传丽阳机构卖W吉隆坡酒店

(吉隆坡13日讯)传丽阳机构(TROP,5401,主板产业股)打算售出位于安邦路,前身为蔡正木故居(BOK House)的W吉隆坡酒店(W Kuala Lumpur Hotel)。

《商业时报》引述消息报道,丽阳机构自2014年出售部分资产以减少庞大贷款,现在正计划脱售其他资产。

据了解,丽阳机构考虑以3.6亿令吉,出售这家将拥有150间客房,并预计于明年3月31日开业的酒店。

该公司打算以每间客房220万令吉的价格出售,连同1万2917平方尺的会议室和一间宴会厅。

2011年,丽阳机构和喜达屋酒店与度假村国际集团(Starwood Hotels & Resorts Worldwide)签署协议,打造价值约3亿令吉的W吉隆坡酒店。

该酒店上层是拥有350个单位的The Residences服务公寓,发展总值8亿令吉。

酒店客房售价过高

报道指,业界人士认为酒店客房售价过高,酒店客房目前的市价是每间介于160万至180万令吉。

“该公司已与各方进行洽谈接手酒店事宜,但目前没有人愿意接手,因为价格问题。”

据了解,丽阳机构早前圈定20亿令吉的资产,在2014年至今年之间出售,以提升现金流和减轻债务,放眼在今年负债率从0.616倍,减少至0.3倍。

这些资产包括巴生谷和柔佛依斯干达特区一带的土地和投资资产。【e南洋】

丽阳机构与中治集团洽商城镇发展计划

(吉隆坡22日讯)丽阳机构(Tropicana Corp Bhd)正与中治集团(China Metallurgical Group Corp)洽商有关一项城镇发展联营计划。

丽阳机构总执行长拿督游国成表示,丽阳机构与中治集团的洽商仍处于初步阶段,因此,他并没就此洽商作进一步说明。

他透露,丽阳机构和中治集团原本已有联营合作计划,但双方望可形成长期合作协议。

“我们正在探讨达至长期策略合作关系,我们也在考虑联手合作其他项目,特别是城镇发展计划。”

游国成是在“Tropicana The Residences KLCC”项目的封顶仪式后,向记者如是指出。

根据“Tropicana The Residences KLCC”项目的网站,此发展为永久地契和综合发展项目,沿着安邦路,包含住宅单位和一家酒店。

丽阳机构调高天空快捷酒店脱售价至5800万令吉

(吉隆坡10日讯)丽阳机构(Tropicana Corp Bhd)调整座落于吉隆坡武吉免登的天空快捷酒店(Sky Express Hotel)的脱售价,从原本的5500万令吉调高至5800万令吉。

丽阳机构今日向大马交易所报备指出,集团在10月7日已和买家Pinnacle Supreme私人有限公司签署第四项补充协议,以调整脱售价码,并给予买家多60天时间(从2016年10月7日延长至12月5日),好让买家可筹措收购酒店调整后的价码,以及逾期付款利息。

这将取决于买家能否在10月14日以前支付300万令吉的调整金额。

“双方已同意与商定,300万令吉的款项将被列为脱售价码的一部分,买家应在12月5日或之前支付调整后的其余脱售价码,以及逾期付款利息予卖家(丽阳机构)。”

丽阳机构独资子公司Advent Nexus私人有限公司在今年1月12日签署一项买卖协议,以出售面积1106平方米的地段,连同建立在此地段楼高10层的天空快捷酒店。

这项产业的投资成本原本为5400万令吉。

在完成先决条件后,这项协议于5月9日转为无条件协议。然而,双方在8月18日签署一项补充协议,同意让Pinnacle延长支付收购酒店的其余资金期限,以及逾期付款利息的期限至9月27日。

双方在9月27日再签署第二项补充协议,Pinnacle又再次获得延期至10月4日。第三项补充协议是在10月4日签署,Pinnacle再度获准延期至11月18日。

丽阳第三季净利3480万.派息2.5仙

(吉隆坡24日讯)前期一次性收益高基础效应影响,丽阳机构(TROP,5401,主板产业组)截至2016年9月30日止第三季净利跌77.07%至3479万7000令吉,导致9个月净利下滑57.12%至8328万2000令吉。

