2014年重头炮:sunway iskandar phase 1 正式发售

Sunway Bhd is expecting to launch the first phase of its Sunwasunway thumby Iskandar development project by early next year, says its CFO Chong Chang Choong.
The first phase has a gross development value (GDV) of up to RM350 million and will take up “a few acres” of the total combined 1,770 acres Sunway owns in Medini Iskandar and Pendas, Johor. The total GDV of Sunway Iskandar is RM30 billion.
“What we plan is a mixed integrated development, a 3-in-1 comprising serviced apartments, office suites and a retail podium,” said Chong at the MIDF Luncheon Talk yesterday.
Sunway Bhd also plans to launch more phases in Sunway Iskandar next year. Chong said that the group may be “a bit more aggressive” to meet demand if the market response is good.
According to Chong, Sunway Bhd is looking to recreate its success with Bandar Sunway at Sunway Iskandar, which will include an education hub, hotels, offices, hospitals, a theme park and a shopping mall.
“We want it to be a self-sustaining suburban development. This project gives us the chance to recreate a township of international stature and avoid the mistakes we (made) previously,” he said.
Sunway’s maiden launch in Johor by July this year
Chong also confirmed that the 88-acre Sunway Lenang Heights at Taman Molek, Johor Bahru, will see its first launch by July this year.
“It is a brownfield development, located next to existing residential units. Based on (initial) registration, there is strong interest from locals who are upgrading. This will be Sunway’s maiden launch in Johor,” said Chong.
The gated-and-guarded development comprises 50 to 100 bungalow units priced between RM1.3 million and RM1.5 million.
Open to new land acquisitions

Chong also did not rule out the possibility of acquiring more land in Johor similar to its existing land in Medini and Pendas. However, he pointed out that the existing land of 1,770 acres is already sizeable and “will last us between 15 and 20 years”. Therefore further acquisitions, if any, will be “something complementary” to Sunway Iskandar.
Sunway’s existing Sunway Iskandar land area comprises 691 acres of leasehold land in Medini Iskandar and 1,079 acres of freehold land in Pendas, Johor. The former has a lease period or 129 years and a GDV of RM12 billion over 10 years whereas the latter’s GDV is RM18 billion over a period of 15 years.
Sunway Bhd is bullish on Iskandar Malaysia’s prospect due to its potential in terms of the property sector in the medium- to long-term, said Chong.
Noting that there are five existing economic corridors in Malaysia launched in 2006, Chong said that Iskandar Malaysia has a strategic advantage over other corridors, mainly due to its close proximity to Singapore and Changi Airport, which is comparable to Kuala Lumpur and Kuala Lumpur International Airport in terms of travel distance.
Additionally, Chong pointed out that Iskandar Malaysia is well-connected with a good network of highways, proximity to three major ports as well strong infrastructure thanks to over RM4 billion in investments by the government. Investors also enjoy lower property prices in Iskandar compared to similar properties in Singapore, a difference of about “10% to 25%”.
Collaborative efforts between both the Malaysian and Singaporean governments are also a huge driving factor.
“The buy-in of the Singapore government has also led to investor confidence improving and the momentum has increased,” added Chong.
“It is in Singapore’s national interest to see a thriving Iskandar,” said Chong during his talk.

双威有限公司是预计推出其SUNWA的第一阶段双威拇指在明年年初依斯干达发展计划,表示其首席财务官崇昌忠。
第一阶段具有高达RM350亿总发展值(GDV),而且会占用“了几亩”的总合1770英亩双威拥有Medini依斯干达和Pendas,柔佛。双威依斯干达的总GDV是RM30十亿。
“我们的计划是一种混合集成开发,一个3合1包括服务式公寓,办公套件和零售商场,”创昨日表示,在MIDF午餐讲座。
双威Bhd公司还计划推出更多的阶段在双威依斯干达明年。冲说,该集团可能是“多一点侵略性”,以满足需求,如果市场反应良好。
据庄,双威Bhd公司正在重新与阿巴斯双威的成功在双威依斯干达,其中将包括一个教育枢纽,酒店,办公室,医院,主题公园和购物商场。
“我们希望它是一个自我维持的郊区发展。这个项目使我们有机会重建国际地位的一个乡镇,并避免我们(制造)的错误之前,“他说。
今年双威的娘家推出在柔佛七月
崇也证实,88英亩的双威Lenang高地在塔曼Molek,柔佛州新山,将于今年看到它的第一次发射在七月。
“这是一个棕地开发,毗邻现有的住宅单位。基于(初始)注册,有一个从当地人谁是升级了浓厚的兴趣。这将是双威的娘家推出在柔佛,“冲说。
门控和守卫的发展项目包括售价在1,300,000马币及150万令吉50到100间洋房单位。
开放的新土地收购

