第一次买屋很多都不知道。我是跟发展商买他有给我律师的名片。叫我找那律师。那就是我要找那律师做S&P吗?还有Loan Agreement我们是要付给银行的吗?还是给那律师的? |

各路英雄,小弟我第一次买屋,如果屋价是78000, 借90%, 除了头期,我还需要给什么费用?大概要给多少,谢谢。。。 |

我之前聯名和老公買了一間condo 2004 還沒有discount50%印花税折扣 時買的
我現在買第二間,2手排屋有50%印花税折扣嗎??
屋价RM220k。所有手续费用加10% 頭期。大概要准被多少錢?
10% 頭期可以拿EPF來代替嗎?謝謝 |

建议最好将这些东西都写进booking receipt 里,以免日后的纠纷。现在很多agent 都是提供这类行的服务,至于信不信的过的就看你自己本身,毕竟你才是deal with 她的人。
如果你有相熟的banker 或者律师可以自行处理。毕竟买屋子的东西有时候亲力亲为比较好。 |

我跟女友刚买了一间价值RM300000的CONDO。AGENT介绍了个律师。那时没SURVEY就跟他说要他帮我们做S&P。已经给了RM300做LAND SEARCH,然后我们跟PXB借RM180000(头期给RM120000),他刚好是PANEL,就想给他一起做。刚拿到了他的QUOTATION。

1. S&P约多少钱?
2. Loan agreement约多少钱?

如果跟着table算得话:
S&P 1% for first RM100k
0.5% for next RM 4.9 mil
Loan Agreement 0.5% for loan amount
我算出来的是
RM 2600 for S&P
RM 1890 for loan agreement
completed property 还要算 transfer of title fee 的。。。
1% for 1st rm100k
2% for next rm4.9 mil
大概 RM 7400 左右。。。
还有一些disbursement fee~ |
