Housing Loan can include the legal fee and insurance fee?

Hi all,

I only have enough cash to settle the down payment,but for those insurance fee and legal fee, can i include those fee in my housing loan package?

let say now i borrow bank A which no provide the renovation loan package, after few year i like to take the renovation loan from other bank, is it possible?

or insurance,legal fee and renovation all must under one bank loan ?? can separate?
