UOA發展末季淨賺7147萬‧派12仙終期股息

(吉隆坡22日訊)UOA發展(UOADEV,5200,主板產業組)截至2012年12月31日止,末季淨利挫48.75%到7千146萬7千令吉,全年淨利也挫21.7%至3億零130萬令吉。

末季營業額走高24.59%到1億7千127萬9千令吉,帶動全年營業額也上揚30.24%到7億9千915萬6千令吉。

該公司建議派發12仙的終期股息。

該公司在文告中表示,若排除產業投資完成後的合理價收益,末季淨利將較前期高129%,公司目前正進行的數產業計劃和出售泗岩沫產業的庫存,皆推動了末季的表現。

年初至今銷售17億創新高

該公司年初迄今的銷售創新高,達約17億1千萬令吉,預見在更多計劃於今年推出推介下,今年銷售動力持續。

該公司也將持續探討策略發展地段以供未來發展,主要將專注吉隆坡的地段。

另外,UOA發展旗下兩家子公司進行產業交易,Seri Tiara以3千550萬令吉,向Enchant Heritage購買吉隆坡的一塊面積達1萬1千814平方米的地段,以作為發展用途。

上述交易料提振UOA發展的盈利。

此外,土著產業信託基金(Yayasan Amanah Hartanah Bumiputera)旗下土著產業投資有限公司,向該公司購買一棟位於孟沙南城(Bangsar South City)的20層辦公樓,惟收購價未公佈。

土著產業信託基金的文告說,上述收購是公司為提昇土著在主要城市擁有投資的努力之一,相信這項投資能營造穩定租金收入,讓基金投資者受惠。(星洲日報/財經)

Proposed First and Final Single Tier Dividend
The Board of Directors of UOA (“Board”) wishes to announce that the Board has recommended a first and final single tier dividend of 12 sen per ordinary share of RM0.05 each in respect of the year ended 31 December 2012 (“Proposed Dividend”). The Proposed Dividend shall be subject to the approval of the Company’s shareholders (“Shareholders”) at the forthcoming Annual General Meeting of the Company.

Subject to the relevant regulatory approvals being obtained and Shareholders’ approval at the forthcoming Annual General Meeting, the Board recommends that the Shareholders be given an option to elect to reinvest the entire Proposed Dividend into new ordinary share of RM0.05 each in the Company in accordance with the dividend reinvestment scheme which was approved by the Shareholders at the Extraordinary General Meeting held on 29 May 2012.

選後可跑贏大市‧UOA發展具重估利好

(吉隆坡3日訊)UOA發展(UOADEV,5200,主板產業組)受派息13仙、產業正面收益率及貝他值支撐,分析員看好大選後可跑贏大市,領域上升週期料帶來重估利好。

興業研究估計,整棟銷售、Binjai 8及One@bukit Ceylon高利潤銷售支撐,UOA發展首季盈利將走高,銷售料達到9億令吉,加上次季推出發展總值13億令吉辦公及住宅產業貢獻,今年20億令吉銷售預測可達標。

2012財政年,該公司銷售為17億令吉,第四季未結賬銷售企於7億1千300萬令吉。

該行指出,從2012年起,UOA發展已售出Horizon II的6棟辦公樓,目前在HorizonI、II各剩1及兩棟建築,而Kencana Square整棟銷售已在洽談中。

重點發展項目-孟沙南區的大筆銷售交易在游資充足的市場佔據優勢,其辦公樓5%淨回酬率及合理租金料吸引資金充足的企業及大型機構基金投資或自用,亦可能從捷運2線中受惠。

預計該公司今年首季盈利約1億1千萬至1億2千萬令吉,整棟銷售淨收益料佔整體約半數,高於去年首季的4千100萬令吉。

該公司今年首季9億令吉產業銷售,除了1億8千300萬令吉來自整棟銷售,主要由出售率80%至90%的Desa Green及Scenaria項目貢獻。

目前該公司忙於補充地庫,特別是在巴生河流域。

該行預測,UOA發展將潛在增加至少15至20億令吉發展總值的新地庫,因此調高每股重估淨資產25至30仙。

至今,UOA發展持有1億8千600萬令吉現金,去年2棟大樓3億令吉現金銷售料在今年首季進賬。

潛在週息率約6.4%

“盈利成長及現金流持穩,相信該公司將維持40至50%派息率,今年料派息13仙,潛在週息率約6.4%。"

