应该是地产经纪玩干捞, 120千的屋子卖出150千, 那差额进自己口袋, 其实这很正常, 很多地产经纪都这样做, 这边压屋主卖价,那边提高买家买价, 还几得大概两三年前吧, 有个网友在这里发帖说这无良行为, 结果大部分回帖者都是地产经纪, 根据它们的说法, 这样做没错, 那笔差额是应该属于经纪的,因为是它们的本事买出高价.
十单生意赚十块, 不如一单生意赚十块.

its like this.
there is a few owner wanna sell their property at rm650,000 and he told the buyer that the owner wanna sell at 700,000. with some smooth talk like the value is 800,000 and how good the place ...etc..
the buyer wanted and he told the buyer, that owner dont want to pay too much RPGT-(Real property gain tax) so there will be a under-table of 50,000 and S&P will be sign at 650,000. therefore 50,000 goes into his pocket.
Noted: there is lots of case.
Noted: amount are just exemple
Noted: Owner have no idea before sold,plus owner have no lose
there will be 30,000~150,000 depending on people.

可以的话,买家直接找卖家,又不用付经纪费,也不怕被敲一笔。

hmm maybe i didnt say it well.
1st of all the owner do not know that the buyer is buying it at 700,000.
2nd in malaysia law, its it not right to put the different into own pocket.
3rd the agent is still getting the 2-3% commition.
and there are case like this: owner wanrt to sell 680,000 and he found the buyer but told the buyer same shit about RPGT and sell at 650,000 and 30,000 into own pocket with extra commition
there is lots of lie from this guys which really ticks someone off.
well i warn. so its up to you guys to see for yourself.

我不知道经纪私自提高屋价来卖是否合法,但几年前我也试过有一位经纪这样做。
当时我是要卖房子,他就说买主要低五千才买,其实买主是没有要求减价,那个五千是他自己要的。
要签合约的时候我发现为什么价钱不一样,我说不卖了。。。
最后买主自己找上门,完成交易。。。
奉劝各位如果买房/卖房可以的话,在谈价钱的时候要求见买主/卖主。 |
