宏洋2亿售22幅商用地

（吉隆坡20日讯）宏洋控股（BENALEC，5190，主板建筑股）週四宣布，JAYAMAS CEKAP私人有限公司与ULTRA HARMONY发展私人有限公司將签署买卖协议，以出售22幅价值2亿令吉，位於马六甲99年租赁期的商业用地。

该22幅地面积128.52英亩，总值2亿3512万9910令吉，待填海工程及发行土地业权程序完成后，ULTRA HARMONY发展私人有限公司將全数以现金支付。

根据文告指出，JAYAMAS CEKAP私人有限公司是宏洋私人有限公司的旗下子公司。与此同时，宏洋私人有限公司也是宏洋控股旗下的全资子公司。

另外，估计出售土地的账面净值（在填海后）约1亿5715万令吉，而该土地的填海工程將由宏洋私人有限公司全权负责。

至於费用交付，总额的10%须由卖方缴付，其余的费用则由买方分4期偿还，每期在收到通知后都需要在90天內还清。

卖地资金其中2亿3513万令吉將用作宏洋控股的营运资本，另外80万令吉则为售地开销。【东方网财经】

卖地消息激励宏洋股价应声走高

（吉隆坡21日讯）宏洋控股（BENALEC，5190，主板建筑股）脱售马六甲填土地段，可从中锁定未来2年盈利，深受分析界唱好，股价今天走高。

宏洋控股昨日宣布，通过间接独资子公司以2亿3513万令吉，脱售22块面积达128.52英亩的填土地段给Ultra Harmony发展有限公司。

受此消息激励，宏洋控股今早以92.5仙亮丽报开，微涨1.5仙。

在投资者热烈追捧下，该股早盘一度冲至每股95仙，惟早盘休市时回落至93.5仙，涨2.5仙，半天成交量达1346万8600股。

闭市时，该股以93.5仙挂收，扬2.5仙，总成交量达1589万900股。

自从宏洋控股业绩半年前放慢步伐后，便矢志要在今年积极卖地。

7800万2年进账

联昌国际投行研究分析员指出，根据1亿5700万令吉净账面价值（每平方尺成本为28.10令吉），预计宏洋控股可从中净赚7800万令吉，盈利应该可在未来2年内入账。

联昌国际投行研究早已预测宏洋控股将按年脱售80至100英亩土地，估计交易价是每平方尺平均增值8至13令吉。

“我们看好这宗交易，因为这证明该公司的马六甲填土前景还是不错的，可能陆续会有更多卖地活动。”

宏洋控股作价之前趋跌，分析员认为是受丹绒比艾（Tanjung Piai）1000英亩填海项目面对展延风险所致，并一度被分析员建议“减持”，当时目标价为每股90仙。【南洋网财经】

另外此股投资要点：

宏洋控股与柔佛州秘书处和1MY策略石油终站私人有限公司簽署条款清单，以在丹绒比艾（Tanjung Piai）进行填海工程和销售约1000英亩土地，与建和营运原油与石油储藏设施和私人码头。

丹绒必艾的前景明朗，因中国的需求拉长，而该区也位于策略性地点，迎合途经油轮的服务；而边佳兰填土则放眼石油与天然气架构或石油与化学业者的制造。

分析员认为，宏洋控股的土地价值不只从柔佛资本价值重估中受益，也可能成为大马与阿布扎比合伙关系的主要受惠者，进而带动丹绒比艾发展潜力，加速成长为石油中心。

柔佛土地过去一年因马新政府合约进展而重估，目前每平方呎要价涨至80令吉，假设土地成本为56令吉，宏洋控股的估值可望上扬。

在丹绒必艾的填土总发展值每英亩400万令吉，而边佳兰方面则是300万令吉。假定净出售面积占75%，前者将带来获利104亿6000万令吉，而后者贡献则达39亿6000万令吉。鉴于发展计划面积达1000英亩，假设4年填海成本为24亿令吉，肯纳格研究认为宏洋控股每年需贷款1亿8000万令吉执行该工程，导致首年负债率从0.03培增至0.36倍，不过，仍处於舒适水平。

该行相信，宏洋控股将成为大马与阿布扎比合伙关系的主要受惠者，包括潜在210亿令吉石油储备设施发展计划，专门为阿布扎比储存6000万桶原油和石油储备设施。

宏洋控股獲逾2億填海工程

（吉隆坡5日訊）宏洋控股（BENALEC，5190，主要板建築）獲得Oriental Rubber & Palm Oil私人有限公司發出價值2億389萬令吉意向書，以建造、完成和維修在馬六甲面積415英畝填海工程。

這項工程是為Ultra Green私人有限公司進行填海相關工程，主要分為兩個階段，首階段涵蓋2A、3A和3B工程，佔地275英畝，需30個月時間完成。

第2階段為佔地140英畝的第4工程，同樣需要30個月執行期。

在2億389萬令吉合約中是不涵蓋護牆工程成本在內。

這項工程預計在今年第3季動工，並在2016年末季竣工，相信會貢獻宏洋控股2015至2017財年盈利和淨資產。　【中国报财经】

宏洋获2亿甲填海工程每年料贡献1020万盈利

（吉隆坡7日讯）宏洋控股（BENALEC，5190，主板建筑股）获得总值2亿390万令吉，在马六甲的填海工程，分析员看好可推高未来净利表现，或每年可贡献1020万盈利。

肯纳格投行对这项合约持正面态度，因该公司目前2亿令吉的订单将大幅推高至约4亿令吉，符合该行2015财年的订单填补预估。

“客户将按照工程进度支付现金，假设20%税前赚幅，这项合约每年将贡献宏洋控股约1020万令吉净利，直至2017财年。”

该行也点出，这项合约并不包括护岸工程，该工程可能会在后期颁发。

分析员说，尽管卖地方式有些变化和海事建筑工程进展缓慢，可能抑制短期表现，不过积极卖地和位于马六甲和柔佛具吸引力的面海土地特许权，长期展望依然看好。

该行维持盈利预测不变，评级和目标价维持“超越大市”和1.25令吉。

艾芬投行研究亦维持2014至2016财年的盈测，“短线买入”的评级仍取决于柔佛卖地结果。

分析员指出，下修风险包括：
1.柔佛特许权的环境评估报告（EIA）结果负面
2.脱售丹绒比艾1000英亩填海土地的计划进一步展延
3.全球放缓和石油需求疲弱影响填海需求
4.原料短缺和价格剧增

哇，大大的买入价好便宜，我买在0.92，本来是要等0.88加码的，可是都没有跌到这个价钱，我才买入一个多月。
