买每个月多几百元收入的 vs.买等升值的好?

买哪一个好????
1) 等增值的单位。
rm210k 的公寓,供期要每月rm813.
管理费每月rm100. 整间公寓出租到每月rm900-rm1000
好处是这里单位少,安静不那么复杂,不愁没人租。看起来房价还有增值空间,可是担心有点慢。。。
坏处是三间房空间比较小,住的人不能多所以看来租金提升空间有限,一旦提高租金房客可能面对如何分配房租的问题。
必须减少贷款/扔多一点现钱以便每月租金可以应付供期和管理费。如果刚刚足够应付这些,我所要承担一些维修的费用还要自付。
2) 每月会有三百多passive income 的单位
145k 很旧的公寓,供期大概rm500.
管理费每月80, 整间公寓出租到每月rm900。
好处是不愁没人租。三间房空间比较可以住多几个人比较舒服。扣除供期,每个月有passive income rm320.
坏处是楼旧,担心楼价不会增值。
我个人觉得第二选择较好,但不知对不对。。。 |

基本上, 我也有以上的忧虑, 正在考虑要买那一种房子呢, 谢谢 lz 问了同样的问题,等高人指点  |

我有两个选择,但是不知道如何是好。。
A: rm210k 和 rm145k 两个都买
B: 买两个RM145的,每个月就有六百多收入了 |

我会卖210K的...然后用买145K的(如果可以的话cash一次过)...那income就多900了... |

For my opinion,second choice is best choice if ur cash is limited...the reason why i say so:
1)u earn extra rm400 put in ur pocket (passive income)
2)this house consider ur asset as it help u earn money and property price sure can goes up in future this will help u earn another cash flow (for example rm185k in next 10 years, u earn rm40k)
3)rm400x12=rm4800 per year and if 10 years later u sell rm4800x10=rm48k and plus rm40k u earn from the property u sell that mean u earn rm 88k in next 10 year..
it help u increase cash flow that give u opportunity to invest more properties or others investment such as business and so on.
this is my opinion only...haha...hope u dont mind...not sure u understand or not... |

因为还会增值,
买第二个
因为每月有钱拿
手头紧就拿第二个咯, 如果有时间可以等就拿第一个.... |
