in the event the lessor wishes to sell or otherwise dispose of the said land or any party thereof.the lessor shall first grant to the lessee the option to purchase the said land at a purchase price based on the fair market value of the said land at the date pf exercise of the option and on the terms to be mutually agreed between the parties hereto which option shall be decided within 60 days from the offer or grant and upon expiry of the said period and in the event of the lessee not responding to the said grant within the said period the lessee shall be deemed to have rejected the offer and the lessor shall be free to sell or otherwise dispose of the said land pr any part hereof in any manner the lessor sees fit.
