没错,真有此事。不过有些时候我们会遇到一些房东说我只要卖250千,不包括你的佣金,你要赚多少你自己Mark Up吧!不排除会有这样的屋主,所以才会导致市场对我们房屋中介有这样的误会。
另外,关于6%GST,我想澄清一下。我相信外面很多中介也不知道这个6%GST跟政府即将实行的6%消费税有什么分别。。甚至混淆了以为两者是一样的。这是不正确的。正确的答案如下
我们中介公司所收取的6%不是消费税,而是Government Service Tax。2011年1月之前是5%,之后是6%。我们每两个月都要成交给关税句一次。以下是英文解说。
Payment of service taxService tax is due when payment is received for taxable services rendered. If payment is not received within 12 calendar months from the date of issuance of invoice, the tax is due on the day immediately after the expiry of the 12-month period. (Means you have to pay even though the balance is not collected by you!) Any service tax that falls due during the taxable period, which is 2 calendar months, is payable to the Customs authorities within 28 days after the end of the taxable period. Penalty for late paymentWhere any payment of service tax is not paid to the Customs authorities within the stipulated period, a mandatory penalty of 10% will be imposed on any unpaid amount. If the service tax, which is due and payable, remains unpaid for more than 30 days, the penalty will be increased by a further 10% for every succeeding 30 days or part thereof, subject to a maximum of 50%.
