凭单价 RM0.080

Sheda calls for building materials to be zero-rated from GST
by Sharon Kong, sharonkong@theborneopost.com. Posted on June 19, 2014, Thursday
http://www.theborneopost.com/2014/06/19/sheda-calls-for-building-materials-to-be-zero-rated-from-gst/
KUCHING: The Sarawak Housing and Real Estate Developers’ Association (Sheda) has appealed to the government for building materials to be zero-rated from the Goods and Services Tax (GST) in addition to its call for residential properties to be reclassified.
Sheda secretary-general,Sim Kiang Chiok said the association has appealed to the federal government through a joint memorandum with Real Estate and Housing Developers’ Association (Rehda) and Sabah Real Estate and Housing Developers’ Association (Sarehda) for building materials – such as cement, bricks and steel bars that do not attract sales tax – to be zero-rated from GST.
“Doing so will not add any cost to the materials, thus building costs will be less impacted by the GST,” Sim explained during the GST Property Development Perspective Seminar held here yesterday. “Any increase in supply cost will naturally spillover into an increase in building costs.
“This is simply a case of logical progression and mathematics.”
In addition, Sheda also recommended for residential properties be reclassified as zero-rated supply instead of exempt-rated so that suppliers and contractors will be able to claim input credit tax and not be forced to drastically increase the cost of building houses.
If residential houses fall under exempt-rated instead of zero-rated supply, Sim said developers will not be able to claim back GST that has been imposed on building materials.
“An inability to claim back such tax will also naturally lead to higher building and development costs,” he said.
Sim pointed out that what the public is not aware of is that developers have to bear a huge capital in order to succesfully complete a project.
“They have to comply with the requirements of over 14 agencies and are liable for severe penalties as well as heavy risks,” he noted.
For that reason, Sheda held a GST seminar yesterday from the perspective of property development to educate the public on the GST impact toowards the property sector. The seminar was held in collaboration with IFCA MSC Bhd (IFCA) and facilitated by Daniel Chow, the chief financial officer (CFO) of IFCA.
With the implementation of GST just around the corner, Sim affirmed the need for businesses to be better informed and understand the significant impact it will have on the property market to ensure their financial and business strategies are ready to tackle the new tax system.
In addition, Sim noted that players will need to be ready to communicate these issues with potential customers and business associates.

IFCA MSC BERHAD TO HOLD GST WORKSHOP AND SEMINARIFCA MSC Bhd, the first Goods and Services Tax-accredited property business software company, is holding a three-day workshop designed for the property and contruction industries. The workshop will be held from June 9 to 11 at Kuala Lumpur Golf & Country Club from 9am to 5pm.
Its objective is to give participants insights into what GST means to their businesses and provide them with practical solutions and guidelines on how to avoid costly mistakes.
IFCA is taking the lead to educate developers, contractors and property managers on what GST means to their businesses, said Leong Nyu Kuan, IFCA’s Chief Operating Officer.
“The GST isn’t just about output tax and input tax. That’s just the tip of the iceberg. Many rules and guidelines need to be comprehended and applied correctly to avoid costly reworks. Any mistakes made may be discovered until only a few years later when the GST returns are audited,” said Leong.
The Guest Speaker of the workshop is Wan Leng Whatt, who is Ex-Deputy Director of Royal Customs Pioneer GST Policy Maker.
“This GST workshop will build your knowledge and set the foundations for your ground-breaking journey to implement GST for your business, with confidence,” he said.
Following the government’s announcement that the GST will be implemented on April 1 2015, IFCA has also customized its products to be GST-ready according to Royal Malaysian Customs department guidelines. IFCA system is now ready to service its existing customers and potential new customers.
Besides the workshop, IFCA has already been conducting a roadshow of one-day seminars in five cities nationwide since March, namely in Penang, Kuala Lumpur, Kota Kinabalu, Kuching and Johor Baru.
The roadshow will continue in Ipoh at Symphony Suite on May 28 and in Kuantan at Zenith Hotel on June 4. IFCA recently opened offices in these two cities. When the roadshow ends in June, it would have attracted over 2,000 participants.
Besides knowledge transfer, a demonstration on how IFCA has incorporated the GST requirements into their products, will also be available to the participants.
“We are glad to educate the participants with GST knowledge through the seminars which we are sure to benefit many industry players.” said Leong. “The education will not stop here as we plan to continue hosting more seminars and workshops in months to come, with the objective to help as many companies to be GST-ready as soon as possible”.

KUALA LUMPUR (Aug 18): IFCA MSC Bhd, whose shares and warrants have flattened after their recent rise, rebounded ahead of its second quarter results announcement, expected tomorrow (Aug 19).
At 3:41 pm, shares of the accounting software producer were 3.5 sen or 14.58% higher at 27.5 sen with 36.43 million shares traded. IFCA MSC’s counter was earlier traded to a high of 28 sen, its highest price since Jul 31 when it touched 31 sen before closing at 28 sen. The stock cooled afterwards.
Concurrently, IFCAMSC-WA warrants were up by 2.5 sen or 12.82% to 22 sen after hitting the day’s high of 22.5 sen. A total of 24.24 million of the derivatives changed hands. At the last traded price, the one-for-one warrants were traded at a 16.36% premium to its mother share. IFCAMSC-WA has a strike price of 10 sen and will expire on Feb 15, 2016.
An executive familiar with IFCA told theedgemalaysia.com that the accounting software producer would announced its results for the second quarter ended Jun 30, 2014 (2QFY14) tomorrow.
Recently, The Edge and theedgemalaysia.com quoted CEO Ken Yong and Chief Operating Officer Leong Nyu Kuan as saying that IFCA was looking to finally reap the benefits of the impending goods and services tax (GST) system. Businesses are required to change their accounting software before the new tax system kicks in on Apr 1, 2015.
IFCA has a niche market among property developers and hotel and club operators. According to Yong, about 70% of the listed property developers in Malaysia are clients of IFCA.
The company is also expanding in China, according to Leong, and has seen an increase in its client base there after a long gestation period.

- A GST play, to benefit from the property industry spanning upgrades for GST.
- Massive jump in earnings expected; IFCA is ready to reward shareholders.
- We value IFCA at MYR0.42, based on 14.5x FY15 PER. The stock is an under-researched gem.
What’s New
IFCA is a business software solution company specializing in the property industry. It has a monopoly-like business model with 70% market share in the Malaysian property software industry.
IFCA is the biggest beneficiary of GST implementation in the property sector. It has chalked up higher sales contracts in 1H14 of MYR42.1m at its Malaysia operation alone (2013: MYR38.9m) on upgrades in IT systems by the developers. As only 10% of its existing clients have upgraded/are upgrading their software for GST implementation, we see enormous potential for IFCA.
IFCA is also reaping the fruit from its aggressive expansion in China over the past ten years. Its China operation is expected to record strong double-digit growth in sales/earnings; it will likely overtake its Malaysian business as the key earnings driver by 2016-17. The company is ready to reward shareholders with dividends/free warrants. It also plans to transfer to the Main Market.
What’s Our View
Based on our back-of-the envelope calculation, we project a strong 406% growth in FY14 net profit to MYR8.8m, and a 50% growth in FY15 to MYR13.1m. These are premised on strong contract sales and improving net margins. As at June 2014, balance sheet was clean with a net cash of MYR30m or 6.7sen/sh.
Pegging it to 14.5x PER (10% discount to the average of peers of 16.1x), we derive a fair value of MYR0.42 for IFCA.
