想问下房屋贷款配套 - rm600k to 650k (4/9/13)

我们发现了一个问题,
算了下, 如果屋子要 600k, deposit 10%, loan 540k, interest rate 4.4 (BLR - 2.2%) , monthly repayment around myr 2.7k
就是我需要 commit to bank myr1.35k. 我salary sgd3k, 不懂bank 怎样帮我换新币去马币, 可是感觉不可能用2.5 的rate. Lets make it sgd1=myr1, 我的薪水就是myr 3k. Assume 3k x 50% = 1.5k , 觉得loan应该没问题.
可是我哥哥salary myr2670, 给70% of gross salary as commitment, 2.67k x 0.7 = 1.869k. 然后1.869k - 0.8k (car loan) = 1.069k ...... 就是我哥哥只可以借到myr 1.069k..... 不够 1.35k 
请问下怎么那么多人讲可以借到钱的, 我算的不对吗 ? 我哥哥的commitment 都去到70%了, 觉得很难批咯, 想请教下高人给点意见, 因为这礼拜约了一些agent 看房, 如果看中了都不知道要不要给定金, 如果明知道不可能approve loan 也不好浪费大家时间, 也好换下目标找一些便宜一点的屋子 ....

Hi 各位大大,
想问下现在的房贷配套. (在PJ的condo , 只想约可以在KL/PJ 出来见面详细谈谈的, 不想浪费大家的时间)
地点 -
PJ area, 1998/1999年左右的一间 freehold condo, 屋主开价 650K, around 1380sf, maybank evaluate 510/psf (根据屋主讲的).
要联名买 , 我跟我哥哥. 想在这两,三个月内搞定.
都是第一次买房的, 应该可以借到90% loan ?
我:-
edu : 大学毕业文凭
salary : sgd3000 (gross fixed salary, with salary slip, cheque bank in to a Singapore Bank every month)
epf / cpf : none
age : 1987 - 26岁
commitment : insurance, 250/month
我哥哥 :-
edu : 大学毕业文凭
salary : myr3000 (不懂他们怎样发薪水) , after epf myr2670
epf / cpf : 可以拿20k 出来买房
age : 1982 - 31岁
commitment : car, 800/month
终结:-
想跟银行借 90% loan. 要最多lock in 3 years, 要NO penalty for early settlement (after 3 years), 有多余钱要可以还钱给loan principal, 有这种配套的请pm 下我.

for those Clean ( not master card monthly payment, car installment or house or insurans)
Mostly can get 89% from Hong Leong...
Public 85% maybe need 1 more gurrantor (拉多一个人下水)
~~~
想跟银行借 90% loan. 要最多lock in 3 years, 要NO penalty for early settlement, 要 Fixed interest, 有多余钱要可以还钱给loan principal, 不要一直还利息而已. 可以做到吗 ? Sure Ok...

最好是找KL banker and link with lawyer.
Why dont ask your agent intro or lawyer?
Save time for sending document or wait them tai ji kung fu to each....zzzz

Nowadays was Time value than money....
as you work in sg... keep travel up KL sign and do loan and check...follow up...
值得吗?

my brother still in kl, i thought maybe he can help me on the loan processing ... so you are saying for all the loan application i need to be there personally ?

IF loan 两个人的名, 需要一起sign loan agreement and S&P.
检查好下订时的option of purchase.
准时搞定S&P(1 month) then loan 可以慢慢来(1-2 month)。
你用自己的lawyer firm? and 自己找banker?
叫你的agent 介绍。。。方便又快。
between that, Owner 又是自己的lawyer firm?

friend, u paid lawyer fee too....
除非有人介绍, 不然也是要try luck...

my friend one case use different lawyer, different bank.
already 6 month .... still not done.
Now house price fly, owner want cancel deal....
MY friend need go ask lawyer request court order to sue them.
很麻烦对吗?

不懂他的epf要搞几久才能拿到钱. 谁有经验的....

After sign S&P, ask lawyer give u a letter or notes.
Then walk to EPF office to claim it out with a cheque.

我 24岁,大学毕业文凭
salary : MYR 3100, 扣了 EPF 2800
epf : 工作了一年
commitment : 没有申请信用卡,没有车贷款。。
我姐姐 26岁 大学毕业文凭
salary : SGD 2800
cpf : 没有
Commitment : 没有申请信用卡,没有车贷款。。
买了 650K 的 PJ CONDO, 申请了4间银行, 全都批了。。3间银行批了90%,只是 BLR rate 不同, 还有1间等了很久, 不等了。。结果我们拿了RHB的semi-flexi Loan Offer.. |