第三季营业额扬46%至3亿5707万6000令吉,促使9个月营业额增5.72%至10亿零208万令吉。

另外,管理层也建议每股派息2.5仙。

文告显示,该公司在去年第三季因脱售产业及一家子公司而取得1亿6170万令吉一次性收益。

目前该公司大马地库潜在发展总值500亿令吉,截至9月30日止未结账销售企于26亿4000万令吉,料可持续正面贡献未来盈利。

The Board of Directors of Tropicana is pleased to declare a single tier first interim dividend of 2.5 sen per ordinary share of RM1.00 each in Tropicana (“Tropicana Shares”) for the financial year ending 31 December 2016 (“Interim Dividend”).

The shareholders of the Company had at Annual General Meeting ("AGM") held on 26 May 2016, approved the renewal of the authority to allot and issue such number of new Tropicana Shares from time to time as may be required to be allotted and issued pursuant to the Dividend Reinvestment Scheme ("DRS") until the conclusion of the next AGM.

The Board of Directors has determined that the existing DRS of the Company shall apply to the entire portion of the Interim Dividend.

The Company will be submitting an application to Bursa Malaysia Securities Berhad (“Bursa Securities”) for the listing of and quotation for new Tropicana Shares on the Main Market of Bursa Securities pursuant to the DRS.

The books closure date to determine the entitlement for the Interim Dividend will be announced after obtaining the approval from Bursa Securities on the Company’s additional listing application.

丽阳末季赚2926万

(吉隆坡27日讯)基于营业额走扬,丽阳机构(TROP,5401,主板产业组)截至2016年12月31日第四季净利略增0.62%,至2925万6000令吉,但全年净利受注销资本资产和无形资产拨备影响,猛挫49.6%,至1亿1253万7000令吉。

末季营业额走扬50%,至4亿5732万4000令吉,拉高全年营业额16.5%,至14亿5940万5000令吉。

该公司发文告表示,尽管短期前景料持续严峻,但集团相信黄金地段、拥有良好设施和诱人定价的产业需求依旧存在,因此集团策略将由市场驱动,并专注释放巴生河流域、北马和南马地库价值。

“集团现涵盖全马的地库将为集团提供释放超过500亿发展总值(GDV)的潜能,同时集团截至2016年12月31日高达25亿4000万令吉的未入账销售,也料对短期盈利做出正面贡献。“

TROPICANA CORPORATION BERHAD ("TCB" OR "COMPANY")- VALUATION OF NON-CURRENT ASSETS INCORPORATED INTO THE FINANCIAL STATEMENTS OF TCB
Pursuant to Chaper 9, Part J, Paragraph 9.19(46) and Part H of Appendix 9A of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of TCB ("Board") wishes to announce that the Board had approved the incorporation of the revaluation deficit, net of deferred tax, of approximately RM0.50 million in the consolidated financial statements of TCB for the financial year ended 31 December 2016.

Further details of the revaluation are set out in the attachment below.

销售强劲.丽阳首季净利倍增

(吉隆坡26日讯)销售强劲及建筑工程加速,带动丽阳机构(TROP,5401,主板产业组)截至2017年3月31日止首季净利飙升114.35%至3251万7000令吉,去年同期为1517万令吉。

首季营业额则增长33.09%至3亿8186万8000令吉,前期共2亿8692万5000令吉。

丽阳机构在文告中表示,现季度的营收和盈利大幅增长,反映了所取得的强劲销售和旗下多项产业项目的建筑工程加速进展。

该集团现季度的表现也显示,其营收和净利比前一季有所增长,这是获该集团的产业发展部门和现有发展计划的建筑进度加快,以及近期推介的新盘销售增加动力所支撑。

丽阳机构有信心在近期取得盈利成长,因集团截至3月杪未入账销售保持在23亿令吉的稳健水平,以及在中马区的发展继续引来良好购兴。

在2017年,丽阳机构的策略将继续是由市场驱动和专注于释放其1283英亩黄金地段的地库价值,潜在发展价值超过500亿令吉,该集团相信,交通方便和定价具及吸引力的黄金地段仍有良好的产业需求。