該股貝他值利於大選後回彈,下行空間亦受5-6%週息率支撐,興業研究相信以其現有的8倍本益比、基本面及成長潛能,將隨領域上揚週期享有重估潛力,大選買盤將是吸納良機。

鑒於一些項目將提前交付及以上利好因素,興業研究調高UOA發展財測4至6%,目標價從2令吉21仙提高至2令吉60仙。(星洲日報/財經)

UOA 发展 今年推37 亿产业

(吉隆坡9日讯)UOA发展(UOADev,5200,主板产业股)指出,将在今年推出发展总值(GDV)达37亿令吉的发展计划。

有关计划主要包括在梳邦再也和吉隆坡,兴建两项办公室和三项住宅区的计划。

全年赚3亿

UOA发展在2013,将推荐四项发展计划,包括位于TamanDesa的Desa Green、Glenmarie的Kencana Square、Bangsar South的住宅和办公室产业,以及泗岩沫的North Kiara Hills。

UOA发展主席拿督斯里阿益建丹在公司年报指出,公司未来发展计划将集中在大吉隆坡城市范围。

该报告显示,公司在2012财年取得7亿9920万令吉的营业额,而净利则高达3亿130万令吉。另外,销售额也从前年的8亿4830万令吉,扬升至17亿1000万令吉。

UOA發展首季淨利漲191%

(吉隆坡15日訊)由於營收走高,產業重估盈余及脫售產業盈利等利好支撐,UOA發展(UOADEV,5200,主板產業組)截至2013年3月31日為止,首季淨利激增190.98%至1億1千914萬4千令吉。

首季營業額3億8千185萬9千令吉,增加157.88%。

該公司在產業價值重估取得422萬5千令吉盈余,加上持續脫售旗下產業庫存單位,包括孟沙南區、Binjai8及甲洞商業園等,從而推動首季的營收與盈利。

該公司計劃在2013財政年下半年推出住宅產業發展計劃――South View Residence計劃。截至2013年首季為止,該公司未入賬銷售額達到11億令吉。

UOA發展將繼續專注發展大吉隆坡地區的計劃,同時也尋求更多符合公司要求的策略發展地皮。截至2013年3月31日止,該公司資產負債表強勁,現金達6億8千880萬令吉。(星洲日報/財經)

(吉隆坡16日訊)UOA發展(UOADEV,5200,主板產業組)首季業績超越市場預期,分析員對該公司現金不斷攀高表示欣喜,惟估計未來兩季盈利可能隨工程進賬減少而出現放緩,選擇暫時保持財測不變。

肯納格研究指出,UOA發展在2013年首季錄取1億1千500萬令吉核心盈利,佔市場全年財測35%,惟考量未來兩季盈利可能放緩,首季表現僅能算符合預期。

“UOA發展首季銷售達9億2千900萬令吉,佔2013全年18億令吉銷售預估的52%,對於餘下季度,該公司有意再推介另外13億令吉的產業計劃,目前持有的11億令吉未入賬銷售保障未來1年盈利。"

無論如何,肯納格強調該股股價今年至今已暴漲47%,表現超越其他同儕,目前股價已非常接近目標價,上揚空間或已受限,儘管股票展望仍然備受看好,但決定將該股評級下修至“反映大市"。

現金增至3.9億

興業研究則說,受去年整棟產業銷售項目帶動,UOA發展淨現金已增加至3億9千300萬令吉,脫售辦工樓給房地產投資公司(PHB)料在下季再帶入額外現金,除了保障未來派息率外,該公司也計劃把內部資金用於收購新地庫。

興業保持全年銷售預估在20億令吉不變,並且有信心在各大發展計劃陸續推介帶動下,UOA發展有能力達成目標。

考量產業股目前紛紛重估,興業預見UOA發展的優良運作紀錄可支持股價繼續上升,將原有2令吉60仙目標價上修至2令吉88仙,相等於2014財政年10.2倍本益比。(星洲日報/財經)

