你們地產Agent,是不是不用你們的律師就要這樣啊?有沒品啊?

你沒out, 只不過是那agent多多野講,而是因為我沒用他律師而他就要玩野。其實只要他做好本分,我們這些買家日後如果要再買屋,都會找回他的,但是他這樣做,只有做臭自己名。因為我是有權用我自己律師的,地契就一定要的,而他就一路多多借口。我看這樣的agent,日後都好難再找回他。何必呢? |

如果你不要再和这个agent有什么接触的话那么下次他再要求什么文件的话你叫他直接向你的律师拿,那么你就不需要烦了。但是在这之前你要确保将来不会有什么用的着他的地方,要不然他报仇就惨了 |

你的律师不用等,可以直接land search . 你看你的律师quotation 有算你RM60了的。那land search .就最新的title . 那没title 你怎样贷款因为有些bank 要title submit loan 的. |

land search 如果没有地契号码好像也不能search.
lz想问问,你真的很喜欢那间屋子吗?
如果不会的话。那么就不用给人牵着鼻子走。
叫你的lawyerlist down 所要的文件,比如地契,买主的买卖合同,loan agreement.( relevant pages)... and etc. 给他xx days... if not received i will deem you are no longer interest to sell ... blar blar ...
你s&p没签,那个agent拿不到commission。但你的loanoffer letter 给agent. 你的deposit 到时间了,会被吃掉。
所以那个loan offer letter 不可以给agent。 要的话.和agent 交换你要的文件。我是讲。一手交东西,一手交货。叫agent 签在你的booking form, 14 days signing S&P start form today ( all document received). |

我其實是幾喜歡這間屋的,那個booking free form 有包括有話簽S& 嗎?我真的不懂,我以為是14天借錢而已! |

But actually booking form no mention dy also nothing de .
After you pay the 2. % booking to property agent . They will issue u the booking form & ask owner get signed to block this property for 14 days for u to get loan apply & reply to Ower in 14 days to confirm the loan & purchaser deal . And also for block owner can't sell to anyone in this 14 days . If in this 14 days owner say wan to sell to other people u got rite take back x2 ur booking fee. After the agent collect ur 2% and give owner signed Nd return u the copy booking form time , agent must Attached with owner SPA or land title either 1 . Then can ready the draft copy for u dy.
If no lawyer should contact the vendor lawyer to ask for all this . Sure can get de.
Yes land search must need the land title detail , but SPA inside the page 1 or schedule 1 until signing page between sure got mention .
But actually ur loan can submit without the land title coz ur banker saw the SPA copy inside got dy.
Bank submit loan must to key in the land title detail de.
Your loan approved dy , if no need to rush like this , after ur loan approved. Then vendor lawyer sure will get reply de ... The agent won't so stupid until like this Gua, your SPA no sign the 2% commission still no they comm yet .. They must get u signed the SPA & vendor sign only can get the comm.
May b ur loan no approved yet . So the lawyer no do the land search , coz will cost RM 60 . If ur loan no approval , mean the SPA no doing v the lawyer they will rugi this RM 60
How much ur purchaser price & let me calculate for u my legal fee is how much then u compare. |

My house price is 128k . And the loan also approve already. But just the agent keep try to playing the game. I guess he must think maybe I don't want to use his lawyer , then haven't pass me the title yet ! 中文 |

I even have cul on website. Price is around $5650 , but the agent lawyer gave me the price is $6800,so no point to pay more $1200. 中文 |

I can give better price for you . But my lawyer no willing to below 200k . Coz every mth I refer to this lawyer large volume customer so I can get special rate . Coz I got do many project & agent case ..so u refer back ur lawyer la. |