转型为“生活艺术定义者”.丽阳催生活力城市

丽阳机构(TROP,5401,主板产业组)首席执行员拿督游国成指出,丽阳机构的“生活艺术定义者”转型策略,推动集团进一步成长,成为大马其中一家首要产业发展商。

展望2017年,他说,尽管短期内产业市况保持严峻,惟集团深信市场对有地产业需求不变;同时,对于理想地点、基本设施完善、价格具有吸引力的综合产业需求保持殷切。

“我们依然承诺将无时无刻全力保全投资者的价值,我们深信,当前所面对的挑战并非不可攻克,而集团过去几年所采取的策略,将确保给予投资者适切的回报。”

土地潜在发展价值逾500亿

游国成在该公司最新年报中指出,丽阳机构在2016年采取的策略,主要是以市场为导向及因应市场需求,同时专注释放巴生河流域及北马地区土地的价值。

至今,该公司在大马市场持有超过1600英亩的土地,潜在发展价值超过500亿令吉。

丽阳机构在截至2016年12月31日为止的财政年,取得14亿6000万令吉营业额,比前期的12亿5000万令吉增加16.8%,主要是集团在巴生河流域和北部地区的产业计划进展顺利。

与此同时,集团之前财政年脱售产业和土地,取得一次过1亿4850万令吉收益,致使2016年的税前盈利和净盈利较低,分别是:1亿6800万和1亿1500万令吉在已结束的财政年,集团负债率只是介于0.31倍的偏低水平,企业的策略是释放土地的价值、筹措营运资本,以及削减集团贷款。

尽管营运环境挑战严峻,董事局在2017年2月24日分发每股2.5仙的中期股息,并且建议分发第二中期单层每股1.2仙股息,使到股息的分发总共3.7仙。

集团推行的转型策略:“生活艺术定义者”,通过塑造综合产业城镇,融入住宅与商业产业组合,催生活力城市,迎合市场不断演进的需求。

产业计划遍布多地

在马来西亚,产业领域是个竞争激烈的市场,最近的趋势显示,越来越多的购屋者是年轻人,报道显示,近年来,大马拥有大批年轻的人口,主要由Y生代和千禧年新生代组成,占大马人口的38.2%或1080万人。

集团的产业发展计划分布在半岛多个地方,分别有:槟城世界城的Tropicana Bay Residences,这是一项滨海公寓产业计划,由该集团和Ivory产业集团联合发展,位于槟岛策略性地点。

在雪兰莪州的Tropicana Aman,是一个集住宅,例如半独立式洋房,以及商业产业如店屋的综合城镇,就在沙亚南哥打哥文宁的毗邻,占地863英亩,有一个85英亩的中央公园、脚踏车道、跑步专用道,以及绿化空间。

Tropicana Garden是哥打白沙罗新的产业计划,有高耸住宅产业、办公楼,还有一个100万平方尺的购物商场,这项占地17英亩的产业计划,与苏里安捷运站互相衔接。

集团其他产业计划包括:位于加影的Tropicana Heights、在巴生河流域的Tropicana Metropark。

尽管产业市况严峻,集团在2016财政年取得12亿令吉的产业销售额,使到集团未入账销售达到25亿4000万令吉,产业发展计划位于策略性地点是主要因素。

与此同时,丽阳机构于2016年9月庆祝位于吉隆坡城中城的W KL Hotel & The Residence的落成,为吉隆坡黄金三角的绿色产业。

教育事业新收入来源

除了产业计划,集团也发展教育事业,分别建有:St Joseph大马国际学校(丽阳八打灵再也院校),于2016年8月28日启用,预料将为集团带来新的收入来源。

此外,位于首邦市Tropicana Metropark的GEMS国际学校、哥打哥文宁Tropicana Aman的Tenby国际学校,预计在2017年和2018年中启用。
