Serene Heights Township To Be Launched By End-June 2015

Property developer UEM Sunrise Bhd plans to launch the first phase of its upcoming Serene Heights township project worth RM3.2 billion in gross development value (GDV) by June 28, 2015.

The project will be focusing on developing terrace houses.

The 181.3ha township, which is located in Bangi, Selangor, is targeted to be fully completed in the next 10 years.

Senior GM for development Zulkifly Garib said the company will first launch 274 units of terrace houses worth of RM180 million in GDV out the total 1,200 units catered for the first phase of Serene Heights township, which is mostly targeted for first-time home buyers and young professionals.

Although Zulkifly did not disclose the total GDV for the whole first phase of the project, he said the company expected the overall first phase to be completed in five years’ time while adding that the first launched units are projected to be completed by the middle of 2018.

Zulkifly said the company has seen a very encouraging number of close to 3,000 registrations for its first launched units.

“The price range for these double-storey terrace will start from RM550,800 where the products are divided into two models, Acacia and Begonia,” Zulkifly told reporters during the pre-launch media interview in Bangi yesterday.

Despite the slowdown in the property market, Zulkifly believes the demand for landed properties is still high and the company plans to bank on that line of product to attract buyers.

“There are challenges in the property market, however, I do believe there is still high demand for this product, especially when it is a freehold-landed house.

“If you offer the right product to the right market segment, I believe the market is still there for us to tap into,” said Zulkifly while adding that the pricing for the house is still within buyers’ financial grasp to obtain loan amid the stricter housing loan.”

Zulkifli also said the company has another two phases under its pipeline for the township.

He said the company plans to launch semi-detached and bungalow units for the second phase of the township which will occupy around 40.5ha of land.

However, he did not reveal the GDV for the second phase.

Apart from the residential properties, Serene Heights will also feature commercial and retail premises as well as other developments such as shop offices, mosque, police station and sport facilities.

The township is accessible via three highways which are the North-South Highway, LEKAS Highway and the SILK Highway

想买来自住,又想住landed,是不错的啦。。。

Kajang在转型着,买Bangi,更靠近Putrajaya/Cyberjaya,我认为地点会好过Semenyih。至少Bangi还有KTM,UPM,Uniten。。。进NS Highway也近点。

package 还好,但是价钱太贵。

Bangi ler。。。以为是kajang 咩

bangi的路,和semenyih的路相比,semenyih还更好。

我指的不是塞车或不塞车,是路的宽度,路的好坏,高低,保养。

bangi的我去了几次,讨厌几次。洞很多,路很小,交通灯很多,旁边是山笆。

我没有看到这样details和比较。。。我只是给大体的地理位置。

地理位置,bangi会比较好,因为靠近highway,去KL会比较方便。
几次晚上去bangi,有些地区连路灯都没有,不然就是太暗,看路都看不清楚。
然后也太多马来人,华人餐比较难找。

semenyih是远了一点,希望新路建好了后,会更容易通去KL

其实这个 serena height 满靠近semenyih
去 semenyih 才 5km 走 jalan bangi lama
离开plus highway 蛮远的,lekas 就近很多。

原来是在setia ecohill旁边,难怪敢卖那么贵,ecohill的价钱一样
