克立斯專注發展3億房產

(吉隆坡10日訊)克立斯建築(CRESBLD,8591,主板建築組)料在今年專注總發展值為3億令吉的雪州峇都知甲可負擔房屋計劃-阿南珊尊(Alam Sanjung),預料在今年杪推介的金馬律及大馬橡膠局產業發展計劃,將是下個價值重估催化動力。
肯納格研究指出,預料該公司正準備推介吉隆坡金馬律及大馬橡膠局的產業發展計劃,預料旗下特許經營權計劃-友尼打巴(UniTapah)將從今年開始作出盈利貢獻(每年盈利約4千萬令吉)。
“該公司截至2013年財政年全年核心淨利3千270萬令吉,比該行及市場預測高出36%,主要是較低的融資成本所致,它也比2012年盈利高出56%,主要貢獻來自建築及產業發展領域,特別是它們的賺幅分別增加8.9%及15.5%。”
該行指出,該公司2013年第四季核心淨利增長87%至1千410萬令吉,主要是營運收入激增579%,融資成本轉低,以及更低的有效稅等利好的支撐。
該行對克立斯建築評級的潛在風險,包括未能達到產業銷售目標,或增加訂單及地庫,以及負面政策的衝擊等。

联土局合作社 崛起成Crest建筑大股东
二零一四年八月九日 晚上七时三十六分
(吉隆坡9日讯)随着联邦土地发展局合作社在Crest建筑控股有限公司(CRESTBLD,8591,建筑组)持股权增至5.74% 后,使到该合作社崛起成为后者的一名大股东。
这间由联邦土地发展局墾殖民所支配的合作社,是于星期四收购了Crest建筑控股的110万股股票。
随着这项收购后,它在该公司所拥有的股票增至946万股或5.74%股权。
Crest建筑的核心业务是一般建筑工程,以及基础设施建筑工程。
昨日闭市时,该股跌5仙至1.59令吉的全日低位,最高1.65令吉,成交量达145万9500股。【光华日报财经】

調整產業計劃‧克立斯專注核心業務

(吉隆坡18日訊)克立斯建築(CRESBLD,8591,主板建筑組)專注核心業務,謹慎調整產業發展計劃時間分散財務風險,獲分析員看好2014下半年表現將走強,維持財測不變。
肯納格研究近期與克立斯建築管理層見面後從拾信心,因該公司已延展一些產業發展計劃,以專注核心業務,如建築、可負擔房屋發展計劃及展開首個輕快鐵站導向發展計劃(TOD)建築工程。
該公司在Alam Sanjung可負擔房屋獲熱烈反應,所有非土著單位已售出,首個在Dang Wangi的TOD建築工程(The Bank@安邦路)已開工。
目前克立斯建築外圍訂單維持在7千萬令吉,可忙碌1年,管理層亦強調,儘管產業在過去幾年顯著貢獻,建築業務依然是核心業務,積極競標補充訂單之餘,稅前利潤目標至少要8%至10%。
“鑒於對基礎建設至高樓建築的工程選擇嚴謹,維持訂單補充量預測在1億5千萬令吉,2014及2015財年為3億令吉。”
產業計劃方面,克立斯建築管理層已重新調整一些產業推出的時間,建築工程從原本規劃的同期展開分散至幾年時間。
避免資產負債表緊繃
“此謹慎做法主要是為了避免資產負債表過於緊繃,同時讓產業發展計劃有更好的規劃及定位,尤其是當前產業市場挑戰狀況下。”
克立斯建築近期將推出的產業發展計劃包括莎亞南的3 Stones,發展總值3億3千萬令吉、The Bank,發展總值10億令吉。
2015年杪開始發展The Galleria,發展總值13億令吉及格拉納再也輕快鐵站發展計劃,發展總值10億令吉。
因預測2014下半年表現將走強,肯納格維持2014至2015財年盈利預測不變,看好首個TOD聯營產業發展計劃將成為該公司最大盈利催化因素,維持“跑贏大市”評級,目標價1令吉62仙不變。(星洲日報/財經‧報道:郭曉芳)

前路崎嶇‧克立斯2年財測大砍

(吉隆坡3日訊)克立斯建築(CRESBLD,8591,主板建筑組)的業務前景料將持續充滿挑戰,其中建築以及產業發展兩大業務都潛在各自的隱憂,因此被分析員下砍2014與2015財政年的財測。
艾畢斯證券指出,克立斯建築的建築訂單正不斷被消耗。截至目前為止,該集團共有7千萬令吉從上財政年結轉而來的未完成訂單,而本財政年內所贏得的新訂單量則只有6千390萬令吉。
克立斯建築在今年預計只能夠獲得1億5千萬令吉的新訂單,遠低於早前所預測的至少3億令吉。根據該集團20億令吉的競標量及15%的歷史奪標率計算,艾畢斯證券依然預期該集團2015財政年的新訂單量高達3億令吉。
儘管正面看待下財政年的訂單補充,艾畢斯證券卻對克立斯建築贏得龐大訂單的能力抱持謹慎態度,主要考慮到該集團的專長侷限於私人建築工程,而非如今市場上熾熱的基建相關建築工程。
同時,克立斯建築也必須將內部資源專注於旗下兩大交通導向發展(TOD)項目--位於金馬路(Dang Wangi)的The Bank以及格拉那再也輕快鐵站的綜合商業發展計劃,因此旗下建築臂膀料將缺乏能力應付龐大的訂單。
至於產業發展業務方面,艾畢斯證券相信產業市場前景深具挑戰,特別是上述兩項發展項目皆屬商業用途,因此將會被徵收消費稅(GST)。
受累於產業市場的疲弱走勢,克立斯建築在2014財政上半年僅寫下1千萬令吉的新產業銷售量。
具1.03億未入賬銷售
無論如何,該集團仍坐擁1億零300萬令吉的未入賬銷售,預計可支撐產業營業額至2015年中。該集團的未來總發展價值(GDV)仍高達37億令吉左右,將推動其未來的盈利增長。
在調低對克立斯建築的建築訂單預測後,艾畢斯證券分別下調對該集團2014與2015財政年的淨利預測至1千620萬(按年跌67%)以及2千770萬令吉(按年漲71%)。

