由於毫無經驗,想購買房屋,事先想瞭解。

由於小弟今年內想要擁有自己一間屋子,所以想瞭解下如何購買房屋,手續,費用,還有過程。。
想在購買前先來瞭解瞭解,之前有看過大大們的解說,而小弟完全毫無經驗,所以還是不明白
請大大為我解說,謝謝,感激不盡。。

就是比方說,從買屋,手續,貸款計算方式。。。
不然我打個比方,我買了間300k 的屋子,手續的過程及需要些什麽文件,
與銀行貸款的手續方面及如何計算。。
不好意思,因為我毫無經驗,也不知從何問起。。

哈哈,那是!
你可以考虑出书呀。。你让我想起股票论坛里以前还有人把KLSE.8K大大的所有发表收集成pdf成一本几百页的书呢!过后还有8年,冷眼(好像也是Cari的)等几位前辈都出书了呢!!
房地产论坛还没有看到,你就来一本吧!
想念klse.8k....T_T

如果我从房地产赚到第一个一百万,到时我会集合成一本pdf然后在这里share.

300k, 10% deposit = 30k
1) lawyer fee + loan fee = 5k ( agak-agak with 50% deduction on ur property on stamp duty ) -
there is alot web site to check, go google
2) optional - MLTR or MLTA =depend which 1 u buy, got cheap got expensive
ask insurance company
3) fire insurance = few hundrad
4) water deposit = 100++ (if i not wrong)
5) electric deposit = 400++ or 600 (if landed)
6) optional - renovation fee
7) optional - house warming fee
8) ur electric, water, maintainance bill
9) ur cukai tanah, cukai pintu = pay after u stay in

SNP & Loan Lawyer fee RM5k? My first house RM355k SNP & Loan fee cheapest I get also need RM11k (SNP RM6k+ & Loan RM4k+)! |

strongly suggest LZ to find an agent (to can apply multi bank) to ask all the info from him while u need runner to do thing to u
its free as bank will pay them commision, between, find 2 or more, so u can understand well.
usually agent got the fulll lost of `friend` that working as lawyer banker insurance agent and so on, so to save ur cost and time. Plz consult them, if anything dunno, post here again k  |

LZ,多留意这里的帖学习,然后做市场调查和分析自己要些什么样子的产业。
例如:
Budget?
Own stay / investment?
If investment, capital gain / rental yield?
Which Developer?
Location? Near to LRT? Near to Shopping Mall? Near to School? Avoid cementary? Avoid hospital?
Leasehold / Freehold?
Landed / Condo / Apartment / Flat?
New Project / Subsale unit?
If subsale, checklist for viewing?
MRTA / MLTA?
If condo, DIBS?
What is the monthly repayment you can afford? (Advise not more than 50% of your net salary)
SNP and Loan Agreement fees? (Remember First Home Scheme)
Renovation fees needed?
EPF Account 2 for Housing Loan
etc......
做好准备,再说买屋子吧!
