[询问意见] Gold Coast Resort

刚收到朋友的资料说这个投资不错~

我拿到的是英文资料,所以我只好 post 上来让大家看看~
希望大家能给予我意见!

Gold Coast Resort is to become a favourite among foreign tourists


Foreign tourist visiting our country will first come through the Kuala Lumpur International Airport (KLIA) and it takes them only 25 minutes travel time to reach Gold Coast Morib. Gold Coast Morib has been started to build in 2006 till now and will be finish in next year October 2009. Gold Coast Morib have 4 types of Suite that is Studio Suite, Two Room Suite, Three Room Suite, and Suite Penthouse.


Studio Suite:




The average of the unit size is around 480 sq. ft.


Two Room Suite:





The average of the unit size is around 601 sq. ft.


Three Room Suite:





The average of the unit size is around 857.60 sq. ft.


Suite Penthouse



The average of the unit size is around 600 - 800 sq. ft.
The average of the balcony size is around 1000 - 1200 sq. ft.




Water Theme Park:

Gold Coast Morib Resort will also have an Amusement,Leisure Swimming Pool and Water Sports Facilities. It build in the center of the Studio Suite Building and measuring of 60,000 sq. ft. and cost RM 8,000,000 to build.

投资的特别之处:

Imagine that you purchase a unit of our property and the price of the unit is RM 200,000.
After that sign up with Leasing Plan that Guarantee Rental Return back as much as 40% in 5 years.
If the 40% divided by monthly, you will be average PAID by us RM1333 monthly.

Example: (Base in a very LOW property appreciation value)

First 5 Years Leasing Plan (Purchased Value)

RM 200,000 x 40% = RM 80,000
RM 80,000 / 5 years = RM 16,000
RM 16,000 / 12 months = RM RM 1,333

Second 5 Years Leasing Plan (Appreciation of 20%)

RM 240,000 x 40% = RM 96,000
RM 96,000 / 5 years = RM 19,200
RM 19,200 / 12 months = RM 1,600

Third 5 Years Leasing Plan (Appreciation of 20%)

RM 288,000 x 40% = RM 115,200
RM 115,200 / 5 years = RM 23,040
RM 23,040 / 12 months = RM 1,920

Return = RM 291,200 + RM 288,000 (Property Market Value)
Total Return = RM 579,200

今天的东方日报有打广告有四页都是 Gold Coast Resort可以找来看。都说好处没说坏处。有些矛盾的地方没说明。比如他帮你的单人房出租RM250他说一个星期只出租到一天一个月都有RM1,000收入,给你的感觉好像收入很高。又说你介绍亲戚朋友来Gold Coast Resort住在别人的房间你又可以得到20%用佣金。现在的问题是他们帮你出租房间有CHARGE你费用吗??你介绍亲戚朋友来住在别人的房间的佣金是谁给的??是Gold Coast Resort还是像你一样买这房间的房东???我住在MORIB附近。 如果要投资感觉上风险很高。。

我朋友他投资了
他说有 agreement guarantee....
所以值得投资  
每一样投资都会有风险的呀~
不过先谢谢你的意见

有什么消息也可以 update 我

请问你有去它的OFFICE了解吗?GOLD COST 会跟你签5年或10年的合约(看你选择要5/10年), 它会每个月进出租的钱去你的BANK ACCOUNT。你又不用供,又有钱赚咧!
虽然投资会有风险, 但如你不走出第一步的话, 怎赚到钱呢?你说是吗?

这个计划推出已经很久了有一两年了。现在再强力打广告。离我家不远我当然去过还看过示范房间。建议想投资的朋友还是到现场看看才决定吧 。看看自己想投资的地方附近是怎样的。

主要风险是15年后:

全盘管理要自己负责回,那时自己就要负责管理费。而且管理费是每一年都会起的,15年后是什么数目大家可以想象。租的出不怕,租不出就是一笔格外负担。

那时的楼房旧了,再加上是度假屋的因素,很难再转手卖出去。因为是属于度假屋类型,还是旧的,相信很少人会有兴趣。

更甚的是,如果隔壁或附近起了一些新的度假屋。难免游客会贪新厌旧,那时的生意难免也会影响到。

請問這裡有人投資MORIB GOLD COAST 嗎? 我五年前投資了,簽了五年租回的合同,現在要更新合同了,不過租回的合同非常過分,是導致會虧損的。想詢問意見。