UOA發展 冀今年推出35億房產

(吉隆坡28日訊)UOA發展(UOADEV,5200,主要板房產)鎖定要在今年推出發展總值達35億令吉的房地產計劃,並看好本財年業績。

UOA發展總經理李振仁今日出席常年股東大會后指出,公司目前已推出達20億令吉的房地產計劃,計劃要在下半年推出發展總值達15億令吉的計劃。

該公司正在進行中的項目包括位于巴生谷地區的The Vertical辦公室套房第2階段、South View Residence及Desa Green計劃;公司將于第3季推出South View Residenc計劃。

詢及是否會在未來擴展到其他州屬時,他回應說,短期內都會先集中在巴生谷地區發展。

“UOA發展目前共有面積達44.52公頃地庫,發展總值達150億令吉。公司也看好今年的業績,將比上財年好。”[中国报财经]

UOA發展全年銷售料20億

(吉隆坡28日訊)UOA發展(UOADEV,5200,主板產業組)預定下半年推出發展總值15億令吉產業,並有信心全年銷售額可達20億令吉。

該公司總經理李振仁在股東大會及股東特大後表示,首季銷售業績達9億2千800萬令吉,有信心可達到市場預測的20億令吉全年銷售目標。

截至2013年3月止,該公司未進賬銷售為11億令吉,全年目標推出產業發展總值約35億令吉。

他披露,上半年已推出多項產業,下半年計劃推出發展總值約15億令吉產業,包括Kencana Square、South View住宅產業等。

他補充,South View料在第三季推出,目前還在靜待當局批准。

對於吉隆坡辦公樓供過於求現象,他認為這狀況已出現7年之久,以公司大部份售出的孟沙南區辦公樓為例,地點優越即將帶來銷售量,雖然城市地區辦公樓林立,其銷售依然保持亮眼。

目前孟沙南區辦公樓僅剩3千平方呎面積。

至於購地方面,他表示短期內無意把地庫延伸至巴生河流域以外地區,始終看好吉隆坡市區產業市場前景,會積極持續尋找具潛能又鄰近市區地段,若條件符合,不排除考慮萬撓、士毛月、加影等地區,但還是專注在近郊住宅而不是發展大型城鎮。(星洲日報/財經)

开拓巴生谷廉价住宅赚厚利 UOA发展眼光独到

二零一三年六月十五日 晚上十时四十九分
(吉隆坡15日讯)作为一家大型产业公司,UOA集团的座右铭是‘灵活就是关键’。该集团与大多数发展商不同的是,其国内发展支臂UOA发展有限公司(UOADEV,5200,产业组)在2011年上市时,没有制订任何销售目标。

然而,它没有竞争力。该集团在2012年取得17亿1000万令吉的创纪录销售额;今年迄今,它已录得更高的20亿令吉。在刚结束的截至3月止首个财季,UOA发展的销售额达9亿2900万令吉,而未开票销售也企于11亿令吉。

UOA发展的税前赚幅介于令人羡慕的40%至50%,是行业平均水平的两倍。在最近一次统计中,其他同业如马星集团(MAHSING,8583)、实达集团(SPSETIA,8664)以及UEM置地(UEMLAND,5148)的赚幅分别是13%、14%和29%。

但这没有什么惊喜,因为行业观察家说,UOA发展在洞悉市场方面拥有一种窍门,正因如此它准备在市场上作出转变。

虽然它从来没有大事宣布,但是它对于兴建售价低于50万令吉的可负担房屋有先见之明,这占了旗下项目一大部分。

在一项访谈中,UOA发展的72岁创办人兼董事经理龚仲勛指出:“尽管在柔佛依斯干达地区和槟城的迅速发展,导致土地缺乏,但是我们的首选发展地点仍然在巴生谷。”

龚氏称:“在马来西亚人才短缺是个大问题。“当你拓展业务至远处时,你可能失去焦点。我们发现,在巴生谷带给我们最好的回报。”

