可負擔房產銷售佳‧美景盈利前景可期

(吉隆坡11日訊)美景控股(MKH,6114,主板產業組)可負擔產業獲亮眼銷售,盈利前景亮麗可期,安聯研究認為第三季業績公佈後股價下跌與超賣不合理,維持“買進”評級。

安聯說,儘管產業市場情緒低迷,可負擔得起房屋銷售未進賬銷售寫6億9千萬令吉新高,需求不減主要是具吸引力的售價,這足以鞏固其盈利前景。

“預測這個財政年產業銷售創8億令吉新高,相比2013財政年為5億8千萬令吉。首9個月已獲5億4千800萬令吉銷售,截至6月仍有1億7千800萬令吉未進賬。”

基於價格如磁盤吸引買者,預期2015財政年創更高銷售;加影與士毛月等隆南區使美景產業長期可持續發展,主要是2017年捷運線路完成,大吉隆坡地區土地愈來愈稀缺,隆南區所售產業產業廉宜形成一股吸引力。

安聯說,第三季業績出爐後,股價從高峰直挫15%,嚴重超賣並不合理;美景基本面仍牢固,首9個月核心盈利按年增長13%,前景可期;是一家25年始終保持盈利的公司,無其他公司可出其右。

安聯維持美景控股目標價在5令吉70仙。該股今日閉市報3令吉66仙,跌4仙。

油棕業方面,安聯預測第四季高鮮果串有助抵銷價格頹勢,加上樹齡正值盛產期,3年期年均複合增長盈利估計為61%,對集團貢獻也增至27%和34%,相比2013財政年17%。

將受惠棕油價回彈

儘管目前原棕油價下跌,安聯預測2014至2016年,料徘徊於2千380令吉、2千400令吉和2千560令吉之間。

安聯認為,若原棕油價回彈,將激勵美景控股盈利。而印尼限制外國種植業擁有權對該公司衝擊不大,因印尼種植業不顯著。(星洲日報/財經‧報道:張啟華)

美景末季淨利2325萬

(吉隆坡28日訊)產業業務稅前淨利下跌,導致美景控股(MKH,6114,主板產業組)截至9月30日2014財政年的第四季淨利下跌6.15%至2千324萬5千令吉,全年淨利下跌1.57%至1億零396萬9千令吉。

第四季營業額按年上漲2.68%至2億2千361萬4千令吉,全年營業額上揚17%至8億零655萬吉。

該公司發文告表示,儘管產業營業額按年成長,但稅前淨利卻從1億4千380萬令吉下跌至8千520萬令吉,主要歸咎於子公司沒有議價收購、高利息支出及在Arena Residence完成後收入源減少的緣故。

未來棕油業務將會是推動成長的主要因素,儘管原棕油價走疲,但棕油業務仍為2014財政年賺入222萬令吉的稅前盈利。

此外,該公司計劃在2015財政年推出更多可負擔房屋,目標銷售額為8億5千萬令吉。(星洲日報/財經)

美景業績展望保守

(吉隆坡1日訊)美景控股(MKH,6114,主板產業組)第四季業績低於預期,考量產業賺利、銷售及原棕油價轉弱趨勢,分析員對明年業績預測轉向保守。

不過,由於估值偏低,加上產業和種植雙線的盈利主力的可為性,安聯研究維持“買進”評級,惟略調低目標價至5令吉40仙。

產業方面,該公司2014年取得8億2千萬令吉產業銷售,比較前期增長41%,另有8億2千300萬令吉未入賬銷售,提供未來2年盈利的可見度。

種植業盈利2220萬

該公司2015年目標銷售是8億5千萬令吉。安聯認為,相信該公司專注於可負擔房屋將繼續支撐未來產業銷售,朝2015財政年產業銷售8億5千萬令吉目標邁進。

種植業方面,第四季鮮果串按年增36%至9萬噸,令2014財政年鮮果串產量增長33%至29萬5千噸,成功取得2千220萬令吉的稅前盈利,預料2015年的產量會成長30%,足以抵銷目前棕油價下跌的利空。

安聯指出,該公司淨利小跌,主要是受高營運開銷及新推出產業計劃低獲利影響。

安聯下調2015和2016年財測22和27%,2015年全年淨利預測為1億3千400萬令吉,2016年預測為1億8千700萬令吉,不過,2017年有望取得2億令吉淨利。未來3年週息率預測,2015和2016年分別是3.2%,2017年為4%。(星洲日報/財經)

深耕加影士毛月‧美景迎來產業曙光

(吉隆坡6日訊)美景控股(MKH,6114,主板產業組)大力發展加影士毛月地段和多元獻售,迎來產業曙光,成功在價格趨軟和交易減少的情況下,取得標青的銷售記錄。

該公司執行主席丹斯里曾貴秋向《The Edge》說,加影一帶的商業產業價格比過去3年翻了3倍之多,每平方尺達500令吉,而有地的住家產業也翻了1倍。

公司目前手握8億3千200萬的未入賬銷售,有助於未來的營收。公司除了建造高檔的產業以外,也不忽略中等及可負擔的產業市場。他表示,該領域的銷量可以抵消低賺幅。

曾秋貴認為,現在市場負面情緒確實拖累了產業價格上升,但他有信心加影地區的產業未來持續的成長,預計每年可獲得5至10%的成長,第二條捷運線(MRT2)竣工後,將更是催化因素。

