HAVING acquired approximately 1,352 acres (547ha) of freehold land in Pasir Gudang, Johor, Mah Sing Group Bhd will develop it into a mega township called Bandar Meridin East over the next seven years. The RM430mil land is located between Pasir Gudang and Tanjung Langsat, two of the largest industrial basins in Johor which constitute the key components of Flagship D: Eastern Gate in Iskandar Malaysia.

Mah Sing group managing director and group chief executive officer Tan Sri Leong Hoy Kum said the project with an expected gross development value (GDV) of RM5bil will be its largest township so far and is its fifth in Johor since 2000.

“The reasonable entry cost of RM6.81 per sq ft for the new land coupled with the deferred payment term of 48 months ties in well with Mah Sing’s strategy. Over a period of seven years, we will create a comprehensive township which will change the landscape of the locality for the better.

“Besides tapping into the spillover demand from our existing township of Sierra Perdana, there is a ready catchment of 100,000 people in Pasir Gudang alone,” he said.

The land is located 5km from the Pasir Gudang town centre, 9km from Masai town, 28km from the Customs, Immigration and Quarantine (CIQ) complex and Johor Baru city via the Eastern Dispersal Link (EDL) and Coastal highway, and 50km from the Senai International Airport.

“Being only 80km from Penggerang combined with Tanjung Langsat and Tanjung Bin, the project will be the focal point of Iskandar Malaysia’s much touted oil and gas hub in the Asia-Pacific region. This will provide a latent demand for housing.”

He added that besides the residential and commercial components, Mah Sing will also explore retail, recreational and industrial elements for the township after conducting a more thorough market survey and consumer need analysis.

Mah Sing’s proposed components for Phase 1 of Bandar Meridin East will include 500 units of landed double-storey link homes that will come with estimated built-up areas ranging from 1,800sq ft to 2,600sq ft and which will be priced from below RM400,000.

“We will integrate security features, soft and hard landscape details, clubhouse and various facilities and amenities in the township,” he said.

The first preview of the township’s Phase 1 is scheduled for release this November.

The proposed infrastructure upgrades within the district include the widening of Jalan Kong Kong undertaken by Mah Sing.

The construction of the third bridge from Desaru to Changi and a new Johor-Singapore rapid transit system (RTS) commuter service are expected to add value to the development.

Such upgrades will prompt further growth in the area, especially those related to eco-tourism and agriculture.

也没有什么内幕。就是设计美（包括绿化）、价格合理和看好前景。

是的。。目前EW  JOHOR最低的价格就是这里了。。。

剩下的价格都很高。。。

其实是看本身敢不敢去投资罢了。。。你看看新山目前还有那些地方都是ULU ULU的。。。目前我看好这是原因之一。。

你说的也没错，有对手还会做得出成绩。。

为何两个开发商同时对那个地点感兴趣，也买了比邻的地？

他们的进驻的确是能够带动社区的发展。但先别太高兴，整个社区发展起来可能要十年八年。

你太乐观了。。。。

投资一个东西，优势每个人都会看见，但能够看见它的缺点在哪里很重要。看见了缺点再来评估自己的风险承受能力。如果能够接受就下手，不能就放弃。
也许我太保守了。但分分都是血汗钱，不由得我不谨慎。

我看到的有：
1）地点偏远（对我不是问题，只是多个5-15分钟）
2）周遭宁静，整个社区发展起来要10年。Pionner batch 可能会面对基础服务不足的状况。（为了dream home 与它的价格，我接受了）
3）开电单车早出晚归的朋友得留意了。Jalan Bandar 在非繁忙时间可以很宁静。不知那里的治安如何，不敢评论。（我没骑车，我是Bus Person）
4）有些人说污染。我查了最近重工业区的radius 与我住了7年的盛港差不多。在这七年之间我在盛港、榜鹅没有听说或碰见过污染的问题。这个应该不能成立。
5）高压电。The Rainforest 没有问题，离高压电两公里，也不在视线范围。不过The Living Garden 就近多了，也看得见。准备买那里的朋友得留意。

个人觉得能够接受这些，但不代表所有人都能接受。毕竟每个人的观点都不一样。
