maybank超值housing loan package請問有誰在用maybank的housing loan?
現在有個package 是
lock in 3 years
1st year -- fixed rate 2.88%
following year -- BLR-2.22%
unlimited prepayment to deduct principal.
withdrawal min 2k, fee RM20.
這是真的嗎? |

哇! 蛮不错了?你们有谁认识maybank mortgage agent 吗? 在setapak 一带的。
这个lock in 3 years, 是当银行出完钱才开时算的。如是under contruction 的也就是3+3= 6年lock in period.
还有谁懂这个配套呢?可以分享吗? |

头痛!
我现在跟citibank借着housing loan,前三年4.75%,第四年BLR+ 0.5,我就申请降息,因为这个八月份就到第四年了。。他们今天打给我,说只可以给我BLR-1.05%,三年过后,BLR—1.8%,然后,重新lock我6年,penalty for early settlement is
6% on principal (rm150k)忘记今年内了,之前才4%罢了。。
然后,我也想refinance,找public bank,说可以讨BLR-2.0%给我,试试看而已。。
可是我一转,一定中penalty6000,我的balance剩140K而已,所以,我算过两者的利息,一年差千多而已,如果我换,三年过后,citibank都给我-1.8%了。。所以,不知道要怎样选。。。可是长远来讲,一定是public bank划算啦。。。

对于没有现金的我来讲,这个package很不错。
第一,利息低
第二,lock-in period短
下个星期我拿到S&P就去apply,最怕他又告诉我package换了。听说Maybank会比较难借到loan因为他们比较严格。我的monthly repayment好像是薪水的的38%,有点担心不approved。 |

你最後關於 prepayment 的有點不了解....剛開始時對方也是和我講有這個condition...
經過negotiate 後, 對方officer 說沒有這個限制了..可以無限制還 prepayment...也沒放在offer letter 裡.....
請問你的 offer letter 有寫明這個 prepayment 的限制嗎?
希望不是在騙我.....
還有,他們有要求你一定要拿maybank的 credit card, online banking account 和 火險...我的是有... |

我是在midvalley分行問的, 還沒拿到offer letter. 我再一次確認關于prepayment的時候,banker只是含糊的說可能沒有這個限制了
我打算那這一個,因為第一年是fixed rate 而 lock in 只有 3 年 |
