我家里一楼主人房试water proofing后，楼梯ceiling有渗水的问题。发展商会从新做一楼MB的浴室。

    签SPA时就一起给了。你之前有叫那里的SA算给你签SPA时买家需要支付的律师费及印花税吗？根据他们的计算就是包括MOT了（印花税）。之前我老公也考虑很久才买。还好最终他买了下来。现在离TMJ只有1.5km的路程还会开tesco,四周也开始发展。加上环境不错，治安还。其实TMJ phase 3是值得买下的。

签SNP的时候需要给了。

如果没有记错的话，我们去年买的时候，
头期10%扣了2万是42千，再加SNP及印花税14千的，共56千左右，。

lawyer fees 3百多是发展商付的，。

KUALA LUMPUR: Mitraland Group has sold some 70% of its recently launched Lake 6 Entrepreneurs Park, its first industrial project in Puchong. About 60% were sold prior to the launch.

"About 70% of the units have been sold so far and of the remainder, only a few units remain for non-bumiputera customers. The buyers were a mix of investors and companies who bought for their own use," said Eddie Wong, deputy general manager of Mitraland.
"The market last year was more investor-orientated while the current market favours the end user," he added when asked about the current property market environment.

The development is Phase 1 of the 63-acre Lake 6 mixed development, and consists of corporate style 3-storey factories with a 4-in-1 concept, in that the factories can be utilised as a warehouse, factory, showroom or office. There are two types of factories on offer — semi-detached and detached. The semi-detached unit has a built-up area of 5,465 sq ft, while the detached unit has a built-up area of 9,600 sq ft. The factories are leasehold, with a tenure of 99 years.

Situated in Puchong, Lake 6 Entrepreneurs Park spans 20 acres, and is linked to Subang Airport, Kuala Lumpur International Airport and Port Klang via major highways such as the Federal Highway, Lebuhraya Damansara Puchong and North-South Highway. Due to its location, the park hopes to tap into the Puchong population of 420,000 to provide a skilled workforce to businesses here.

The gross development value of the park stands at RM200 million. The units retail at RM470 psf, with the semi-detached units selling for RM2.598 million and the detached units selling for between RM4 million to RM4.56 milion. Maintenance is estimated at RM400 per month, which covers the 24-hour security patrolling services and real time CCTV surveillance.

"The factors that mainly interest buyers were the concept and the value for money that the development provides," said Wong adding that Lake 6 Entrepreneurs Park's units offer larger built-ups compared to other similar developments in the area. Furthermore, a lake borders the project site providing a lush landscape.

Mitraland's future plans for the area include residential and commercial developments.

今天真的非常生气。。。
客厅的有几个１３A POWER POINTS 到现在都还没有电源。。。已经EMAIL SIMON WONG 几次了， SITE的人都说很快会KAOTIM。。。每次都放飞机。
今天更GENG， 整个客厅都没有电， CONTRACTOR已经装了DOWNLIGHT和风扇， 要TEST却TEST不到。DULAN的我就CALL SIMON WONG投诉。。他妈的。。。他竟然说这是TNB的问题，不管TANMING的事。。。他帮我解决是做慈善，不帮忙也是应该的。。。。
当初拿KEYS的时候，他们承认是DEFECTS，隔天会修好，现在拖了一个多月后，竟然变脸了。。。WALAOEHH。。。
我的AIR CON， ALARM本来打算在星期六装，现在看来可能被逼改时间了。。。
下面这个MAIL， 我会在星期五SEND出去 （如果还没有电）。。。再没有反应的话。。。应该会EMAIL给TANMING的大老板。。。（谁有他的CONTACT？？？）

As per out tele-conversation this morning, the power supply to the mentioned property is turning from bad to worse as all the 13A power points located at the living hall contained no electricity supply. I’ve lost my patience on this issue as I’m the one who are facing the music with this development. Most of my electrical appliances will be delivered/ installed by this week (alarm, air conditioners, fans, lights, TV, Astro, etc) and in no way I can test the functionality of those items due to the unavailability of power supply(and for sure I can’t use all the listed appliances).  In addition to that,  I will  move in to the mentioned property by next week but I’m quite worry that this is gradually become an impossible task. I’m getting the house keys on early October and completed my house renovation yet I can’t move in to my house due to the mentioned defect.  How you are suppose to stay in a house with no access to electricity at living hall?  Can I claim back from Tanming Group on all the consequences and inconveniences arising from this problem?

Please rectify the highlighted defect immediately and END THE NIGHMARE!!!

我选屋子是要看环境。如果喜欢overall环境，不介意最后一排。fyi，phase  3C后面的空地，日后也是起bungalow。也是与factory靠近。
