya, is the sixth worldwide after Denmark, UK, California, Germany and Florida.

Iskandar Upbeat On Being Region's Top Family Tourism Spot

JOHOR BAHARU: Iskandar Malaysia is confident of becoming the top family-themed tourism destination in Southeast Asia.

Iskandar Regional Development Authority (IRDA) Chief Executive Datuk Ismail Ibrahim said at the moment there is no similarly-sized family-themed tourism destination in the region.

"When Iskandar Malaysia chose tourism as one of the sectors to be developed, we chose a family theme.

"Iskandar Malaysia will be an attractive destination for families not only for locals but also from overseas," he told Bernama in a recent interview in his office.

Legoland Malaysia, Asia's first Legoland theme park and only the sixth in the world, was opened on Sept 15.

IDR Resorts Sdn Bhd Chief Operations Officer Muhammad Zainal Ashikin Muhammad Rejab told Bernama recently that since its opening, Legoland Malaysia has attracted 250,000 visitors, half of them foreigners, exceeding expectations.

IDR Resorts is the project holding company of Legoland Malaysia.

A recent attraction is the Puteri Harbour family theme park, which features the first Hello Kitty Town outside Japan, as well as cartoon characters Bob The Builder, Angelina Ballerina, Pingu and Thomas and Friends.

A Legoland water theme park and Asia's first Legoland Hotel are under construction, and are due to open in late 2013 and 2014.

Ismail expects more international theme parks to operate in the region by 2015 or the latest by 2016.

UEM Land Holdings Bhd recently announced a plan to build an "Auto City" in Nusajaya, while Khazanah Nasional and Temasek Holdings will jointly develop a RM3 billion "wellness township" in Medini.

"In the coming years, we will see more tourists with their families staying in Iskandar Malaysia more than a day," Ismail said.

继地不佬路和Iskandar Residences后,Distinctive集团在依斯干达区推展第3个发展项目。

该公司以9992万令吉收购依斯干达区一块7.22公顷地段,以发展混合商业项目。

这项名为18@Medini的项目,发展总值约15亿令吉,18@Medini项目将会份4个阶段,耗时5年完成。

(新山15日讯)马友乃德置地(UEMLand,5148,产业组)有意在努沙再也兴建一座汽车城,包括一个能够摆放各类型汽车的会展中心。

《每日新闻》引述马友乃德置地主席丹斯里阿末达祖丁的话,这座汽车城会在近期内兴建在一片占地32公顷的土地,有关地点靠近努沙再也门户(Gerbang Nusajaya)。

“公司建议在努沙再也进行多元化的发展建设,而兴建汽车城就是其中一项计划,以吸引爱车一族。”

他日前出席马来西亚依斯干达特区(柔南特区)一项活动仪式后,在记者会上做出上述宣布。

出席者还包括首相科学顾问名誉教授拿督扎克里博士及依斯干达特区发展局总执行长拿督依斯迈依布拉欣。

此外,他补充,一旦汽车城完工后,预料将成为各种以汽车为主题的游戏及娱乐节目的中心。

计划兴建特别购物广场

马友乃德置地也计划在努沙再也兴建一座庞大和特别的购物广场,让柔南特区有新的吸引力。

他披露,努沙再也区发展将依据精明城市指标规划,让这座城市与其他城市与众不同。

他说,努沙再也作为柔州政府的行政中心,也会朝其他正面的方向改变,以便不只是成为工作地点,同时也成为人民居住的地区。

他说,乐高乐园及公主港家庭主题乐园开放已成为努沙再也其中一个吸引人潮元素,同时也鼓励更多投资者注资,提供就业机会。
