JOHOR BARU, July 11 (Bernama) - The state government will soon introduce the international zone at the end of this year in an effort to limit and regulate foreign ownership of properties outside the zone, especially in Johor Baharu.
Chief Minister Datuk Seri Mohamed Khaled Nordin said the international zone, which is in the process are identified, will be taxed land and high property taxes.
He said the state government is in the process of identifying real estate buyers in this country before the international zone is introduced.
"The possibility of such zones in the embankment and Iskandar Malaysia. We will impose a land tax and higher property taxes for the international zone in order to differentiate them (foreigners) and the local people," he told Bernama in an interview here, new recently.
After the international zone is introduced, the state government will also restrict or limit the purchase of property by foreigners outside this zone to provide more opportunities for local people.
"When they sit in the international zone, outside zone we will block foreigners from buying a home. Maybe there rate, in 10 per cent of this is, but we have not set the rates," said Khaled, who is also Co-Chairman of the Iskandar Regional Development Authority (IRDA) is.
According to him, if there is no thorough planning, foreigners will buy houses all over the place and will affect the chances of local people, especially as this could cause the market price of the house is not stable.
Hence, he says this is the state government's efforts in meeting the demands of local people not only affordable housing but also at the same time meet the current demand will contribute to the Johor economy itself.
With the advent of the zone, to understand the tax revenue will also be used for development in rural areas in Johor Baharu.

Iskandar Malaysia reportedly expects new investments worth RM22 billion to RM21 billion this year compared to last year.
Commenting on the concerns of former prime minister Tun Dr Mahathir Mohamad on the rapid development of Johor and the influx of immigrants that could result in the rights of the local people affected, Khalid said the state government is aware of the matter.
"We welcome the views of his. We are aware of the matter and the existence of Johor Real Estate and Housing Authority (LPHJ) is one of our efforts to develop and plan (as well as the challenges it)," he said.
On July 8, Dr Mahathir, through his blog, worried about the pace of development in Johor welcoming the influx of foreigners and causing a number of real estate prices can rise dramatically reduce the chances of local people owning their own homes.
Describing LPHJ issues are among the greatest challenges faced since taking the reins of leadership of the state since May last year, Khaled said the issue was poorly understood by the public, especially those living outside of Johor.
"So, to correct the perception that seems to be the purpose of the enactment tu to give absolute power to the king, though it is not a question to that effect and want to correct the perception tu and to address the concerns of the parties, is the greatest challenge," he said.
Khaled said LPHJ created to overcome major challenges in Johor namely how to meet the demand of the people related to housing.
" eople want that they have a house they can afford it. Purpose of this board is that this can be realized and can be simplified," he said.
The state government is aiming to build a total of 28,000 affordable homes over the next five years.
In addition, he said, decisive action was taken to blacklist 28 developers this year for failing to build more than 30,000 units of low cost houses, especially in Iskandar Malaysia within the prescribed period.
