地点不错
还有两间空置,屋主买价RM168K, but corner lot. 一条路进出很小,周围有Flat, 我看到bank lelong flat RM56K> onwards, The flat more near the college, college are inside resident area, overall not bad. But you need wait until next year than can rent out, their college course will start next year. I guessing can rent up to RM1.2k, but need wait 1- 1/2 year, wait the college fill in more student first.
My fren staying nearby as he told me, xxx developer going to build one more 13flr storey high condo opp the college empty land. But this project againt by the resident ppl, if I will conside buy the condo.

应该也有半倍有多....但如果加上屋子市价升的话,回酬就会较高..... |

我认为在一到两。。。。
我认为在一到两。。。。year 之内一丁会升值。。不过这是高等学府,不能和拉曼比较。再加上学府内有提供宿色,不过非常值得投资,this weekend i will back to see again, if i decide surrender than i let yours guy know. |

觉得不值得168千。没有设备。 黑人开始占据。
之前有120千,但是没有买到。
可是未来的租金应该客观。
如果真的起condo价格也要过300千吧,sf应该也会很小。
虽然我知道地点, 但是还是让lz自己公布。

大家好,我是新人发现一个投资:
地点:大学附近(20,000 students, however, uni got 4 blocks for choosen students)
价钱:rm 185,000 (fully furnished)
年份:3年(launch price~150,000)
地契:永久
种类:apartment grounfloor, 3 rooms, facing swimming pool, gym.
租金:900(no furnished), 1200-1300(fully furnished)
头期:18,500
s&p=~3,595(estimate)
loan agreement=~3098(estimate)
total:25,193
loan interest=5.55(blr)-2.05=3.5%
if loan with 20 yrs, monthly installment=~965.63 (using loan calculator)
total interest(20 yrs)=65,251.90
recomended monthly rental,x=installment x 1.2=965.63 x 1.2=1158.76
ROI=(rental x 10)/185,000=6.486% (pb bank 1 yrs fd=2.5%)

to ckng can consider buy now, if u no other future property investment plan. RM168k still got space to raise, and now u start installment the interest rate consider low, future the apartment price sure will raise 1, i also very keen to buy 1 unit but property agent said many owner on hold.
The risk is the uni not yet start operation, somemore the apartment still got many room to be rent. So, maybe take mininum few month to a year no rental income.
u need take into consideration 20k student is not a small firgure, this college is not like MMU or TAR, is a private college. It take few year to occupied 20k student and the course fee not cheap. |

不好。租给学生,里面的设备很容易损坏。
你的回酬还没有计算门牌税、管理费、行政费等。
马来西亚的大学越来越多,这间私人学院/大学还能够有20K的学生?令人怀疑。
现在的回酬是以BLR-2.05%计算,20年里,未来的利息肯定会涨,风险太大了。 |

是间已有的私立大学附近。学生人数可能弄错了,但我会调查。关于门牌税,管理费,维修费等杂费,已经算进去了,

ROI=(rental x 10)/185,000=6.486% (pb bank 1 yrs fd=2.5%)
回酬等都算一年十个月,另两个月用来做杂费等。
至于利息方面,可能要找个银行家商量,才知道更详细的,若要减低风险,那更长的贷款能把?
它旁边也有间,不过听说哪里管理不太好,环境也不够优美。

忘了,已有住户的,rm750/month.
若能调高租金,算法及贷款就截然不同,但还要实地考察!!! |

Than can consider to buy, because the apartment lead in price not so high. Or if u surrender, pls give me the contact i wan buy "serious". For etc Segi College new campus, opp got new condo, but the lead in price too high, not worth it. For investment rent to student the advantage is more than disadvantage.
If u guys look for apartment near college, i recommence yours the apartment price not so high, maintanance fees also OK, and return more than 6%. Which is in Mahkota Cheras, some more furture soon will have new AEON (jaya jusco). |
