槟城房地产投资

个人观点:
1、从房子的基本属性上讲,一方面它归根到底是用来住的(或经营的);在市场上,另一方面它有是一件商品,供投资者(包括投机者)流通挣钱的。长远看,如果两个属性,离的越来越远,变得越来越没有关系,房子就不是房子了,只是变成了被炒作的一个符号(就像虚无缥缈的古董、荷兰郁金香。。。。。)!你想想他能持续吗?
2、槟城的经济底蕴和实力、购买力,在于几百年在此经商积累的华裔商家,他们几百年来积累了大量动产和不动产,从岛上几个主要的CONDO、排屋项目销售时,10-20巴仙是华人现金购买,就能看出来,这些人投资不激进,不投机,不害怕所谓的经济危机、金融危机、次贷危机、金融风暴、打房措施、消费税!
3、但是,槟城100多万人,靠世代经商积累了一定财富的华人,我们都承认有很多(能多过10巴仙吗?),但是不要忘记,住廉价屋的人更多,他们的比列应该是超过有钱人的。
4、看看槟城35岁以下的年轻人,甚至40岁以下的年轻人,有多少独自创立了自己的事业,有多少在从事真正高收入银行业管理者、律师、高级工程师等行业,能保证收入10K、20K?  有多少人的收入可以持续。。。
5、洛杉矶房地产崩盘前,整个城市都疯狂了,20-30巴仙的人都在从事地产业,包括开发、建设、中介,等等,50巴仙以上的人都在投资(投机产业),有钱人买贵的,没钱人买偏远点的!到了一种可怕的程度,不管啥价格,只要有人卖,立马有人买,起价后还可以再卖出去!
6、最近从台湾来了一位朋友,孩子在槟岛国际学校读书,在帮他处理一些事情过程中发现,我们槟岛也已经疯狂了,他租住在学校旁边的小区,物业和保安听说他是外国人,可能估计他要买房子,不少于3个人找到他给他推荐屋子;他孩子去补习英语,补习中心的老师听说他是外国人,也都给他推荐屋子;他孩子去学跆拳道,竟然跆拳道教练也是中介,也给他推荐屋子。。。,真是个疯狂的世界!

以上观点,只是个人观点,不免偏颇!
其实,本人更希望咱们槟岛的房产能持续起价,长期能赶上新加坡,那样我们都可以不用做工了,都有能力畅游世界了!

其实,我们不要仅仅从表面看新加坡和香港的高房价,是有原因的:
1、这两个地方,是国际金融中心自由贸易中心,有大批的高端外国人进驻,有强大购买力;
2、这两个地方,地小人多,没有别的发展(工厂等等)可以挣外国人的钱,发展地产业是他们的一个重要战略;
3、高房价,是政府有意而为之,不是仅仅是市场的力量。。。

如果我们槟岛产业,不停的起价:
1、最终受害的是槟岛的大部分人民,如果起价到崩盘,受害的就是全部人民。
2、新加坡高房价,很大一部分卖给了外国人,是外部资金进来新加坡,别新加坡政府、企业、人民赚到了,他们是真的挣钱了!
3、KL起价, 一部分卖给外国人,一部分卖给KL之外其他州的外来人口,这样也有外部资金进来了,政府、企业、人民也就也赚到了!
4、槟岛起价,最终90巴仙,卖给的还是槟岛人,没有外部资金进来,仅仅岛内资金循环和二次分配,出去消耗,政府和企业挣到了,谁亏了???

槟城房子有九十巴仙都是本地人买吗?因为以前我去看二手房时有一半都是外州人买的,我家那边也是有很多外州人买了,然后放着,有的人因为在这里工厂上班,所以才买,有些人有放出租,还有的O.C已经有两年多了,但也没有放字条说要出租或出售,这些人真的很强~。在槟城我目前还没有遇到外国人住在自己购买的房子,遇到的都是租的比较多,这些都是我本身遇到的。如果槟岛真有九十巴仙是给我们自己槟岛人买的话真的是一件好事,大家就不用因为价钱的关系才搬到北海住,因为大家都住惯了自已的老地方。 本帖最后由 andy_pg 于 19-5-2014 03:05 PM 编辑

想请问Sheer为什么对槟城电子业这样悲观?小弟看到的是有其他大厂(Bose, Honda, VAT, Sandisk, 等)都陆续进区槟城工业园。而现成的大厂如bosch,B braun, Agilent) 都在擴張。

个人观点
薪水方面,现在的fresh graduate,如果是engineering背景,大厂如Intel, Agilent, altera 都给3k到3.5k之间。以现在平均23岁毕业,30岁前薪水接近5k应该不是问题。如果30岁结婚想要置产,夫妻俩薪水接近10k, 600k 的condo, 月供2.9k,会不会不合理?