他表示公司的產業項目認購率達95至100%。在加影未正式推出的Saville項目,在6月份時,已經獲得90%的認購率。

種植業務方面,他表示2014財政年稅前盈利為2千200萬令吉,扣除匯率虧損後,為1千779萬令吉。

他強調印尼業務的1千779萬令吉外匯虧損屬於未實現虧損,且在預期中,因為印尼的債務是美元貸款,印尼盾的不穩定造成有關虧損。

他說:“我們會積極處理這些虧損,明年將會購買美元付還印尼業務的美元貸款,有關貸款明年9月開始攤還;同時我們也開始出口原棕油,而有關交易將以美元計。”

他補充,公司2014財政的鮮果串產量為29萬5千公噸,高於預期的27萬公噸,預期2015及2016財政年的鮮果串分別達33萬及40萬公噸。

美景控股 融資子公司870萬

(吉隆坡5日訊)美景控股(MKH,6114,主要板房產)截至12月底首季,一共提供子公司美景信貸機構私人有限公司870萬令吉貸款及墊款供業務用途,后者是持有貸款執照公司。

該公司向馬證交所報備,這項貸款及墊款發放不會對美景控股淨資產和每股盈利造成影響。

美景信貸機構通過上述墊款,解決38萬令吉個人抵押貸款,以及833萬令吉非抵押貸款,其中22萬令吉屬個人貸款,另810萬令吉貸款是美景控股旗下子公司欠款。【中国报财经】

Pursuant to paragraph 8.23(2)(e) of the Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of MKH Berhad ("MKHB" or "the Company") wishes to announce that the total outstanding loans and advances granted by its wholly-owned subsidiary, MKH Credit Corporation Sdn Bhd ("MKCC") as at the end of the first quarter ended 31 December 2014 was RM8,703,565. MKCC holds a moneylending licence and the loans and advances were made in its ordinary course of business.

The loans and advances granted have no significant impact on the net assets and earnings per share of MKHB Group.

安聯認為,在加影長遠深耕的美景控股受可負擔房屋撐起強勁銷售,2014財政年未進賬銷售按年增長64%至8億2千300萬令吉;令人刮目相看銷售增長41%至8億2千萬令吉,超越所訂的8億令吉目標,未來兩年淨利清晰可期。

今年銷售放眼8.5億

“2015年放眼8億5千萬令吉銷售,料推展13億令吉計劃。”

該股週一閉市跌1仙,掛2令吉71仙。2014年3月31日,該股以4令吉85仙收市。

安聯說,加影士毛月成長走廊成長契機無限,2017年建竣第一捷運幹線(MRT1)銜接該走廊,一地區兩個捷運站(分別為加影與加影市站),料催化該地區發展。

“該地區缺乏土地,無疑為未來推展之房屋計劃增添吸引力,價格有望在強勁需求下受烘託。”

安聯認為,最近拋售與股價下跌,已反映產業市場的疲弱情緒,目前是累積該股良機。

油棕是美景瑰寶,未來兩三年將全面提供穩定循環現金流;15公頃種植地每公頃21公噸產量,管理層放眼2015財政年25公噸。種植業為2014財政年(9月杪截止)貢獻31%營運盈利,預期這個財政年貢獻增至34%。

“儘管棕油價格目前並未令人振奮,一旦棕油價強勁復甦後,無疑是美景控股的`紅利’。”預期2014至2017財政年複合年均增長盈利達27%,這將是盛產週期。

美景首季派息8仙

(吉隆坡14日讯)美景控股(MKH,6114,主板产业股)主要业务表现出色,带动首季净利按年增长79.5%,并宣布派发每股8仙股息。

美景控股今年首季净利为3013万令吉,优于上财年同期的1678万令吉。

公司首季营业额,从上财年的1亿8250万令吉,扬升13.8%,至今年的2亿763万令吉。

公司也宣布派发每股8仙股息,但低于上财年同期的10仙。

美景控股指出,产业和建筑业务进行中的计划,营收与税前盈利分别增加14及86%,而且原棕油和棕仁油销量上升,提升种植业务表现。

此外,酒店与贸易业务也交出优异成绩,加上首季业绩纳入未兑现外汇获利,带动净利。【南洋网财经】

業績符預期 美景盈利看俏

美景控股(MKH,6114,主板產業組)最新業績符合預期,分析員繼續看好該公司在產業和種植部門的兩大動力支撐下,具備良好估值以及清晰的盈利可見度。

由於營收按年上漲14%至2億零8千萬令吉的帶動,美景控股截至2014年12月31日的首季核心淨利3千萬令吉,按季飆漲110%和按年下跌6%。

安聯星展研究表示,產業和種植部門保持為該公司最大盈利貢獻來源,分別佔51%和37%比重。 該行指出,美景控股的資產負債表保持穩健,截至去年12月杪的負債率為39.5%。

