but last yrs I sold sitatt at  rm 1.72. If I but back now,I sold 1 can but back 2 now.

      I buy shares, I really dun like have to wait..wait and wait,until neck long long like a fool....I like when to day buy, to morrow moving. moving .yes ...really.

要买可以,不过不要 overdraft,完 contra game.

你试试看 买 500 lots 下去,看它几天之内会不会起?
一定不会起的。 (学 psrn 的说法)

Hi, Kawan.
           yrs 1965. my mother bought a pice of land,in around Sentul, KL.
(my mother is a good manager, planner, invester. she fight from 0 be come susess,with 10 small children.) later.... I'll write about, how she invested in property. in this forum. If the forum like it......(my mother pass away in 1986)

Yrs 1991,  we (my 2nd brother and me), sign a jointvencher agreement with a developer . allow them to develop in the said land. (to build a codo).
Yrs,1995.  the developer complete the codo. we have our 11 unilts. 5floor,2unilts, 6floor 3unilts, 7 floor 3unilts, 8floor 3 unilts.
Bcoz, he (2nd brother) is rich,  he gived 6 unilts to me. he take 5 unilts.

My family,(wife and children) dun like KL, They said KL traffic jam, air producesion, living cost high, KL peopte stay with no friendship. KL people think, all of them are Taiko. useless city .( I have been stayed in KL 12yrs).

I sold all my 6 unilts, get about  rm 1 million.
my brother didn't sell, give all to children.




My advice:  always say OK !! YES !!to the parent, when parent old,please take care them. bcoz life is very short, they  dun stay long with U.

INVESTMENT IN PROPERTY. CHEAT BY FRIEND!!!!

Hi, Kawan.
1995,aug. met mr P, in a wedding party. (few yrs ago bought a single storely terrace house from him.).
  the next day we have a dicussion in coffee shop. He said to me,got another house in the same garden.ask for.rm 35.000.00. ...I agree the said prices, ask him  to see the lawyer,at the next day.
    Bcoz he say to the lawyer  he need the money badly. ask for rm 15.000. for diposit. usesully diposit only need for 10%  rm 3.500... The lawyer said to me since both of U are friend....(friend)!!!  OK!!!. I wrote a cash rm 15.000.to him.
the lawyer prepair the sale and purchase agreement.and make a search (land office). Comfirm that the said  house not belong to him. the owner is his son .

mr P, didn't come to sign the agreement,and didn't give me back the rm15.000.

  Few months later  I went to his house, the P wife said  the husband  he  went to Thailand ,didn't come back yet.  
   The lawyer said .report to the police. I said no.
nearly 20 yrs Mr P didn't give me back the rm 15.000.




My advice: when investment in property, please never pay more than 10% deposit to the seller,even that is your good friend or ets.ets......

Hi,  Kawan.
    Investment in property,buy one free one.
1998. Interest rate up and up. fixed deposit interest,MBF finance 11% per @.ARAB bank.10.5% per @. Public bank 10%per @.
1998,july. my friend Mr T, rang up to me said his friend,Mr Y want to dispose his shop house. we made a apointment ...
  Next day, after we viewed the shop house, we have a discussion in a coffee shop...after the discussion, we come to the agree prices rm.180.000.00.
I want to write him a chaque, for deposit.10%  for the agree prices..He said.AAH  YAY,we china man,no need deposit, we 'll keep the promiss, dun worry, mr chin chai. so we made a apointment to see my lawyer.in the next day.

the next day.every things is in order..He singn the sale and purchase agreement.  after one month I pay all the balances to him. the lawyer transfer the said property to my name. every thing  well done !!!

My friend !!That is 2 unilts  shop houses.....BUY ONE FREE ONE.......



My advice:  sometime investment depend on " LUCK "

Hi, Kawan.
    1982 july, my friend told me that Mr W,got 3 units shop houses to sell. I know Mr W, he is a tin miner.(big Tow Key).
     One day we met in his (Mr W)office. to discuss about the said property.(3 units shop houses).until the end of the discussion, He take up a 10cents coin,to show that last prices rm 500.000.00.He said to me: " mr chin chai even less 10cts like this coin. I would not sell to U ".
so I said: " ok! I'll think it over ! I'll come back to U."

  Really I like the said property.bcoz...(1) location good.
                                                   (2) rental return good.
                                                   (3) potential good.
  week later, I met Mr C, he is a real estate agency. (broker). I told him about the said property  and told him about Mr W offer.wole story.
    I offer to him..........(1) the commision 2%> I'll pay him.
                              (2) ask him to negotiate with Mr W .
  If Mr W less rm 10.000.00....I'll pay extra rm 1.000.00.
             less rm  20.000.00...I'll pay extra rm 2.000.00.
             less rm  30.000.00...I'll pay extra rm 3.000.00.
             less rm  40.000.00...I'll pay extra rm 4.000.00.

Week  later, Mr C come to see him at home. He siad every things is ok, term and condition. comfirm prices rm 470.000.00.
Deal go thorough every things in order.....every things well done.

I keep my promised pay all I have promised to MR C...



My advise: "think about others. give some gain to others."
