新人买屋,很多疑问。可以借多少Loan?保险费?

Hi, 大家好
本人工钱+ExtraAllowance的净赚是 3500++ (已扣除epf)。
目前还没有买车,没有commitment.
已经看中一间房屋,485k++, after rebate是大约435k
这屋子有免费Spa agreement fee,但没有免费 loan agreement fee.
1.小弟可以借到多少八仙的loan? 85% (408k) 还是90% (435k)?
2.Loan agreement fee 大约 6k,对吗?
3.听说买屋需要买房屋保险?大概多少钱?
4.除了 loan agreement和房屋保险,另外还有什么开销要注意?
5.申请loan时要注意什么?

如银行的算法 :
installment是take home pay 的1/3 = (RM3,500.00 / 3 = RM1,166.67)
如果你要买的屋子是residential property, 那就有机会90%loan.
**Estimation
90%loan
loan amount = RM435k, interest = 4.5% p.a. tenure = 30years
installment = RM2,204.08
80%loan
loan amount = RM408k, interest = 4.5% p.a. tenure = 30 years
installment = RM2,067.28
无论80% 或者90%,它们的installment都高过你的take home pay. 或许你应该找个人和你join loan. |
