ALSREIT产托可增持?

答:先看看ALSREIT产托最新公布的业绩,该公司2016年末季业绩超越市场预期,分析员基于该公司依然有潜能带来16%的回酬,上调2017至2018财政年财测。
马银行研究指出,ALSREIT产托末季业绩主要由新山城中城广场(KOMTAR JBCC)出租率改善(由89%升至93%)及调整租金结构所推动,在剔除重估收益的1060万令吉下,录得1100万令吉核心净利,累积全年核心净利扬411%,至3600万令吉,超越市场预期。
马银行表示,尽管新山城中城广场出租率改善及租金结构获调整,惟因为KOMTAR大厦及@Mart Kempas出租率下滑,分别为93%及90%(前期为96%及95%)及租户没有更新租约而抵销部份利好。
马银行预料新山城中城广场将持续推动ALSREIT产托业绩,可在2017年贡献56%营业额。
在调整2016年全年业绩后,马银行调整ALSREIT产托2017及2018财政年财测,上修2.4%及2.2%。
马银行认为,ALSREIT产托可从KFCH学院和QSR产业享有稳定及可循环收入,该两项产业在2017年料做出25%的营业额贡献。
马银行认为,ALSREIT产托依然有潜能录得16%的回酬率,且2017财政年的周息率预测为5.6%。
综合以上,马银行维持ALSREIT产托“买入”评级及1令吉15仙目标价。

Al Salam产托1.55亿购登州Mydin
每2年可加租5%
2017年10月4日
(吉隆坡3日讯)Al Salam产托(ALSREIT,5269,主板产托股)以1亿5500万令吉现金,购买登嘉楼贡巴达Mydin超市。
该公司今日向交易所报备,于10月2日与Mydin Wholesale Cash and Carry私人有限公司签署买卖协议。
完成收购后,Mydin Mohamed控股有限公司会立刻回租该商场,为期30年。同时,Al Salam产托每2年可调高租金5%。
该产托管理人相信,该收购是个扩展投资产业组合的良机,可带来稳定永续收入流。
此外,“三重净租约”模式降低了Al Salam产托的风险,包括产业营运成本走高和其他行政活动。
“Mydin集团的符合回教教义的地位及提供100%清真产品的生意模式,将吸引附近的回教社区。”
该超市的市价为1亿5800万令吉,因此Al Salam产托是以1.9%或300万令吉折价购得该产业。
完成收购后,该产托的投资者组合将从9亿2210万令吉提高至10亿7710万令吉。
Al Salam产托将以银行贷款和/或债务融资来支付款项。

Al Salam产托(ALSREIT,5269,主板产托股)以1亿5500万令吉现金,购买登嘉楼贡巴达Mydin超市。
收购后,Mydin Mohamed控股有限公司会立刻回租该商场,为期30年。Al Salam产托每2年可调高租金5%。
Al Salam产托将以银行贷款和/或债务融资来支付款项。这项交易预计明年首季完成。
行家建议:
由于实际利率成本较高(近5.2%),因此,我们中和看待这项收购计划。
由于Al Salam产托将举债完成收购,我们不排除可能会有向单位持有者筹资,因为该产托的负债率,将从2016财年的35.45%,上升至近44.5%。
另外,因成本提升,我们预计收购回酬也会稍高。我们认为,6%的派息率,会随着租金每2年调涨5%而逐年上升。
另一方面,我们上调2018至2019财年盈利预测,幅度为3至4%。盈利的主要推动力,将源自光大JBCC资产5至15%的租金上调率。

ALSREIT产托(ALSREIT,5269,主板产业投资信托组)建议以1亿5500万令吉现金收购登嘉楼Mydin霸级市场。
该霸级市场的出租率为95.29%,截至2017年3月31日,资产的净收入为698万5000令吉。ALSREIT产托预期明年首季可完成收购。
●分析
马银行研究对此进展持适度正面的看法,该公司和卖方签署的回租架构将提供稳定和经常性租金收入。
该公司也和卖家达致为期30年的三重净租赁(triple-net lease)合约,即租户承担所有的运营花费,Mydin将回租该霸级市场,每两年租金提高5%,但租金详情未透露。收购价比市场估值的1亿5800万令吉低2%。
假设净产业回酬6%和借贷成本5.2%,Mydin霸级市场资产将令ALSREIT产托2018至2020年财测和股息预测上调12%/4%/6%。此外,负债比升至0.44倍(截至2017年第二季为0.36倍)。总产业价值增加17%,至10亿7700万令吉(第二季为9亿2200万令吉)。
马银行研究保持财测不变,继续看好ALSREIT产托的均衡资产组合,包含了长期稳定资产和三重净租赁将提供盈利上涨潜能。

Al Salam产托1.15亿
买QSR品牌全国22产业

(吉隆坡4日讯)Al Salam产托(ALSREIT,5269,主板产托股)以1.15亿令吉,向经营知名快餐连锁店的QSR品牌,收购位于全马各地的22座产业。
Al Salam产托向马交所报备,已在11月30日与数家QSR品牌的子公司,签署有条件的买卖合约。
根据协议,完成收购后,Al Salam产托将把产业租回给QSR商店私人有限公司和必胜客私人有限公司。
租约为期3年,而租客可在之后,将租约更新最长至15年。
为完成上述收购,Al Salam产托也建议私下配售最多20%的产托单位予第三方投资者。
如最终成功售出约10.89%,公司预计可筹得6000万令吉,不过,最终配售规模和发售价依然待定。
Al Salam产托在文告中指出,私下配售所得将在发售后的6个月内,用于支付上述收购行动的费用。
如收购计划不获股东放行,公司将把筹集所得用来偿还债务。【e南洋】
