起初我看不很明白.. 但我想我们买屋子都离不开两种 Agreement
(1) Sales & Purchase Agreement 简称 SPA ( 你跟卖主买卖屋子的合约)
(2) Facility Agreement 简称 FA (你跟Bank 借钱的合约)
这两种都包含 律师费 + 印花税 (Stamp Duty ) + 杂费. 你付 FA 的钱肯定比 SPA 少, 因为 FA 是根据你借的钱数来算 (Stamp Duty 也少). 你已经付了10% 头期, 如果你的买价是 220k , 你的 FA 应该是 200k+MRTA.
如果这是你买的第一间屋子,350k 以下应该有 50% 的 Stamp Duty 回扣.
S&P 律师费 = RM 150,000 x 1% + RM 70,000 x 0.7% = RM 1990
S&P Stamp Duty = RM 100,000.00 x 1% + RM 120,000.00 x 2% = RM 3400 (RM 1700)
( Total: RM 5390++ / RM3690++ with discount )
FA 律师费 ~ RM2000
FA Stamp Duty ~ RM 220k x 0.5% = RM 1100
( Total: RM 3k ++ )
你给的价位 5k++ 有点不合理. (如果现在 Bank 要少借钱给你, FA的钱数会改, 律师应该要退回款给你不过他们会拖到 S&P 完后)
S&P Stamp Duty Rates :
First RM 100,000.00 = 1%
Next RM 100,000.01 - RM 500,000.00 = 2%
Next RM 500,000.01 - RM 2,0100,000.00 = 3%
Above RM 2,000,000.00 = 4%
Loan Agreement Stamp Duty Rates:
Any Amount = 0.5%
| Lawyer Fees:
First RM 150,000.00 = 1.0% (subject to a minimum fee of RM300)
Next RM 150,000.01 - RM 850,000.00 = 0.7% |