2年前,UOA发展抗拒进军依斯干达产业市场,从那以后看到本地和外国业者在那里收购大量的土地储备。

龚氏打趣地透露:“人们喜欢住在首都。”然而他感叹地说,成本已显著增加。现在的趋势是小型单位。一般公寓的单位面积介于700至800平方尺,而价格在50万令吉左右是比较公平,而且是负担得起的。

他相信,相对区域房屋价格,吉隆坡的房屋价格遭到低估。

他表示:“马来西亚将成为台湾的邻国,因为很多台湾人成群结队地来到这里购买产业。若以汇率来衡量,我国的产业较当地廉宜。”

龚氏最近花了很多时间用作旅游。他沉思后说:“在旅游中,给予我很多想法。”

“当我参观了纽约的特朗普大厦后,发觉一般商业大楼的地下用作商业用途,但是唐纳德·特朗普选择在地下兴建一座有鸟类栖息的封闭式花园。它改变了我们的思想,怎可能用混凝土兴建丛林。”

“因此,我们将孟沙南部的办公大楼从39栋减至22栋。这也是个风险,因为较少的建筑物意味着它们必须更大,以及更昂贵。每栋大楼的建筑成本,由原来的3000万令吉,增至介于1亿至2亿令吉。这就是为什么我们的客户大多数是国内大企业和跨国公司。我们还预留6英亩的土地与一个湖用来兴建公园。”

龚仲勛同时是UOA发展与联合海外澳洲有限公司的创办人,后者在1987年于澳洲证券交易所上市。该公司后来在新加坡双边上市。

龚氏是一名土木工程师,曾经在上世纪70至80年代负责兴建美丽殿酒店、格拉斯酒店,以及樟宜美丽殿大酒店。

他是通过联合海外澳洲持有UOA发展68%股权。

小型项目回酬较佳

UOA发展在2011年进行首次公开售股时,股市遭到母熊袭击,在首日上市时,股价表现欠佳。

该股价一直停滞不前,直到本周五收市,UOA发展挂2.48令吉,较上市时跌12仙。

不过,龚氏并不担心。他指出:“我不重视股价,我的工作是为公司提供利润。至于股市,它不是由我来掌控。”

鉴于该公司通常每次购买面积不超过5至10英亩的土地,因此其未开发的土地储备和潜在总发展值,较大型城镇发展商相比就相形见绌了。此外,UOA发展也受制于缺乏地区多元化。

另一方面,规模较小的项目,通常是比较受欢迎,因此周转更快以及资金成本较低。

在大选后,当一切不明朗因素被扫除后,分析师预计UOA发展恢复积聚土地储备,因它拥有6亿8780万令吉的现金储备。[光华日报财经]

Following the approval given by the shareholders of UOA Development at the Company’s Ninth Annual General Meeting held on 28 May 2013 for the first and final single tier dividend of 12.00 sen per Share in respect of the financial year ended 31 December 2012 (“Final Dividend”) and the allotment and issuance of such number of new Shares pursuant to the DRS, on behalf of the Board of Directors of UOA Development (“Board”), RHB Investment Bank Berhad (“RHB Investment Bank”) wishes to announce that the issue price of the new Shares to be issued pursuant to the DRS (“Issue Price”) has been fixed today (“Price Fixing Date”) at RM2.07 per new Share.

The Issue Price is computed based on the five (5)-market day volume weighted average market price of the Shares of approximately RM2.41, up to and including 24 June 2013, being the last trading day prior to the Price Fixing Date, adjusted for the Final Dividend of 12.00 sen per Share and applying a discount of approximately ten percent (10%), which is equivalent to RM0.22 per Share.

On behalf of the Board, RHB Investment Bank also wishes to announce that the books closure date for the Final Dividend and the DRS has been fixed for 9 July 2013.

