酒店開銷增加‧UOA發展首季淨利減半

(吉隆坡28日訊)基於去年同期整棟脫售孟沙南城(Bangsar South)辦公樓拉高比較基礎,加上酒店業務開銷增加,拖累UOA發展(UOADEV,5200,主板產業組)截至2014年3月31日止第一季淨利下跌54.18%至4千465萬令吉。
首季營業額也腰折,下挫62.52%至1億7千498萬5千令吉。
該公司發文告指出,首季除推介South View共管公寓外,並未有任何大型計劃推出,集團計劃在未來3個季度推介發展總值達12億令吉的新產業發展計劃。
“集團將繼續專注大吉隆坡發展,並尋找符合要求的策略性發展地庫。”
截至今年首季,UOA發展總銷售額為3億3千550萬令吉,而總未入賬銷售達15億令吉。(星洲日報/財經)

股息回酬雖具吸引力 UOA發展業績拖累告跌

(吉隆坡29日訊)儘管UOA發展(UOADEV,5200,主要板房產)股息回酬具吸引力,但首季獲利減少,拖累股價一度下滑10仙至2.10令吉,為十大下跌股。
UOA發展以2.16令吉開市,隨后節節敗退,休市暫掛2.11令吉,跌9仙或4.3%,半日有64萬8100股易手。
該股午盤持續下挫,閉市報2.12,UOA發展跌8仙,成交量達153萬8500股。
肯納格證券研究視UOA發展為具有抗跌力的發展商,因為備有強勁淨現金,以及比大型資本發展商派發更具吸引力的股息回酬。
肯納格證券研究預計,該股提供6.2%淨股息回酬,即比大型房產信托平均5.5%淨股息回酬來得高。
另外,興業證券研究因今年首季14.5億令吉未進賬銷售(unbilled sales),持續看好盈利前景。
考量到總回酬8.6%,肯納格證券研究將該股投資評級從“跑贏大市”,下修至“符合大市”,目標價格為2.25令吉。

UOA发展次季营收急挫

(吉隆坡26日讯)UOA发展(UOADEV,5200,主板產业股)2014財政年次季(截至6月30日止)净利为8019万令吉,按年微升2%,去年同期为7860万令吉;而营业额则按年下跌25.8%,至2亿1926万令吉,去年同期为2亿9560万令吉。
另外,UOA发展2014財政年上半年净利1亿2484万令吉,按年下挫36.9%,去年同期为1亿9774万令吉;而营业额为3亿9424万令吉,按年下跌41.8%,去年同期为6亿7746万令吉。
根据文告指出,营业额下跌主要是因为去年同期出售已落成物业。儘管房產市场正面对挑战,但UOA发展在2014財年首6个月销售达约6亿9790万令吉,项目包括南景服务式公寓和南岸住宅。
管理层预计,在2014財年下半年將进行数个发展项目,其中有首阶段的冼都新村(Sentul Village)和Desa Business Suites。【东方网财经】

券商買進心頭好.UOA發展銷售額 預計今年可達16億

儘管UOA發展(UOADEV,5200,主要板房產)次季業績低于預期,但第3季銷售額料在新房產計劃推動下走高,預計今年銷售額可達16億令吉,當前股價已反映業績疲軟,我們維持買入評級。
UOA發展次季業績比我們和市場預測更來得低,營業額主要貢獻來自綠色帝莎、樂園公寓、Vertical Office Suites和South View公寓計劃。
該公司今年次季新房產銷售額增至3億6240萬令吉,將上半年銷售額推高至6億9790萬令吉。這些銷售額主要來自South View、Southbank公寓和Kencana Square計劃。
2計劃訂購率逾70%
我們預計在第3季銷售額在South View和Desa Sentul首階段的推動下將會走強。這兩項計劃訂購率超過70%,該公司也計劃推出多項房產計劃。
鑒于UOA發展推出房產計劃的時間表,我們認為,公司銷售額會在今年達15億至16億令吉,這比我們之前預期的20億令吉減少了20%。
該公司未進賬銷售額在數項房產計劃的推動下,增加至16億令吉。鑒于銷量下跌,我們下調目標價,但我們認為,該股目前股價已反映銷量疲軟,因此我們維持“買入”評級,以目前6億5700萬令吉淨現金,股息回酬可達6%。

Bhd, (“UOA Properties”) a wholly owned subsidiary of the Company has on 7 October 2014 acquired two ordinary shares of RM1.00 each for a cash consideration of RM2.00 each in the capital of Distinctive Acres Sdn. DASB is a private limited company incorporated in Malaysia under the Companies’ Act 1965 on 11 September 2014 with an authorised capital of RM400,000.00 divided into 400,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each had been issued and fully paid-up.

(吉隆坡13日訊)UOA發展(UOADEV,5200,主要板房產)以2令吉價格收購在怡保路擁有6塊土地的Concord房屋發展私人有限公司,連同1億3430萬令吉的公司債務。
UOA發展向馬證交所報備上述收購活動,這項收購會增加公司現有地庫,這些土地與公司目前所擁有的土地相鄰,擁有很大發展潛力。這項收購也符合公司在巴生谷擴展的策略。

產業進賬良好‧UOA第三季賺1.03億

(吉隆坡25日訊)由於產業計劃進賬情況良好,UOA發展(UOADEV,5200,主板產業組)截至2014年9月30日止第三季淨利按年漲34.44%至1億零288萬3千令吉,惟無阻9個月淨利按年挫16.97%至2億2千772萬令吉。
第三季淨利漲34.44%
第三季營業額按年漲61.98%至3億4千985萬5千令吉,9個月營業額則挫16.72%至7億4千409萬9千令吉。
該公司董事部透過文告說,第三季業績明顯改善,主要因旗下進行中產業計劃進賬良好,而且銷售走高,雖然公司未在第三季推介新產業計劃,可現有產業計劃仍在第三季替公司貢獻13億7千萬令吉新銷售額。
截至第三季,UOA發展未入賬銷售報18億令吉。

UOA發展淨利跌 每股仍派息13仙

(吉隆坡25日訊)基于今年竣工項目少過去年,UOA發展(UOADEV,5200,主要板房產)2014財年末季營業額與淨利雙雙滑落,其中淨利按年微跌0.2%至8840萬令吉,但仍建議每股派息13仙。
該公司截至去年底末季營業額按年跌5.2%,至3億3375萬令吉,期間每股盈利6.18仙。
UOA發展今日向馬證交所報備,2014財年全年營業額按年滑落13.5%,至10億7785萬令吉,淨利從3億6283萬令吉減少近13%,跌至3億1612萬令吉。【中国报财经】

PROPOSED FIRST AND FINAL SINGLE TIER DIVIDEND | The Board of Directors of UOA (“Board”) wishes to announce that the Board has recommended a first and final single tier dividend of 13 sen per ordinary share of RM0.05 each in respect of the year ended 31 December 2014 (“Proposed Dividend”). The Proposed Dividend shall be subject to the approval of the Company’s shareholders (“Shareholders”) at the forthcoming Annual General Meeting of the Company (“AGM”).
Subject to the relevant regulatory approvals being obtained and the Shareholders’ approval at the forthcoming AGM, the Board recommends the Shareholders be given an option to elect to reinvest the entire Proposed Dividend into new ordinary shares of RM0.05 each in the Company in accordance with the dividend reinvestment scheme which was approved by the Shareholders at the Extraordinary General Meeting of the Company held on 29 May 2012.
