Good location to rent in Alor Star?

I have found a new location which I think is quite good to rent because there is a Tesco there, sure got lots of people. But the problem is the Tesco has not yet open(July, don't know what date)well, it is going to open but I don't want pay a month in advance before rent the shop. But because the location is too strategic I am afraid that others might get the shop lot already.  
The price is no196-RM7600.00,no195-Rm3800.00,no194-Rm3800.00‏
I asked these 3 shops ownes already it is really expensive for the side shop, but it is really strategic because a lot of people can see it, sure got lot of business.
Anybody here know this place and what is your comment?
