个位大大,我想买一间195K 的屋子。我想知道我需要准备多少钱来买它呢? 小弟有存了12K 及KWSP Acc2 有12K。我够钱买这屋子吗?S&P , Loan Agreement 及那些律师费,差费需要多少钱的呢?可以教教我怎么算吗?

小弟想买一栋公寓,价钱180k, 本来是175k的,打电话给agent说屋主反悔上一个买主的买卖并退回钱给他,小弟想问,如果我要买,我要做什么步骤,我不想付定钱先也不介意有没有别人抢,最怕银行loan不到也怕等下loan到屋主反悔,所以我要做什么呢?是找律师先还是找银行loan先?银行批准是不是要什么证据?? |

请问下。。
现在多数看到的是买家想买屋子, 想请问下卖家需要注意些什么?和做些什么吗?
我明白的以下, 不知对吗?大家可否给些意见?
-买家看了屋子也同意了买价,那就给定金(可以是1%或2%),然后买家就去找律师和银行找loan?
-卖家这方面需要做什么呢?除了提供snp,garan, strata title, 还有些什么呢?
另外就是律师方面?买家和卖家都应该找自己的律师?还是只是买家的律师就够了?

legal fee ,和 loan agreement 和 S&P有什么不一样,还有stamp duty , 是一笔数目呢,还是有分buyer , seller ?
看中一间屋子,那个SA 讲 legal fee developer 会还, stamp duty 就要我还了,
新屋和旧屋的stamp duty 是不是不一样? |

RM4000 (S&P) + RM2800 (Loan Agreement) = RM6800
LA 那邊我真的猛壓他价了,我那其他律師的quotation 抛他,如果他不給我減,我就找其他律師。
S&P 其實也應該這樣做的, 可惜太遲了。。。 |
