Elmina East - cressida 24x79 - 可投资或自居吗?

我订了一个24x79 cressida的双层排屋@793k在 elmina east under sime darby的project.我还没决 定用來自居还是投资.  可能用來投资,如果投資。。。那一个月可rent多少?这个地方可以投资吗?

你的 built up 多少?

landed 租金很差的,因为都是家庭为主。

如果没看上其他的地方,又是你唯一的 landed, 还是买下吧,不是每个人都有本事抽签到的。
MRT + kwasa damansara + dash highway 开始后,这个地点的价钱会再提高的。

Need to collect more information before making decision. The build up is 2300k++

由于能够抽到, 然后就买吧
new development, freehold, DSL, for that price can sapu

rental negative cashflow for sure, at least need to top up Rm1k+ monthly.
check the current denai alam rental to have some clue.

说到好像很值得。。。
地点很好吗? 还是以后会有很大的发展前景。

楼上的 elmond 已经总结重点
劝 check the master plan.

地点: 远离 BU 25 mins, 但有一些BU , TTDI 的 resident 移到该区

I have checked int google map. Elmina to one utama is around 16-19km and to new sg buloh MRT is around 4km+. It also next to new RRI land (kwasa damansara).

正确, 远离 one utama, Jalan Sungai Buloh and Persiaran Surian route 15.8km, but traffic very congested in that area. 因此驾驶距离需要 >25mins.
以后 DASH can help to minimize the distance 只需要 10 - 15 mins.

My unit is facing South and the unit behind me is facing North can see a HT cable 150m away. I am worry in future, I will have problem selling it or rent it out.

听说 PE (pencawang electrik) & HTC 在 valuation 时有扣分的,不过不知道如何影响价钱。

HTC距离应该还好, ngowngow 也是靠近 HTC 的。

valuation ok, pass.... bank already release money


同一区的不同 phase, same land size, HTC or not price not much different (based on my evaluation report).

请问您是在launching时买的还是从别的卖家买了下来呢?

在最近的ballot, 没有得到任何单位。真失望及难过。接下来的已经无能力了。

Mine one through bollat but there is a HT cable behind around 150m. While waiting bank loan to approve, i am still think want to buy it or not due to the HT cable. Actually, i am ok is the HT cable is 150m (SA told me one) behine my unit but I am worry about the SA give me the wrong information.

尽量用华语.
如果这是你第一间屋子,真得满难做决定的.
如果这是你第二间屋子,要自住,要flip,要出租(还没决定以后要不要自住) -> 都不难的.

Sorry, Very difficult to write in chinese. This is my 2nd landed property, i might move in if the area is good but now is for investment. I have do a research on the rental in Denai alam and is around RM1800 to RM2000 per month for 24x80. Can I get the same rental amount for elmina and how much you guys rent it out? Easy to find tenant?