也冲不排除收购更多土地,柔佛类似于Medini和Pendas其现有土地的可能性。不过,他指出,1,770亩现有的土地已经是相当大的,并“将持续我们15年和20年之间”。因此进一步的收购,如果有的话,将是“东西互补”双威依斯干达。
双威现有的双威依斯干达国土面积包括在Medini依斯干达691英亩租赁土地及1079英亩在Pendas,柔佛永久业权土地。前者具有租赁期限或129年的RM12十亿在10年,而后者的GDV一个GDV是RM18十亿在一个为期15年。
双威有限公司是看好马来西亚依斯干达的前景,由于其在房地产行业方面的潜力在中期至长期的,说冲。
注意到目前现有五条经济走廊在马来西亚于2006年推出,崇说,马来西亚依斯干达比其他走廊的战略优势,主要是由于其靠近新加坡樟宜机场,这与吉隆坡和吉隆坡国际机场在行驶距离方面。
此外,庄指出,马来西亚依斯干达与公路良好的网络,接近三个主要港口和强大的基础设施由于超过马币十亿的投资由政府的良好连接。相较于新加坡,关于“10%至25%”的差别类似物业的投资者还可以享受在依斯干达物业价格下跌。
无论是马来西亚和新加坡政府间的合作努力也是一个巨大的推动因素。
“该买入新加坡政府也导致了投资者信心改善和势头有所增加,补充说:”崇。
“这是新加坡的国家利益看一个蓬勃发展的依斯干达,”冲说他的谈话中。

在sunway的master plan里,1800ekar包括了学校,商场,酒店,医院,公寓和办公楼,主题乐园,发展计划15~20年,加上发展商的雄厚背景,个人觉得是个值得投资的项目,大大对这个project怎么看? 本帖最后由 西门吹雪9910 于 16-1-2014 10:40 AM 编辑

sunway 的产业出了名的贵,而且他们有那么大片地,肯定可以做起来的。那边的landed 肯定很贵,我预计在sunway medini 的双层排屋将会是1.5 m 起跳。:)

这个比hh 的位置更好,只是不懂有没有hh 这么好的管理层。hh 最新排屋价格发展商卖970 千到990 千, 如果要买的话,可以选周边产业,这个肯定不便宜。

可以买公寓,不过公寓subsales 现在很难卖,风险渐渐拉高了。sunway 是有品牌效应的,不过如果没有那么多人,公寓有点难消化。

公寓我看也不便宜,应该在800psf以上。

觉得sunway应该目标是外国人1M以上产业,新山公寓真的不会卖了,好像我之前我去看的tampoi height,地点不错,而且价钱便宜,12月开始卖到现在还卖不出30%,不止是公寓难卖,连mutiara rini新launch的排楼也无人问津,新山购屋热潮真的退了。

原因就是政府做决策的时候没有考虑到对整个发展区的影响, 请看看这个:

The delay in implementing the new RM1 million minimum price for foreign property buyers may turn off foreign buyers, according to Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector, Malaysia president Lim Lian Hong.

Lim believe that the move may be seen by foreign buyers as an unfriendly sign towards them.

Moreover, it is also unfair and unhealthy for foreign buyers since it may affect their confidence in their investments here.

“If they put their money here, they don't want to have to worry about what will happen to their investments if there are more changes in the future,” said Lim.

Notably, a local business daily revealed that the guideline for the new minimum price for property acquisitions by foreigners may only be implemented in March or May, instead of 1 January as announced in the 2014 Budget speech by Prime Minister Datuk Seri Najib Abdul Razak, since it has yet to be gazetted.

“I thought the new ruling will be automatic on 1 January 2014 but it seems that there is now another ruling (which means that its not automatic). Normally these types of rulings must be gazetted and we would expect the Budget announcement to be the gazette itself,” said Lim.

“I did not hear about this (delay in implementation) until now and I've had lots of people asking me about it.”

Meanwhile, Malaysian Institute of Estate Agents president Siva Shanker does not expect foreign buyers to rush in and take advantage of the delay.

“For foreign property purchases, the interest has been focused on Iskandar Malaysia in the last year or so but already, there are talks of over-buying in Iskandar Malaysia. If at all there is a rush, it would be the Singaporeans rushing to buy in Iskandar Malaysia but with all the negative talk in the market, I don't think there will be a rush to buy properties,” he explained.

我在11 月措施出炉的时候已经说了, 这个对新山500-600 千的产业是一个很重大的打击, 再加上年尾买潮本来就弱, 效果更加明显.
对800-900 千的产业是一个助力, 因为发展商会硬硬把价钱拉高去1 百万, 而事实也证明了HH的确是在这样做(对不起又用了HH,我了解价格趋势的就只有HH). 现在好了, 500千的外国人不要, 本地人因为怕买了卖不出, 也不要了, 市场那么多公寓, 卖不出, 谁来消化.

现在说说MUTIARA RINI, 那边是我觉得OVER PRICE的地区之一, 不好卖不出奇. BDO地点比他好这么多, 价钱便宜过它, 他们只是发展商想钱想疯了, 硬硬乱放价的. 新屋的价钱这么高, 真的当人们是傻子?
TAMPOI那个地点是马来区,也是工业区, 向来是少华人的, 不好卖不出奇.
