Hi, Kawan.
   in 1998, I sold 2units shop house.to a indian .agree prices rm 500.000.00.
upon sign the sale and purchase agreement. he pay me rm 50.000. for diposit 10 %. Between 3 months he 'll  pay me the balance rm 450.000.
( bad news). he can't get the loan from the bank.
my lawyer said to me, chin chai extend another 3 months. give chance to other !!!  I extend 4 times to him. mean all together 15months.
  year later. the indain come to my house said to me..uncle U really a good man, god bless u. sorry lah uncle I can't get loan from the bank.
  After the meeting,every things is over.the lawyer termimated the agreement. I put the rm 50.000.00 in my pocket.


My advice: any one who want to invest in property ,please arrang with the bank .get the loan first before U sign the sale and purchase agreement.

Isugest every one of us buy a new volvo 940 auto. mr tan agree,the three brothers (use car dealer) say no. I said   if who dun volvo can change to other brand,or can claim back the same amount. They said: uncle chin chai,U r so chicken heart,only small fish, carry on , carry on ,look for big fish.....
  meeting comfirm carry on.
later chance is comming. I (bcoz i'm the driver). really bang on KUNIA (5193)accumulate from rm 10.50. to rm 11.00. (sleep on it )........
who know!!!market go down and down,.....margin call.again and again..finish all finish......some more each person pay back rm32.000.00to hte bank..



My advice: please never never sleep on it. dun share share with other.

讲明是玩 margin 的，当然大手笔... 如果你有 100k，就可以玩 250k 的东西。

不可能的，是不是 先分红股，然后再卖 rights issue? (像megan 那样)。

   no, no , just right issue.only right issue.  (SC already approove last months).


they must push the sitatt above rm 1.00. other wise who buy the right issue....what do u think????

1. Further to the announcement dated 30 December 2003, Malaysian  

International Merchant Bankers Berhad (“MIMB”), on behalf of STB, is pleased to  



announce that the Company had on 13 May 2004 received the approval of the  

Securities Commission (“SC”) for the revision to the Proposed Rights Issue as  

proposed.  



2. The approval of the SC is subject to the following conditions:-

卖的价钱好像还没有 决定。

Hi Kawan,
    can I do it this way.I dun want to buy the right issue.  I buy now wait until ,they push up the prices than sell. make more than 26% profit.
  they have to push up the prices other wise who want to buy. Merchant bank also dun buy it..???

They may reduce the price of the right issue or it will be undersubscibed and taken up by the broker merchant bank.It had happenen to Avenue,Kejora and some others(cannot remember).They may not push the price up and you may get caught,beware and dont look for these troubles.not worth it,just wait for Megan to come down and buy??!!! haha

sitatt 的 rights issue 定价都还没有出来，定价一定是的少过股价的。

假如要玩sitatt 的话，还要等很久，megan 的比较快，哈哈。