(吉隆坡26日讯)UOA发展(UOADev,5200,主板产业股)子公司———Tiarawoods有限公司,以1亿3033万291令吉在吉隆坡一带买入6片土地。

文告指出,以上土地处策略性位置,即怡保路(Jalan Ipoh),距离吉隆坡市中心少于10公里,并被人口密集的住宅区包围,且与主要高速公路如白沙罗淡江大道(DUKE)和古晋路(Jalan Kuching)密切连接。

完成后,UOA发展在该区域持有的主要发展地库约为28英亩,公司建议用作综合发展项目,并将在明年动工。这6块土地占地48万3322平方尺,UOA发展将透过内部资金来完成交易。[南洋网财经]

("Tiarawoods" or "Purchaser") had on 26 June 2013 entered into a sale and purchase agreement ("SPA") with Ng Kim Khin @ Ng Beh Leow ("NKK" or "Vendor") for purchase of six (6) parcels of freehold land. ●新聞
UOA發展(UOA DEV,5200,主板產業組)計劃以1千303萬令吉,或每平方呎270令吉收購怡保路佔地11.1英畝土地,以進行綜合產業發展計劃。

●分析
MIDF研究指出,怡保路現有住宅土地價格為每平方呎220至230令吉,而商用土地售價為每平方呎365令吉至380令吉,因此相關土地價格合理。

憑藉UOA發展強勁現金流水平,公司將通過現金融資上述項目,但現金流將在完成收購計劃後,從現有的0.13倍減至0.05倍。

興業研究說,相關土地毗鄰UOA發展現位於怡保路的16.8英畝土地,隨著相關土地入袋,該綜合產業發展計劃發展總值將從17億5千萬令吉增至30億令吉。

肯納格研究認為,相關土地收購計劃與UOA發展快速週轉策略相符,加上該計劃位於成熟住宅區,整體前景正面。

“我們預期相關工程將在2014財政年進行預展,將在2015財政年起開始帶來顯著盈利貢獻。”

各證券行對UOA發展購地計劃持正面觀點,但預期UOA發展股價在近期劇跌後,未來有望觸底反彈。(星洲日報/財經)

DIVIDEND REINVESTMENT SCHEME THAT PROVIDES THE SHAREHOLDERS OF UOA DEVELOPMENT THE OPTION TO ELECT TO REINVEST THEIR CASH DIVIDEND IN NEW ORDINARY SHARES OF RM0.05 EACH IN UOA DEVELOPMENT (“SHARE(S)”) (“DRS”)
The terms used herein, unless the context otherwise stated, shall bear the same meanings as those defined in the DRS Statement issued by UOA Development accompanying the notice of election dated 11 July 2013 in relation to the DRS.

We refer to the announcements dated 7 June 2013, 18 June 2013, 25 June 2013 and 10 July 2013 in relation to the DRS.

On behalf of the Board of  Directors of  UOA Development, RHB Investment Bank Berhad wishes to announce that based on the dividend reinvestment forms received by the Company’s share registrar, Tricor Investor Services Sdn Bhd, UOA Development will be issuing 68,986,800 New Shares pursuant to the DRS which applies to the Final Dividend for the financial year ended 31 December 2012.

The said New Shares represent approximately 94.0% of the total number of 73,391,600 New Shares that would have been issued pursuant to the DRS, had all entitled Shareholders elected to reinvest their entire respective Electable Portions in the New Shares.

The New Shares are expected to be listed on the Main Market of Bursa Malaysia Securities Berhad on 7 August 2013.

UOA發展次季淨利跌25%

(吉隆坡27日訊)基於缺乏估值賺益烘托,UOA發展(UOADEV,5200,主板產業組)截至2013年6月30日止第二季淨利從前期的1億零497萬4千令吉下跌25.13%至7千859萬9千令吉,但首半年淨利仍擴大35.52%至1億9千774萬3千令吉。

次季營業額增長49.7%至2億9千560萬4千令吉,拉動首半年營業額達到6億7千746萬3千令吉,增幅達96.06%。

該公司發文告表示,次季新增銷售令人鼓舞,新產業推介下,拉動首6個月新銷售達到13億4千萬令吉,而截至今年6月杪總未入賬銷售達12億令吉。

“集團將繼續專注大吉隆坡發展和尋找策略性開發土地資源。”

同時,UOA發展在次季完成怡保路土地收購計劃,令相關地庫面積擴大至28英畝,預期在2014年展開發展總值料達30億令吉的綜合產業發展計劃。(星洲日報/財經)