难道医生,律师的薪水会少过工程师?

打工族薪金追不上房价增值是事实。
工厂起薪只是让员工刚好cover inflation,所以打工族买屋子基本上没选择,
去年打算买1200sf,今年买1000sf算了,明年可能800sf也算不错了。
政府政策发展方向显然是让Batu Kawan变得更加“可住”,接下来工厂一族都会逐渐移向北海、Batu Kawan,Tambun Simpang Ampat等等。

槟城人有钱而且anytime可以买房产的人其实非常多(还有北海/BM/Kedah的生意人),只是他们都不急,慢慢选。
至于外国人,印尼/香港/中国比较多,新加坡就开始少了。

就如jeffanb兄所说,在外地赚钱回来买房产的槟城人也不少,比如E&O的Quayside和terrace,第一手买家外国人居多,第二手的反而本地人居多。

别忘了还有槟城的IT-BPO提供的高新工作机会。

请问你是在电子业这行吗? 不要因为有这些  manufacturing factory 进军槟城而沾沾自喜, manufacturing 会来,是因为我们operating cost 便宜, 除了一小撮高层拿高薪,其他的employee 还是低薪的. 身边不少 engineer / manager 朋友就离开槟城到台湾新加波发展了

大马的银行,经历过97和07两场重大金融危机后,风险意识已经大大提高,这就是为啥现在贷款难的原因?
说明,银行已经预警,我们人民的收入和你们买的房子的价格(或总价)越来越不匹配!
说明,银行对当前一直在起的房价,是没有信心的!
说明,银行对你未来30年,都能保证你的收入是没有信心的!

普吉和我们槟岛面积基本差不多,位置也差不多,在吸引的外国人(数量、消费能力)方面,我们和他们就不是一个数量级了!
反思一下,我们缺少的是什么?

Redefining Penang’s skyline

The rise of new developments will transform the landscape of the Pearl of the Orient even more dramatically in the years to come.

PENANG has become one of the most sought-after areas for residential developments in recent years, thanks to the constantly improving transportation links, political stability, booming manufacturing sectors and the growing appreciation of land. Various shopping, financial, educational, and healthcare amenities in George Town are just a 20 minutes’ drive away via the Tun Dr. Lim Chong Eu expressway, while the ferry services also provide an alternative means of connection to the mainland. Located even closer, are the Bayan Lepas Free Trade Zone, Queensbay Mall, Pantai Hospital as well as banks, schools and Food and Beverage (F&B) hubs.

Tropicana Bay Residences

The first phase of Penang WorldCity will be Tropicana Bay Residences comprising six blocks of 22-storey condominium towers housing units sized from 455 sq ft to 1,950 sq ft. These are available in eight distinctive layouts.

是“国家银行”, 不是所有银行。如果不是国家银行的措施,现在DIBS什么的应该还在大行其道。而很多银行直接和发展商挂钩,什么专属“Panel Bank”的,甚至有时候地皮就是直接抵押给某个银行。在这立场上,银行根本就是发展商的商业伙伴。

Eden Seaview 很旧了,虽然保养方面还可以接受。有service apt的问题,海景也蛮远的。四周环境优雅,空气好,不错。不过我觉得Miami Green 其实比较好,出租市场较大。

另一个威南的计划:

GEORGE TOWN: GUH Holdings Bhd is planning the initial launch of an RM238mil residential project in south Seberang Prai next year following the acquisition of a 46-acre land bank for RM69.68mil in Simpang Ampat.

Group managing director Datuk Kenneth H’ng told StarBiz that the project, comprising 322 units of landed properties on 16 acres or about 35% of the 46-acre site, had been approved by the local authorities.

“The purchase of the land came with the master plan for the project, which has been endorsed by the local authorities,” H’ng said after the company’s AGM, which saw the signing of the sale and purchase agreement for the said land bank.

The site was purchased from Million Crest Sdn Bhd by Notable Empire Sdn Bhd, a wholly owned subsidiary of GUH, for RM69.68mil cash. The acquisition is scheduled to be completed in July.

“We plan to launch the project in the first half of 2015. Based on today’s property prices, we can expect the project to generate about RM92mil to the group’s revenue over the next five years.

“With the launch of our maiden property project in Penang, we expect our property division to contribute over 20% to the group’s revenue next year compared with 15% in 2013,” H’ng added.

He said the group was optimistic about the project, as it is close to the second bridge and 2.5km from residential and commercial projects such as Bandar Tasek Mutiara, Pearl City, Taman Tambun Indah and Taman Simpang Ampat.

Aspen是目前我最期待的发展商,是难得比较有Vision的developer。
but这个project tri pinnacle好像是affordable housing ~300k。
我比较有兴趣Beacon project,据说是在Sg Pinang Japanese School旁边。
