两年死，一年生。租约怎么写？

请问第6和第7， 应该写两年（到2012）的period 期，还是三年（到2013）的？

下面有没有地方不对，要改的？

我要写合同，写两年死，一年生～～

５） term number of year： for fixed term of two year


６）date of commencement：1st feb 2010
７）date of termination ： 31st jan 2013

１１）extension number of the year： one year

１３）monthly rental for the extended term at the prevailing market rate

Period of tenancy : 2 years + 1 year (Two years with an option to renew for another year)
date of commencement : 1st feb 2010
date of termination       : 31st Jan 2012 (写两年到期的)

Term : 2 years

Tenancy Commencement Date : 1st feb 2010
Tenancy End Date       : 31st Jan 2012
Or
Tenancy Period : 1st feb 2010 - 31st Jan 2012


Option to Renew
Option Period : The option to renew the Term has to be exercised by the Tenant not earlier than XXX and not later than XXX.
Renewed Term : 1 year
Renewed tenancy period : 1st feb 2012 to 31st Jan 2013