“我們注意到該公司的淨負債水平在過去數季已經減少,顯示它取得強勁的現金流。”

美景控股未進賬銷售共8億1千萬令吉(相等於2015年預測產業收入的1.5倍),將帶來短期的盈利可見度。該公司在2015財年首季(2014年9-12月)未推出任何新盤,但仍承諾推介13億令吉產業,大部份將於現財年第二和第三季推出。這將可協助該公司達到2015財年8億5千萬令吉的銷售目標。

同時,美景控股的種植產業成長,足以抵消棕油價疲軟的衝擊。由於棕油樹齡仍年輕,未來2-3年產量保持升勢。

美景控股總營運長退休

(吉隆坡5日訊)美景控股(MKH,6114,主要板房產)宣布,總營運長兼執行董事馬瑞梅退休。

美景控股向馬證交所報備,現年54歲的馬瑞梅,曾在Somura發展私人有限公司就職,隨后在1988年加入美景控股擔任會計,先在2003年成為公司的企業融資總經理,並在2005年1月份被委任為總營運長。

根據報備文件,她直接持有公司17萬5201股,以及1萬5638單位憑單。【中国报财经】

美景上調產業銷售目標至8.5億

(吉隆坡5日訊)儘管產業市場放緩,但美景控股(MKH,6114,主板產業組)仍為2015財政年設下8億5千萬令吉產業銷售目標,較去年銷售額高出61%。

該公司董事經理丹斯里曾福傳在股東大會後坦言,今年市場環境確實充滿挑戰,但強調過去數年的謹慎地庫填充策略和產品推介彈性,讓公司有能力安渡挑戰。

“2015年產業銷售將繼續受到可負擔房產需求的支持,貢獻源包括季將推介的沙亞南HillPark發展計劃,有關計劃發展值約達3億6千600萬令吉,公司也會繼續在加影、士毛月和大吉隆坡地區推出更多可負擔房產。”

儘管面對挑戰,但曾福傳承諾會在2015年繼續派發股息。

MKH公司营业额走高

二零一五年六月四日 晚上七时十九分
(吉隆坡4日讯)MKH有限公司(MKH,6114,产业组)公布,在截至2015年3月31日止第2季度,所取得的税前利润按年从7499万令吉骤降至2100万令吉。

但是,营业额由之前的1亿8815万令吉增长22%至2亿2970万令吉,主要是来自产业和建筑部门的正在进行中项目。

该集团在一份声明中说:“鉴于今年推出的8个项目取得积极反应后,我们正朝着今年订下8亿5000万令吉的销售目标进发。”

它称:“最近旗下的合资企业,在吉隆坡市敦拉萨路兴建总发展值达4亿令吉的高层住宅,加上去年杪在满家乐、蒲种和加影的项目,使到集团的总发展值增至103亿令吉。”

MKH公司董事局还预计在2015全年财政年,将可取得令人满意的业绩,主要是获得来自目前进行中的项目取得盈利确认,以及产业和建筑部门在上个财政年内锁定的销售额。【光华日报财经】

1.0       INTRODUCTION
The Board of Directors of MKH wishes to announce that the Company has on 10 June 2015 acquired 2 ordinary shares of RM1.00 each representing 100% equity interest in Global Landscape Creation Sdn. Bhd. (Company No. 1147421-W) (“GLCSB”), for a total cash consideration of RM2.00 only (“the Acquisition”), resulting in GLCSB becoming a wholly-owned subsidiary company of MKH.

2.0       BACKGROUND INFORMATION ON GLCSB
GLCSB was incorporated in Malaysia on 5 June 2015 under the Malaysian Companies Act, 1965 as a private limited company and having its registered office at Suite 1, 5th Floor, Wisma MKH, Jalan Semenyih, 43000 Kajang, Selangor Darul Ehsan. GLCSB has an authorised share capital of RM400,000.00 divided into 400,000 ordinary shares of RM1.00 each. Its present issued and paid-up share capital is RM2.00 comprising of 2 ordinary shares of RM1.00 each.

3.0       RATIONALE FOR THE ACQUISITION
The Acquisition of GLCSB by the Company is for GLCSB to undertake landscaping projects.

4.0       FINANCIAL EFFECTS
The Acquisition has no effect on the issued and paid-up share capital or the substantial shareholders’ shareholdings of MKH and is not expected to have any material effect on the net assets, gearing and earnings of the MKH Berhad Group for the current financial year ending 30 September 2015.

5.0       APPROVALS REQUIRED
The Acquisition is not subject to the approval of the shareholders of MKH or any other relevant authorities.
