最近看中了一间不错的房子,售价395千。想问问各位大大,头期+手续费该给多少,怎么算呢?我自己算过了,怕算漏什么东东,各位帮帮忙好吗?谢谢!!
S&P:
A)legal fees: 150000x1% + 245000x0.7% = rm3215
B)stamp duty: 100000x1% + 245000x2%. = rm5900
C)disbursement fees: rm200-rm400
D)others: rm150-250
Total: app. Rm9765
Loan agreement(90% loan, loan amount:rm355500)
A)legal fees: 150000x1% + 205000x0.7% = rm2935
B)stamping: 355000x0.5% = rm1777.50
C)disbursement: rm300-500
D)others: rm150-300
Total: app. Rm5512.50
Total app:rm15277.50
Rm15277.50+rm39500 (10%) = rm54777.50

现在的人有多少个真的会住30年的啦~
多5-7年,又要说upgrade自己,就会卖掉这间拿钱来买别的房产...

其实 15% 屋价(valuation 到)就可以了 (没加买保险)

A)legal fees: 150000x1% + 245000x0.7% = rm3215(应该至少可以拿到30%折扣,所以是2250)
B)stamp duty: 100000x1% + 295000x2%. = rm6900
C)disbursement fees+Others: rm1000-1500
Total: app. RM10150-11615
Loan agreement(90% loan, loan amount:rm355500)
A)legal fees: 150000x1% + 205000x0.7% = rm2935(应该至少可以拿到30%折扣,所以是2054)
B)stamping: 355000x0.5% = rm1777.50
C)disbursement+Others: RM800-RM1200
Total app:rm4631-5912
Valuation Fees: 1000
MRTA: ?
Fire Insurance:200+
大概需要准备RM55000-58000,没有买MRTA/MLTA的话。 |
