Bank Agent, 请帮帮忙. 想请问Housing Loan的一些问题?

小弟打算买一间Rm220k的Apartment. 应该在下个月完工.
我想问:
1. 请问我可以借到95% loan吗? 哪个银行可以?
2. 我今年28岁,请问maximum loan tenure可以多少年?
3. 我听说First Home Scheme可以100% loan, 对吗? 如何申请?
以下是我看到的100% loan requirement:
| WHO CAN APPLY | - Malaysian citizen
- First time home-buyer
- Individuals up to age 35 years
- Single borrower gross income not exceeding RM5,000/month
- Confirmed employee with minimum employment of 6 months with same employer
- All outstanding debt repayment obligations from banks and non-banks (including those not covered by CCRIS) must not be more than 60% of the net monthly income
| | MINIMUM LOAN AMOUNT | RM100,000 (exclusive of MRTA). | | LOAN MARGIN | Up to 100% | | LOAN TENOR | Minimum : 5 years
Maximum : 35 years or age 70 whichever is earlier | | MRTA | Optional | ELIGIBLE PROPERTY | - Residential properties located in Malaysia
- Minimum property value of RM100,000
- Maximum property value of RM400,000
- Owner occupied (buyers are required to reside in the property)
| | - Amortizing facility only (no redraw features)
- Installments payable via monthly salary deduction or standing instruction
- Savings record (3 months installment liquidity reserve)
- Compulsory Fire insurance/takaful

其实你借越多, 利息滚得越快, 风险也相对拉高, 要三思啊!

不过如果他有弄FLEXI LOAN用钱压利息就不用担心了.

多数要借这么多的都是没什么剩余钱的, 如果真的有那么多钱, 其实FLEXI/SEMI FLEXI分别不大.

我也是尽量能借多少就借多少,原因无他,怕INCOME TAX找上门,懒得解释... |

其实我已经出来工作多年了.可惜的是,我没什么储蓄.
以我现在的能力,我每个月可以用Rm1300-1500来供房子.
但是就是挖不出Downpayment的钱.
Can advise me? |