格立斯获9000万合约

(吉隆坡5日讯)格立斯建筑(CRESBLD,8591,主板建筑股)发文告指出,其独资子公司- -格立斯建筑控股有限公司,接获Gelanggang Harapan建筑私人有限公司颁发总值9000万令吉,办公楼上层建筑工程合约。
该公司表示,此项合约主要是负责在雪兰莪一栋办公楼的上层建筑工程,为期19个月,预测將在2016年6月30日完成。

CREST建築(CRESBLD,8591,主要板建築)宣布獲得Gelangang Harapan建築私人有限公司頒發9000萬令吉合約,這是該公司在今年內獲得的第2項合約,在2014財年1億5000萬令吉新訂單預測內。
回顧過去,該公司在今年2月,同樣獲得Gelangang Harapan建築發出價值6390萬令吉訂單。上述9000萬令吉建築合約,把CREST建築現有訂單總額提高至1億6000萬令吉,提供公司額外一年半的盈利可見度。
不過,我們對CREST建築前景保持不變,公司管理層專注核心業務,並尋求更有素質建築訂單,稅前賺幅介于8%到10%。

(吉隆坡11日訊)CREST建築(CRESBLD,8591,主要板建築)建議私下配售10%新股籌資2979萬令吉,為旗下金馬(Dang Wangi)工程部分資金融資。
該公司向馬證交所報備,預計將發出2097萬7718股予第三方投資者,以每股1.42令吉指標價計算,料可集得2979萬令吉。CREST建築負債率可從1.3倍最多降至1.07倍,往后也可能稀釋每股盈利表現,但主要融資工程相信將對公司未來盈利作正面貢獻。

克立斯获1.97亿工程 承建UDA服务公寓

(吉隆坡18日讯)克立斯建筑(CRESBLD,8591,主板建筑股)宣布,获得城市发展局控股(UDA)颁发价值达1亿9780万令吉的服务式公寓工程合约。
该公司发布文告指出,城市发展局控股的发展项目,是隆市苏丹伊思迈路的一栋30层楼高服务式公寓发展计划,克里斯建筑将负责相关项目的上层建筑工作。
该发展计划建设项目还包括1层楼的广场,以及8层楼高的停车场。
工程合约长达30个月,由本月25日起,预计将在2017年9月24日完工。
该公司执行董事杨昌铭在文告中指出,公司将继续竞标给更多元的建筑项目,有信心公司订单取得稳健增长。

We are pleased to announce that Crest Builder Sdn Bhd, a wholly owned subsidiary of Crest Builder Holdings Berhad ("Crest Builder" or the "Company") has been awarded a contract by UDA Holdings Bhd for the Construction of Super-structure Works of a 30 storey serviced apartments with 1 level podium and 8 levels of car parks on Lot 3347 & Lot 3348, Seksyen 41, Jalan Sultan Ismail, Kuala Lumpur, Wilayah Persekutuan for a contract sum of RM197,821,175.45 (the "Contract").
2.0 Duration of The Contract
The contract period set out in the letter of award is thirty months (30) from the date of site possession which has been set out on 25 March 2015 and the Contract is expected to be completed by 24 September 2017
3.0 Share Capital and Substantial Shareholder's Shareholdings
The Contract will not have any effect on the issued and paid-up share capital of Crest Builder and on the substantial shareholder's shareholdings of Crest Builder.
4.0 Earnings and Net Tangible Assets ("NTA")
The Contract is expected to contribute positively to the earnings of the Group for the financial years ending 31 December 2015 and onwards.
5.0 Director's and Substantial Shareholder's Interest
As far as the Directors of the Company are aware, none of the Directors and/or substantial shareholders of Crest Builder and/or any persons connected to the Directors and substantial shareholders of Crest Builder have any interest, direct or indirect in the Contract.
6.0 Statement by The Directors
The Directors of the Company are of the opinion that the acceptance of the Contract is in the best interest of the Company.

贡献超越建筑业务 克立斯转攻房地产

(吉隆坡24日讯)克立斯建筑(CRESBLD,8591,主板建筑股)表示,由于产业发展业务盈利表现优于建筑业,接下来将多加专注在此业务上。
执行董事杨昌铭今日出席股东大会后向媒体表示,虽然产业市场放软,但旗下的产业发展业务,却贡献净利达70%,超越建筑领域。
另外,该公司目前拥有3亿5000万令吉的外部订单,3月时获城市发展局控股(UDA)颁发的1亿9800万令吉服务式公寓兴建合约,仅可支撑订单至2017年。
“因此,我们正致力取得新订单。”
杨昌铭希望今年建筑和产业业务对营收的贡献比例,能达50:50的水平。
他也表示,发展总值有3亿令吉的莎阿南Alan Sanjuang产业计划,已经卖出了70%,这有助激励今年的净利表现。【南洋网财经】
