Sunway Iskandar与Senibong Cove公寓

比较看中Sunway Citrine和eSenibong Wateredge这两个项目。请问各位哪一个是你们的选择?可否顺道告知原因? |

谢谢两位。地契及地点是我的考量。价格几乎一样,但地契差好多。还有双威的地点要到大路还有一段距离,加上要等个10年才比较成熟一些。Senibong就没这个问题,只不过品牌好像还不到位。认同吗? |

senibong反而公寓太靠近大陆,环境而言反而不好,这一带已经成熟,规划乱七八糟,而且这里以本地市场为主,将来升值有限。
nusajaya将成为一个有规划的现代化城市。居民整体素质也会比较高。
如果说发展商。。。。其实senibong的walkers group不会比sunway 差。。。。

i m fine with lower rent in short term. jb still have its own market. my other apartments in jb r all rented. kl really too diff to monitor. not only rental collection but progress during construction dealing with mbkl dealing with management for any kind of potential problems raised etc

说真的,JB的回报率比起巴生谷真的很不堪。JB没有那种expatriate market 却有那种大都会的价格。
至于管理你真的不用太担心。现在的市场很多专业物业管理公司。你只需要每个月让他们抽取租金佣金,他们会帮你打理得妥妥当当。
而且那里的升值比较快。人口流入高,需求高。Iskandar 要全面发展起来还很久。
要投资可以在中价物业上投资,国内外人士都有市场。至于高档的真的是要问“谁会买?”、“谁会租?”

i assume your other rented out properties are bought before blooming... so it is ok to have low rental incum
with 700k apartment, no 3k rental how to maintain |

现在新山市场2000 算高了。高过此数不是没有,只是很少。没法与巴生谷比。
但价格不输给巴生谷。

没错,但看房也是一个问题。不可能不经过比较甚至
连示范单位也不去就买吧?自己不熟KL还是别冒险。 |

Some bought recently but still can rent with very low yield. I m fine with short term fratuation. Btw i believe jb condo still a not bad investment for long term. I give myself 5 years time to let political issues subside so when everything settled down shd be able to get 20-30% appreciation. Just dun compare with others. |
