看不过眼了,辛苦找来几张别人的月结单,flexi loan, 有excess payment,没有200千这么多。。。 让大家看看,还有,也麻烦那个讲 flexi loan 没省到钱的人,大家等你回答。

连续四个月的月结单,我还专门挑有excess payment前后的月结单, 如果还不够,和我说,我再辛苦一点,找多几个月出来。
这次的月结单非常清楚,不清楚的,我会scan到清清楚楚,所以,请回答,flexi loan 为何省不到钱。。。。

问了屋主关于他的flexi loan,他给我的解释:

For excess amount l left in the flexi home loan account, it is to deduct the loan amount so I don’t have to pay interest to the excess amount. Therefore, if I withdraw the excess, then I will have to pay more interest as the outstanding loan will increase.

Example:-
If my outstanding loan is $10000. with monthly repayment of $1500

Scenario 1 with excess $4000
The monthly repayment is still the same for every month but I only pay interest on $6000 ($10000 - $4000), therefore, most of the monthly repayment ($1500) is used to pay back the principle (i.e. with $1400 for principle and $100 for interest ). Bank will not lose as it is not paying me interest on the excess, and will use the excess to generate more income.

Scenario 2 without excess
If no excess in the account then I have to pay more interest (pay interest to $10000)…..i.e. $ 1320 for principle and $180 is for interest on $10000. Therefore it takes long time to repay my loan as the principle reduces at a lower pace than Scenario 1.

My question for you:-
1.
Why your monthly payment is RM1344.83 for 06Dec2006 and 06Jan2007 and RM1495.33 for 06Feb2007 & 06Mar2007(this installment figure different if not mistaken is because of your loan rate change after year 2006, please refer to your loan agreement)

I noticed you pay extra every month, why you installment still the same?

Do you understand the meaning of below:-

Statement for 06Mar2007
Loan Outstanding(您的欠款总额)                                  : RM112, 015.91
Excess Payment Available for withdrawal(您可领出的多付的钱)     : RM 46,895.62

在还没真正回答前,我还需要一些资料:
when is this loan started? How is the loan tenure(How manay years)? what is the Interest rate? How much is your total amount of your loan?

老兄,我都明白的东西,为何你会不明白?

1. installment 一样,贷款期限减少,早日还完
    installment 减少,贷款期限一样,不会提早还完
    你要选哪一个? David 教你去选哪一个? 这两个都是 David 的经典 scenario 来的哦!

2. 你的眼睛有问题,偏偏看漏了还有一行:interest 是怎样算的。可以不可以重抄一次,要包括全部资讯的。不要故意看漏最重要的那行。

  先别理虎兄弟,
麻烦您,叫这份贷款者到有关方面去拿些资料:

1. As until today :
2. my number of installment paid (Months)
3. my number of installment remaining(months)
4. Current outstanding Balance
5. My Current Interest Rate BLR +%
6. Monthly installment Amount
7. First installment commencement date
8. Date of Maturity.

一定要拿到以上的每一个资料。那么,问题的答案就解开了!

忘了强调,贷方如果说,您的statement 都一一写清楚了,您还是坚持要拿,记得,要坚持哦!

小摩兄,
你的8大要素好像弄错了,应该是:
1. Number of installment paid
2. Number of installment unpaid
3. Current outstanding balance
4. Current interest rate
5. Monthly repayment amount
6. Date of maturity
7. Date of 1st payment
8. Date & amount you have been EXTRA paid

对吗?

9. total interest I have paid from day 1 until now?
10. how much outstanding I need to pay?

我的了解是
虽然installment还是一样,不过你给的interest少了 所以扣母金的部分多了
所以 你会缩短贷款的期限
难道不是这样吗 ?

不然的话,应该怎样做才对呢 ??

如果要牵涉到和银行拿资料,我应该不会叫屋主去和银行讨。。哪里好意思麻烦屋主去拿。

如果现成的资料可能还能吧。

看这几个月的月结单不能看得出来有没有省多少钱吗??
outstanding balance 都有了。。。每月多给的,都清楚。

小摩兄和之前的chewlee兄,一直强调的就是,我们所看到的STATEMENT,并不是事实的全部.又或是说我们所了解的,并不是事情的真相.

根据他们的说法,银行内部还有自己另外的一套算法,而且还是会让贷款者吃大亏的算法.

这件事可大可小,牵连很广,大家都想知道真相.

至少要知道他拿到的今年年头的 interest rate, 才有办法算 interest。

所以我的第 9 和第 10 个问题是最关键的。

如果 close account,过去给了多少利息,加上还需给多少利息,就是总共的利息。

拿这个真正被银行拿去的利息,和理论上银行该收到的利息(如果都没有 extra payment),就真像大白了。

唯有 close account 才能看到全部,所有 hidden 的都会出完来。

Magnumao, 你完全说对了,也知道了我们的意思。但是,若是我所说的八个问题没拿到,我就是无法证明给大家看!就因为没有证明,所以我到现在都不敢告诉大家,你们的那张月结单有问题!
  各位,我不是来这里胡说八道,我是要大家一起来明白。需要大家牺牲一些时间,耐心,可能加上几十块钱(贷方可能说要这资料要付费)再加14天,等我们当中有人拿到了。我们就来分析。

First of all, FLEXI LOAN didn't let you do this, what I mean is the extra payment won't reduce your principal, as well as bank's loan.

You may check bankinginfo, there are no such thing called FLEXILOAN. What we have are TERM LOAN, OD, TERM LOAN + OD. All other than these 3 is also these 3 kinds of loan. FLEXI LOAN is something like TERM LOAN + CURRENT ACCOUNT, the extra money you put in, then it will goes to current account without any interest, that is why you still can withdraw the money, you didn't save any single cent. Check these, is it you alway can get a cheque book or ATM card when you sign up a FLEXILOAN?

For simple understanding, bank actually have two system for mortgage, those mortgage seller are knowing the false one, that is why when you ask those mortgage seller, they will tell you all the advantages of their loan, because they are being trained to provide wrong information, and they actually do not know the true one, so whatever you tell them about mortgage reduction, they do not know anything but by giving you the wrong answer.

In the previous post, I told all the forumer to check all the 8 figures to know what the true story is. For those who won't believe that flexi loan or bank loan didn't help you to save maximize interest,go to check those figures and let the manager sign at the bottom of all figure, then post it here, I will show you why you didn't save maximize interest.

You may say that all the statements show that you have save interest, but what I can tell you is, those statement is not the true story, bank can do that is because in Malaysia, we don't have MORTGAGE AUDIT, so bank can do any thing they like, nobody go to audit the mortgage account. You may get more information about MORTGAGE AUDIT in the internet.

Imagine this case, when extra money put into a mortgage account,but you still can withdraw it anytime, do you believe that those extra money is using to reduce your loan principal? I don't think bank is doing business in that stupid way. However, if those extra money you put into loan account and you can't withdraw it anymore, then it may consider as a true story of principal reduction.
