1. How Principal Reduction Function.
Principal Reduction is one of the method which Bank Usually Help Borrower to save their interest.
Exmp.
Loan amount = RM 250k interest rate : 6.75% fixed tenure = 360montly
montly repayment = RM 1621.50 Payoff of the 30 years loan = RM 583738.29
Borrower action : Bxnk action:
1.1 . If they use RM 10k purpose is to reduce principal. ------> RM 250k -RM 10k = RM 240k
~ Before borrower pay RM 10k. Bank Still Using RM 250k calculate interest.
RM 250 + interest =Rm 583738.29, interest = RM 333,783.29
~After borrower pay RM 10k. Bank will use RM 240K calculate interest.
RM 240 + interest = RM 560388.76, interest = RM 320,388.76
Total interest save= RM 333,783.29 - RM 320,388.76 = RM 13,394.53
2. How Partial Prepayment function:
Borrower action : Bxnk action:
1.1 . If they use RM 10k purpose is to reduce principal. ------> According to the Personalized Amortized Schedule
~ Bank will used the RM 10k to PREPAY the Future Installment Principal.
~ Before borrower pay RM 10k. Bank Still Using RM 250k calculate interest.
RM 250 + interest =Rm 583738.29, interest = RM 333,783.29
~After borrower pay RM 10k, the extra payment will direct reduce the Small Principal (Future Installment Principal).
Example : If we have the Personalized Amortized Schedule.
We can see clearly how much monthly repayment we pay will go into paid for our principal and how much go into interest.
EXP Case above : Next month principal = RM 216.46
Next month interest = RM 1405.04
Monthly repayment = RM 1621.50
~ If this month Borrower pay more RM 1621.5 +RM 216.46 = RM 1837.96
(monthly repayment) + ( extra Payment) = (total amount paid this month)
Result -------> he just made an extra RM 216.46....... will help him save RM 1405.04.
~ That means if RM 10K he use this partial prepayment, will help him save [size=117%]RM 56,777.86 and short the tenure for 41 installment.
~ All calculation calculate using Personalized Amortized Schedule. |
