Analysis:

Eupe Corporation Bhd is a property and construction company with projects in the Northern Corridor , specifically in the State of Kedah. Among its flagship projects is the Cinta Sayang Country Golf Club.

In the 1990s, many golf courses were built in Kedah , too many in fact that they could not make much money. However Cinta Sayang stood out among all these golf courses and is known as the favourite among Kedahans and people in the Northern region.

The top banker in the world Goldman Sachs took a major 5.7% stake in Eupe. This shows the amount of confidence this relatively unknown company commands. Probably Goldman Sachs is eyeing the Northern Corridor Project which the goverment has planned with potential investments up to RM50 billion. Eupe is strategically placed to benefit from the Northern Corridor Project. Its projects consist of Kelisa Ria, Cinta Sayang homes, Sri Astana, Sky Residences in Sungai Petani and Taman Ria Mesra in Gurun, which are all quality housing projects.

For the last financial year, it made a profit before tax of RM14.8 million. It has an earnings per share of 9 sen. It's PER would be 16 times.

The main thrust for this counter would be the Northern Corridor Project. This is especially so given that Sungai Petani is given priority in the Northern Corridor Masterplan. For example Hadhari Cattle recently is going to set up a mega ranch for halal food production in Sungai Petani. All eyes are now on Sungai Petani and Eupe's projects there.

Theme park in Sungai Petani set for launch

THE RM20mil Carnivall Water and Land Theme Park in Sungai Petani is expected to be ready for a soft launch on Dec 1.

Developed by Eupe Cor-poration Bhd and designed by Whitewater West Industries Ltd from Vancouver, Canada, the boutique theme park will be activity-packed with a state-of-the-art water coaster, a machine wave and 140m open waterslide.

Set amidst rustic Balinese architecture, visitors will find themselves surrounded by the cool ambience of palm trees, fountains and a wave cove complete with sandy beach to relax and unwind.

Eupe Corporation managing director Beh Huck Lee said the first phase covering 4.5ha at the Cinta Sayang Golf and Country Club grounds would comprise a wet park, which is the first of its kind in the northern region.  

“We want to complement Penang’s sea, shopping and hawker food by offering an exciting fun-packed theme park as an alternative for holiday-makers,” he told The Star yesterday.

He also said the company had hired Australian consultant Allan Mahony from Leisure Asia Ltd to ensure safety aspects of the park were adhered to.

Cinta Sayang Golf and Country Resort executive director Yeong Chee Fun said there would be activities throughout the year.  

“We’ve trained our staff to provide efficient and friendly services to visitors. We want them to feel pampered once they enter the park.

“For an affordable fee, the entire family can enjoy the activities at the park as well as other activities such as golf, horse-riding and archery available at our country re-sort next to the park,” she added.

The park will be opened by Kedah Mentri Besar Datuk Seri Mahdzir Khalid on Dec 31.

The opening is in conjunction with the state-level launching of the Visit Ma-laysia Year 2007 which will also to be held within the resort grounds next to the theme park at 8pm.  

Beh said the second phase of the theme park, encompassing 3ha of dry theme park, was expected to be ready by mid-next year.

Kedah to bank on its history

SUNGAI PETANI: Gunung Jerai and Lembah Bujang will become major tourist attractions for Kedah in Visit Kedah Year 2008.

Kedah Mentri Besar Datuk Seri Mahdzir Khalid announced that RM35mil would be spent to develop Gunung Jerai.

The project would be handled by the Kedah State Development Board and the private sector.

He said the upgrading will include a new hotel with its lobby located at the foothill.

He said this at a press conference after launching a new theme park called The Carnivall at Cinta Sayang Golf and Country Resort here yesterday.

Mahdzir said the historical Bujang Valley in Merbok will have a Harmony Civilisation Centre which will showcase the ancient civilisations of the Arabs, Hindus, Buddhist, Muslims and Chinese dating back some 800 years.  

“There will also be the lost port in Lembah Bujang where traders from various parts of Asia landed,” he added.

In his speech, Mahdzir praised Eupe Corporation, which developed the theme park, for promoting tourism in the state.

Eupe Corporation managing director Beh Huck Lee said the first phase, which was opened to the public yesterday, comprised a state-of-the-art water coaster with a 10m wall ascent at a 60° angle, a 140m open waterslide, a 300m long river of adventure and a water cove.  

He said the second phase of the RM20mil project would include a land theme park slated for completion by 2008.

一旦上述政策及獎掖措施落實，這肯定對大馬股市的產業股有利，這包括以發展住宅或房屋產業單位為主的產業股，如優賓機构（EUPE，6815。

2008擴張式預算案
建築基建領域綻笑顏

2008年財政預算案，為避免過於依賴外圍經濟與市場，並在推動國內市場消費及需求，解決國內產業市場發展及吸引產業投資等，預料政府將提供獎掖措施，使相關領域上市公司的業務前景較有看頭。

市場對產業及產業投資信托領域給予厚望、大型挹注工程計劃將使建築業備受看好、消費品領域料也會從公務員加薪及花紅措施間接受惠，這都是2008年財政預算案所期盼的重點，並也是馬股投資者期盼及拭目以待的。

產業領域料為最大贏家

產業及產業投資信托（REITs）領域，將是2008年財政預算案的最大受惠者。

市場一般認為，政府非常關注產業領域，並視之為主要關注項目，因為產業涉及的經濟效應較為廣泛，與它相關的上游領域繁多，特別是政府要刺激內需推動經濟成長，所以提供更多有利產業領域的政策與獎掖，實是可以理解的。

應再放寬公積金
提款購買產業措施

一名產業領域分析員向《星洲財經》披露，其中一個最直接的做法，即是進一步放寬僱員公積金局會員的提款購買產業措施，即政府可能會在2008年財政預算案宣佈重組公積金局戶頭，把第一戶頭及第二戶頭的存款比例，從目前的70%對30%調整至50%對50%，或是60%對40%，主要提高第二戶頭的存款比例，以讓會員可從第二戶頭提出更多款項置業或投資。

他表示，這不僅鼓勵僱員公積金局會員購買產業，特別是住宅產業，同時也減緩公積局管理擁有龐大資金的管理壓力，實是個兩全其美及一石二鳥的做法。

詢及這會否與公積局為會員提供退休福利的首要宗旨背道而馳，他認為這僅是政府為國民或是該局會員提供一項選擇，並不是強制性措施，因為會員若認為選擇退休更有保障，他們大可繼續將存款留在戶頭，不要動用存款直到退休為止的選擇。
